If you’re thinkingabout remodeling,I can guess what’s going through yourmind. What will it cost? Is it a wise invest-ment?

Experts report the top remodelinginvestments to be: • replacing exterior siding with a high-endfiber cement product for an average 78 per-cent return.• doing a mid-range minor kitchenremodel (replacing countertops, sink, appli-ances, faucet) for an average 72 percentreturn. • renovating a bath for an average 70 per-cent or better return. • replacing your front door with a mid-level 20-gauge steel product for an average73 percent return.

The estimates vary among regions, butmy belief mirrors what Woodlands residentPamela Frasier (whose kitchen is featuredon page 34) says. If updating your homewill make you happy – as she says hers does-- and you can either do it yourself or hire itout, then by all means do it. It will boostboth your spirit and commitment to yourhome.

As you turn these pages -- here in ourannual remodeling issue -- you’ll see Before& After projects that hopefully will inspireand inform. We thank the owners of thefeatured bathroom, kitchen and house forsharing their stories and lessons.

In the spirit of what this issue promotes– remodeling ideas, I’d like to share a veryinnovative one from a reader, who turneddoors into windows.

DOORS BECOME WINDOWSDenise and David Epstein live in a 1950sranch-style house that previously had small, and long and narrow aluminum windows.

“When we decided to change the win-dows out, the cost seemed prohibitivelyhigh for a home we plan to live in for acouple of years,” says Denise. “WhenDavid replaced our front door with a singleFrench door to allow more light in, we real-ized the French door was the same size as allof the rectangular windows in each bed-room.”

After being quoted about $6,000 forwood windows or $4,500 for vinyl win-dows (not including installation), theydecided to try installing the French doors aswindows -- turned sideways. Each woodendoor (outdoor grade lumber) cost $229.They used two doors to make four win-dows for the smaller kitchen and bath. Thecost was less than $1,000. David alsostained and sealed the windows.

Such a great idea! If you have a tip toshare, please email me at [email protected].

Love where you live. And happy remodeling,

Susan

factory builders stores HELPs YOUTRANSFORM YOUR KITCHEN & bath

At the intersection of style and convenience, Factory Builder Storesoffers an abundance of choices for homeowners undertaking

kitchen and bath remodeling projects.

COOKING IS COOL“People are back to cooking in the kitchen and not just building showcases,”says Steve Gause, executive vice president at Factory Builder Stores. “Theshift appears to be tied to TV cooking shows—they’re popular because peo-ple enjoy cooking again, and people enjoy cooking again because they’reinspired by TV chefs.”

Appliances that make the experience more enjoyable include the Jenn-Aircooking appliances with downdraft ventilation. “People often think thatsmoke and grease rise. Actually, they expand,” explains Gause. A downdraftsystem very efficiently addresses this property and removes pollutants wher-ever they may go. Because downdraft ventilation doesn’t require a hood, your stove or cooktop can now be placed at the most convenient place foryour needs.

Modular refrigeration offers another innovation for remodelers. Separatingthe freezer and refrigerator units means you can place either unit exactlywhere you want, including, say, hiding the freezer away in the pantry.Additionally, manufacturers like Sub-Zero, U-line and GE make under-counter units that go anywhere—by the sink in the vegetable prep area, in awet bar, a luxury bathroom or the home office.

Drawer microwaves—push a button and the drawer opens—expand yourplacement options as well. Whereas before, a standard microwave’s depth dic-

tated placing it above the oven, drawer microwaves fit above the countertop or inan island. Another technological improvement is the induction cooktop – one ofwhich is made by Bosch. It produces fast and even heating with precision control,no matter the temperature, and heats only the area that comes into contact withyour cookware.

Gause recently converted to an innovative convection steam oven in his ownhome. “This is one thing I didn’t have but really wanted,” he says. About the sizeof a microwave, these ovens use regular heat plus steam to cook food without tak-ing out the moisture. It’s healthier and faster and a boon for lovers of leftovers.

“You can take last night’s pizza, put it in this oven the next day, and it comesout exactly like the first time you bit into it,” says Gause.

