SPECIFICATION
Enhanced specification
_ A second duplicate primary electrical supply from a different EDF primary 132KV substation. The 11KV services will connect onto the existing double ended substations to provide 100% back up capacity in the event of a primary circuit or transformer failure.
_ A gas fired boiler installation to enable future tenants to use LTHW as a heating source for their demise.
_ Major upgrade of BMS to incorporate the latest technology and improve the system resilience.

Electrical Services
Electrical supply Power is provided by multiple 11KV feeders originating from an EDF 132KV substation on the estate. The infrastructure to the building is sized to support the building’s expected maximum demand of approximately 12 watts/sq ft. Dual rated cast resin transformers will transform the 11KV power to the building distribution voltage, 415V. The transformers are arranged in a double ended configuration, to provide 100% back up capabilities in the event of a primary circuit or transformer failure. Transfer of load is by manual LV bus section switches.

Mechanical services
Air conditioningThe existing system consists of two chilled water variable air volume (VAV) units per floor, which include microprocessor controls and variable speed drives. Distribution is via a ring main, connecting both VAV units, and fan assisted terminal variable (FATVAV) units, which feature stand alone microprocessor controls with an integral lighting control system.
Where floors are refurbished the VAV plant has been replaced with new air handling units and chilled water plate heat exchangers, designed to support energy efficient fan coil units or active chilled beam systems.
Year round design conditions in office areas are maintained at 22˚C ± 1˚C.

Other services
Life safety systemsThe building is fully protected by sprinklers and equipped with two firefighting lifts, hose reels, and wet riser coverage.
Four means of escape stairs, independently pressurised, are complemented by a mechanical smoke extraction system.
TelecommunicationsA resilient and flexible telecommunications service is provided by a predominately fibre optic system which enters Canary Wharf from both the east and west. The infrastructure is adequate to meet the most stringent and diverse servicing requirements. It also has the flexibility to accommodate future developments in telecommunications technology. A variety of services are offered by the public telephone operators including multiple exchanges, video, high speed data links and satellite communications.
Main service switch rooms for British Telecom, Cable and Wireless, MFS, COLT have been provided. Vertical distribution of network services is accommodated through a central riser room with provision of a secondary route for diversity.
Security
A computer based security system complements the 24 hour physical security presence and incorporates.CCTV surveillance of public areas, service lifts, firefighting lifts and entrances.
Full function card access control in the entrance hall.
