FALL HVAC MAINTENANCE AND TUNE-UP TIPS

WHAT’S INCLUDED IN A DUCT CLEANING SERVICE?

If you’ve decided that it’s time to have the ductwork in your home professionally cleaned, it’s important to understand what’s included in the service, as not all services are created equal. Here’s an overview of our duct cleaning service, so you know what to expect. • Our residential duct cleaning

is usually completed in one day for a single heating/cooling duct system.

• Duct cleaning technicians begin with an assessment of the duct layout.

• A large HEPA vacuum is connected to a central location of the supply air duct. The vacuum provides high intensity suction to all supply ducts, vents, and registers throughout the home.

• Starting at each vent or register opening, technicians use specialized tools and high-pressure air to loosen compacted debris and move the loosened material into the main trunk line of the duct system.

• The technicians then clean the main trunk line using theHEPA vacuum system.

• Once the supply duct is cleared, the technicians repeat the same process to the return ducts.

As part of our comprehensive duct cleaning service, we also use registered sanitizing agents and specialized equipment to clean the parts of the heating and cooling system that most commonly become dirty and reduce system efficiency. These parts include:

• the indoor/evaporator coil.• the air handler’s blower assembly.• the condensation system.

Cleaning these and other components is a critical part of the process and can have a direct effect on your home’s air quality and the efficiency of your system. This is also the part of the process that is often missing from the discounted services offered by other companies, which is why it’s important to know what you’re paying for.

Fall is the perfect time to take care of some basic maintenance around your home that will help ensure your comfort during the coming winter months. It’s also the best time to schedule your heating system tune-up, so you can have the peace of mind that your system will perform reliably through another heating season. Here is a list of tasks that we recommend as part of your fall maintenance plan.

1. Clean leaves and debris out of gutters. Clean gutters prevent blockage and unwanted leaks along the gutter line. It also helps protect from ice buildup once winter arrives.

2. Change or clean the filter on your furnace. A clean filter will help reduce the amount of dust, pet dander, and other airborne particles that circulate throughout your home. It will also help your system run more efficiently.

3. Schedule a heating system tune-up. A Preventive maintenance is key to maximizing the life of your HVAC system, and it offers a variety of other benefits, including:

• a reduction in energy consumption by up to 20%.• reduced likelihood of an emergency.• longer equipment life.

Call us at 410-356-4016 to schedule your tune-up appointment and ask about our Gold Shield® preventive maintenance plans. If you already have a Gold Shield® plan for your HVAC system, your annual tune-up is included in your coverage.

SAFEGUARD YOUR HOME FROM WATER LEAKS From faucets and toilets to washing machines and water heaters, water leaks can occur in a number of places around your home. One safety device that can help prevent disaster and put your mind at ease is Flood Stop. Flood Stop is a simple valve that can be installed on every appliance that uses water. Flood Stop valves prevent leaks and flooding by detecting the water leak as soon as it starts and shutting off the water supply. If you are away from home for business or travel or you have a vacation home that is only used periodically, adding these valves is a great way to get added peace of mind. You can also check with your insurance provider to see if they offer a discount on your homeowner’s policy when you add a leak detection device.

If you or your loved ones suffer from allergies or other respiratory issues during the fall and winter months, you may want to consider adding an indoor air quality system to your home. Here’s a look at three common indoor air quality issues and three solutions that can easily be added to your home’s HVAC system for better indoor air quality year-round.

Issue: Pollen, dust, mold spores, pet danderSolution: Whole-house air filtrationA whole-house air filtration system easily installs into your ducted HVAC system and uses a heavy-duty accordion-style filter to trap pollen, dust, mold spores, pet dander, and other airborne particles as small as 1.0 micron. This type of filtration is much more thorough than a single flat filter, and the filter only needs to be replaced once a year.

Issue: Bacteria, viruses, mold, fungi, odorsSolution: Whole-house air purification An air purification system also installs in the HVAC system. It uses powerful ultraviolet light to kill bacteria, viruses, mold,

and fungi and can also include a photo-reactive oxidation process to transform odors and VOCs into harmless, odorless water vapor and carbon dioxide. Air purification systems are ideal for homes with members who are concerned about germs or are sensitive to odors.

Issue: HumiditySolution: Whole-house humidifierA whole-house humidifier can be especially welcome in the winter when indoor air tends to have lower humidity. The lower humidity can cause sinus irritation, dry skin, and a general feeling of discomfort. Like the other whole-house systems, a whole-house humidifier installs in the ductwork to keep your entire home at a consistent humidity level. This also relieves homeowners from the burden of filling and maintaining individual, single-room humidifiers.

To learn more about these systems and how they can improve the indoor air quality in your home, contact us at 410-356-4016 or schedule an appointment online.