FROM SIMPLE TO SANCTUARYFor bathroom projects, updated cabinetry complements those styles found in thekitchen: sleek lines and painted cabinets, often in the same color scheme as cho-sen for the kitchen. Whirlpool bathtubs come in a variety of shapes and sizes. The Jacuzzi and Jetta lines carried by Factory Builder Stores make it possible tocreate an in-home spa with such luxurious amenities as a soaking tub and chro-matherapy lighting systems.

Factory Builder Stores also offers the whole home water system from DuPure. It removes impurities from water that damage your entire plumbing system. Itespecially benefits your water heater, doubling its working life and reducing yourheating bill. It even positively impacts your health as the improved water softensskin and hair, plus enhances the taste of your water and more gently laundersyour clothes.

FACTORY BUILDER STORESwww.factorybuilderstores.com

What’s Trending?Steve Gause with Factory Builder Stores highlights severalupdated ideas for kitchens and baths:

• PPaaiinntteedd ccaabbiinneettss.. “Cabinet manufacturers now offer as astandard practice the ability to take a paint color, say fromthe Sherwin-Williams’ palette, and match it exactly,” he says.“Gray is a hot color for cabinets, which clients often pair witha contrasting color for backsplashes. It really opens up whatyou can do with your color choices.”

• TTrraannssiittiioonnaall llooookk. According to cabinet designer StephanieNewman,"We are seeing a lot of the transitional style rightnow. Designers are focusing on a classic feel but with anupdated, minimalist look."

• IInntteeggrraatteedd aapppplliiaanncceess. Appliances hide away behind cabi-net panels for an appealing seamless look. Appliance manu-facturers support this preference by designing smooth frontswith handles and control panels integrated into the doors.

• BBllaacckk aanndd wwhhiittee. Stainless may convey timelessness, but“black appliances are popular again,” Gause says. “Andwhite appliances are making a comeback.” Suddenly lookingfresh, glass fronts have moved to the forefront for appli-ances, too.

Collaborate and Create“Bring in your ideas—your style choices, your goals—and have a sit-down meeting with our designers,” saysFactory Builder Stores’ Steve Gause. This service takes alot of the angst out of a remodeling undertaking.

Factory Builder Stores customize all designs. In additionto an in-depth consultation meeting, the processincludes measuring your room—“down to 1/16-inch”—the drawing up of plans, an approval period and theinstallation. While not a remodeler, the Factory BuilderStores’ team will work with your general contractorregarding the entire project, including electrical andplumbing needs.

Roger Deatherage grew up in Illinois, in a house built entirely byhis father, mother, and grandfather. He has a bachelor’s in envi-ronmental design and an MFA in Design, both from NorthernIllinois University. His real education occurred during the summerin between when he served as an apprentice to renownedDesigner/Craftsman Bobby Falwell. It was during this time, Rogerwas introduced to the world of studio furniture, and to the conceptof a being a designer/craftsman.

T A S T E M A K E R

Furniture Inspirationan interview with Roger

How did your career begin?I taught for three years at the University of Houston starting in 1975,

before resigning to pursue my studio work full time. I started by doing afew shows and slowly built a client base. As both designer and maker, I amable to tailor furniture for individual clients. I apply my creative side andalso enjoy the physical process of building the piece. I have never adver-tised and still manage to build an average of 12 to 20 pieces a year. And I’vebeen doing this now for more than 35 years. Some pieces take one to sixweeks, and others have taken years.

Where do you work?I work in a shop 30 feet from the house where I live with my wife, Mary, andwhere we raised our two children. The shop was built by friends as a barn rais-ing. Once the foundation was in, I put building materials on a credit card,(easier than a bank loan), and asked friends to come help one Saturday. By3:30 in the afternoon we had a place to work, beer, and barbecue. The TexasTrifecta. I am still grateful every time I walk in.

What inspires you?I have never been able to identify or pinpoint my style. This is perhaps becauseI spent so many years working for others and trying to incorporate their tastesinto my work. The two main influences for me personally are probablyScandinavian furniture of the 50s and Japanese architecture. Both cultureshave a reverence for and an understanding of wood as a material that I think isthe basis of any good work.

What are your design goals? As both designer and maker, I am con-

cerned with how something feels as wellas how it looks. It should go withoutsaying that a chair needs to look com-fortable and be comfortable. Smallerdetails, like a gently softened edgewhere your hand falls or the warmth ofa finish, are just as important. They arealso the hardest to specify in drawings. Those details come from the personalityof the craftsman.

What types of materials do you likeworking with?I describe my work as quiet. I like to

think that it garners attention withoutshouting for it. As a woodworker, Ichoose material with good natural colorand proper density over exotic appear-ance. I try not to let the wood overpow-er the form. Pennsylvania Cherry is afavorite, because it is strong, warm, and responds well to tools.

How do you work with clients?I think it’s important for any potentialclient to make an appointment and seepast work in person. I ask that theybring a collection of pictures andthoughts, expressing likes and dislikesregarding their furniture, other peoples’furniture, pet peeves with contractors, and any other information that willhelp me design for them. This meet-ing often leads to a home visit to seethe space I will be designing for, fol-lowed by a written and drawn proposal(including time frame), deposit, andinvitations to visit work in progress.

Do you sign your work – and do youhave a favorite piece?I’ve found that people love seeing some-thing built just for them. Each piece issigned, dated, and marked, “MadeinTexas.” I have a different favoritepiece every time someone asks me, butI did an eight-foot diameter diningtable in cherry and ebony that I calledArthur. When the client and his wifecame to see it, they described it as bothmedieval and modern. That’s as close asI ever came to the ideal timeless design.Other favorites would be the 50 or sorockers I’ve built, and the “homes” I’vemade for books and various collections.

Who inspires you? I could name a hundred furniture makers I would like to know better, andI have images of thousands more whose names I don’t know. I’ve learnedfrom all of them. If I had to narrow it down I’d say my main inspirationswere Hans Wegner for his wedding of machine and hand work, BobbyFalwell for his life lessons, and more than one anonymous craftsman.

Getting PersonalWhat is important to you?My wife. She has 4 jobs, I only have one. Well two now, actually. Trees, good music, and bees are all pretty important, too.

Do you own others’ works?I only have two pieces of furniture that are not my own. They’re both

chairs by Hans Wegner, and both were gifts from clients.

What makes you happy?I enjoy where I am and who I’m with. Wife, kids, dogs, cats, birds, and

squirrels, fresh citrus, and hardwood scraps to cook with. I spend mostSaturday mornings at Clark’s hardwoods sharing what I’ve learned andlearning from others. I’d like to travel and get inspired first hand, but Iknow I’ll be glad to get home and make something.

Joellen contacted me because she had seen my work at a client’shouse, liked it, and wanted my help sprucing up her 1958 hall bath. The task was to make it feel larger but in keeping with a budget.

“I really wanted to update the bathroom and make it feel moreopen,” she explains.

items) that take up valuable space and have little value.

2. Remove items that belong elsewhere (i.e. trophies, books and office files in a closet).

3. Discard items you no longer use (2 years is a good rule).

4. Box up, label and move items that are of great value to a secure place.

5. Limit the number of keepsakes, collectables and sentimental items to a few boxes.

6. Involve a friend or family member to help you make decisions.

Real estate experts say that landscaping can add up to 14 percent to the resalevalue of a property. And when you think beyond the flowerbeds and add suchoutdoor structures as pergolas and garden gates, you receive a welcoming spacethat also invites continued growth on your investment.

One of the first-known pergolas dates back to Egyptian times, 1400 BC.Once only made of stone or brick and reserved for the more elite, these shadeand garden coverings now can be had by all.

They are available in fiberglass, vinyl, metal, wood and, of course, brick andstone. Build them, buy kits or have them customized to suit individual needsand architectural home styles.

“Good pergolas add to the overall experience inside and out. It offers a medi-um where greater plant diversity can be the showiest. We like mixing vines for atapestry effect, expand the blooming dynamic,” says Mark McKinnon, ownerof McKinnon Associates, a landscape architecture and construction firm.

McKinnon says pergolas today offer different intents than just to provideshade. They are used for architectural enhancement of the property, spatial defi-nition and spatial transition.

“Interesting pergola designs add to the home’s value, as it makesgreater use of every square foot of the real estate investment,” saysMcKinnon.

Garden gates and other entrances, such as arbors, enrich thedaily contact point of the patio or backyard, says McKinnon. Asolid gate can also convey strength and security.

Whether adding a gate, a pergola or arbor, Jeff Law, owner ofKabloom Landscaping, says the three offer ways to personalize theyard or patio.

He enjoys mixing unusual materials together. In fact, clients havegiven him mementoes of their travels or other inspirational objectsto incorporate into the design of gates.

As for pergolas, Law prefers using natural looking posts that arelarger than the typical 4 by 4 timbers. Architectural integrity isimportant, he says.

As an alternative to topping pergolas with flowering vines, Lawhas used corrugated metals, plastics and even bamboo. The bam-boo holds up well but eventually needs to be replaced, which, hesays, is inexpensive.

“For weather protection, we use high quality polycarbonatematerials, such as GFRI corrugated panels, double-wall celledsheets, and solid panels of varying gauges depending on applica-tion. We always use a clear or natural color/finish to maximize natural light transmission,”says McKinnon.

“For heavy vine growth and maximum shade, we conserve on materialand detail, often using heavy gauge rebar for garden pergolas,” he adds.

Jeff Law, owner ofKabloom Landscaping, offers the followingvines for pergolas:

• Passion Flower Vine – afast grower that needs littlewater and lots of sun.Aggressive. Doesn’t likecold winters. Flowers areintense purple.

• Ragoon Creeper –aggressive, full or par t sunand little water. Will looseleaves in winter but comesback strong. Not aggres-sive.

• Chinese EvergreenWisteria – Fast grower.Medium moisture. Full sunto par tial shade. Big per-fumey flowers.

• Purple Hyacinth Bean Vine– Fast grower. Sun to par tshade. Moist soil. Bloomsin summer with purple podsto follow. Open pods forseeds to plant.

Everything but the kitchen sink changed places in this transformation of an early1990s kitchen, which was serviceable but claustrophobic and devoid of personality. Now it's a bright, white cottage-style kitchen with appliances fit for a chef.

When Pamela and Curtis Frasier decided it was the right time to downsize --with children gone and retirement approaching -- they moved from a 7,500-square-foot home with grounds and gardens to a Cape Cod cottage with 2,200square feet.

The move was perfect for the couple, but the kitchen was not, says PamelaFrasier.

Couple Downsizes Keeping Style & Amenities in Mind

Six months after the move, Frasierbegan planning her new kitchen withSuzanne Walsh, principal of AbsoluteCabinets and Design in the Woodlands, and Greg Walsh who builds custom cabinetry.

Their major challenges: Not enoughspace, not enough light, and finding highquality appliances to fit a small kitchen.

“I had an idea of what I wanted; they made it a reality,” says Frasier. “We worked together on thedesign. They really listened.”

From start to finish, the remodel took eight weeks. The cost: $ 35,000, which included appliances, cabi-nets, custom-built furnishings, electrical, plumbing, materials and labor.

Tile floors were replaced with gleaming hickory hardwood, not just in the kitchen but also throughoutthe downstairs, increasing the flow and a feeling of openness.

“Because of the placement of the stairs, our only options for opening the space was to remove thepeninsula separating the kitchen from the eating area and to increase light with a larger window and updat-ed can lighting fixtures,” she explains.

She had installed black soapstone countertops with faint white veining, and added a garden windowthat bathes the kitchen in natural light. Handcrafted, antique white cabinets reach the ceiling, providingadditional storage.

TopTipsPamela’s 4 toptips for a majorkitchen overhaul:

1. Plan the entire thingbefore you start. Takemeasurements and create alist of items to buy.

2. Remodel it for yourself –not for a future buyer.

3. Recycle what you can.The cabinetry from her for-mer kitchen was cleaned, painted white, and thenplaced in the laundry room.

4. Have all your materialson site before you begindemolition and avoid lastminute design changes.Waiting for materials caus-es delays, and designchanges are always costly.

PICKING ACONTRACTOR1. Talk with friends who haveremodeled for recommenda-tions.

2. Get bids from differentpotential contractors. Meetthem, see their work.

3. Get referrals from pastcustomers.

4. Check professional cre-dentials, including the localBetter Business Bureau.

5. Establish a written con-tract, signed by contractorand owner.

6. Pay for the job in install-ments as work is completed.Always retain a portion of thefee until the job is totallycomplete and you have veri-fied that all subcontractorshave been paid.

7. Be clear on what permitsare required in your area andwho is responsible for obtain-ing the permits.

8. Be sure subcontractorsare appropriately licensed, including plumbers and elec-tricians.

What is your design philosophy? Our goal hasalways been to help the client “own” their home oroffice. We want the interior to reflect their personal-ity, lifestyle, taste and preferences, not ours.

How do your clients’ tastes or personalities influence design projects? Our motto “It's all about the client”. We always begin by listen-ing to the clients wants, needs and desires. How they live or work is thefoundation of the design.

What's the first thing you ask a client when starting a project? What do you want to do, what do you want to envison for this project?

What initially drew you to interior design? I always had the eye and natural gift for design. As a child my Aunts asked me questions like, “What color should I upholster those chairs?” and “Where should I placethat piece of furniture”. I guess you might say it’s in my blood.

How can a potential client know if a particular designer is a good fitfor their project? Do you mesh with that person? I find many times theinitial consultation will be the ‘tell’ for both client and designer as towhether they will work well together.

in Sweden and manufactured in England. While living in London, Pamela fell in love with the classic professional range that is the “essence

of functionality,” she says.Finding the other appliances wasn't so easy, because large appliances would overwhelm the space. “Most modern refrigerators are oversized, extending as much as eight inches beyond the depth of a

typical counter top,” says Frasier, who also went with a smaller microwave.

AFTER: A coffee bar wasadded to the new designof the kitchen. It is situat-ed closer to the breakfastroom. “This also makes itpossible for the cook toconverse with guests with-out having them under-foot,” says Pamela Frasier.

Claudia Sundin • CS DESIGNS713.385.5585 • www.csdinteriors.comWhat is your design philosophy? Every client is unique, and everyproject should reflect that. Follow the basic design principles of scale, bal-ance, proportion and color harmony and the end result will be rewarding.

How do your clients' tastes or personalities influence design projects? I listen carefully to what they like or don't like, how theywant the room to function. I'm there to pull it all together to look thebest it can. It’s not about what I like.

What's the first thing you ask a client when starting a project?Depending on the room/rooms and budget, I give my clients binders ofphotos collected from magazines and ask them to bookmark colors, fabrics, furniture, lighting, etc. of what they like.

What initially drew you to interior design? As a young girl I loved rearranging my bedroom. Isold computers in my twenties and traveled the world in my thirties with an airline. It wasn't until myforties that I pursued a degree in Interior Design and formed my company.

How can a potential client know if a particular designer is a good fit for their project? Usually clients are referrals from other satisfied clients. However, a client will be working closelywith their designer, so it's important to like his or her personality. You will know if the designer is a“good fit” after the first meeting.

Reclaimed hardwood burnished with European oils, natural stone likeTravertine, and white high-gloss porcelain floors are what’s going downin Houston’s upscale homes.

Designers and their clients are seeking wider planks, softer pallets, and a whitewashed, neutral look for floors in contemporary homes, saysGreg Schenck, owner of Schenck & Company, a Houston-based customfloor design business.

Owners of more traditional homes favor dark, rich woods such aswalnut and hickory, he says.

Reclaimed wood flooring remains in high demand. “My wife and I are building a home now with floors made of domes-

tic barn wood siding finished with a European oil. The imperfectionsand the weathering are part of its beauty,” says Schenck.

The possibilities have never been greater for selecting appealingfloors, but it’s important to first consider the big picture.

“Open concept and flow are desirable components in almost all newconstruction and major remodels,” says Kara Wuellner, owner and cre-ative director at The Design Firm in Houston.

The floor surface must contribute to an overall design. When there isconsistent flooring throughout a house, it creates continuity and open-ness, according to Wuellner.

Flooring winning top favor among Design Firm clients include: Highwhite gloss porcelain in more contemporary homes, and limestone andtravertine in more traditional settings.

On the softer side of flooring, Sam Roberts, owner of RobertsCarpeting, says “carpet can still be used appropriately anywhere exceptkitchens, utility rooms and bathrooms.”

Roberts says there is an incredible variety of carpet these days. “Everadvancing technology has created an enormous array of patterned carpetthat can be created through the use of multiple heights, tip shearing andcut pile and loop combinations.

At the lower to mid-range, Roberts says solution-dyed polyesters havegained a large and increasing market share. In better goods, advancedtechnology has turned out incredibly soft, high-performance fibers.

As for color trends, Roberts cites grays, taupes and blues as makingstrong comebacks. Soft greens also remain popular.

He suggests the Stainmaster brand and products for people on abudget. At the higher end of the spectrum, reigning brands includeStainmaster Trusoft, Weardated Embrace, Anso Caress and Sorona Silk.

TRENDING NATIONALLYThe World Floor Covering Association (WFCA) reports a high-techlifestyle, subculture movement and the want for uber conveniences repre-sent some what influences buyers’ preferences in flooring products.

New to the market is a hardwood floor with air-purifying properties.Titanium dioxide is baked into the surface of the wood. When exposedto light, it decomposes organic compounds that include dust, dirt andoils.

At the last WFCA conference, dark mahogany and cherry-stainedfloors were seen across the show. The standout was floors in dozens ofmuted grays, vanilla tones and whites.

There were no limits when it came to treatments in wood. Hand-sculpted and scraped planks, multi-toned weathered finishes, rolled edgesand ends, and timeworn looks were everywhere.

Wider planks, spanning 4 to 7 inches, also ranked high in popularity. Bamboo has maintained its popularity as a highly durable, eco-friendlyhardwood flooring solution.

In the carpet and rug arena, it is all about definition and texture, from leopard print shag to pony hair to braided manmade fibers. Somecompanies tout manmade fibers that can be cleaned with bleach andwater.

Engineered stone commonly reserved for kitchen and bathroomcountertops have been making its way to the floor. The stone is a com-posite material made of natural stone and resin. It works inside as wellas out.

Laminate products are as close to nature as they’re ever going to get, thanks to tremendous enhancements in digital imaging and surface tex-turing.

Luxury vinyl tile is the leader of the pack in the resilient category. Inaddition to affordability, it is easy to install and maintain.

The lovely white Queen Anne Victorian residing on ArlingtonStreet now belies the first “horrible” impression InteriorDesigner Laura Michaelides’ had of it.

“But I could tell by the cross Gable in front, the extra wide centerhall and pristine architectural style that it did have the makings forbeing a great house,” recalls Michaelides.

Katie and Mike Bierne’s ultimate decision to buy and restore theArlington house wasn’t one made in haste.

They began their due diligence by meeting with Michaelides, whowas introduced to the couple by their realtor, Kelly Walsh.

“Kelly thought that since I had worked on a number of old houses– including my own – that I could help them assess the viability ofones that caught their eye,” says Michaelides.

In the end, the couple had doubled the home’s original 1,220 squarefeet to include two bedrooms and a bathroom upstairs, in addition to aguest room and bath, master suite, study, kitchen, and living and diningareas downstairs.

The fact the house had a restorable center hall was a top influencerfor the couple. Today, it is “so dramatic” and harks back to an era “whencenter halls were significant to the time period,” according to Katie.

“This house really was in horrible shape,” recalls Michaelides. “Theoriginal floor plan had been destroyed, the transoms inside were gone, and the 11-foot ceilings had been lowered to 8 feet.

The good Michaelides found with the house, though, outweighedany negatives.

“With the kind of ceilings it had along with the roof height, I couldsee that some wonderful spaces could be created. You could see that itreally was utterly charming,” says Michaelides. Before

STEPPING INTO NEW TERRITORY

“We originally were looking at newer homes that alreadyhad been renovated. Kelly then began talking to meabout doing a project of our own,” says Katie.

“All I knew after seeing this house was that it could beexactly what we wanted. I had this clear vision from dayone,” says Katie, who along with her husband had neverlived in such an old house and neighborhood. “But whenwe met Laura and saw some of her projects, we knewwere in good hands.”

The couple hired Don Broman, owner of BromanDesign & Construction to turn the dream into a reality. In the real estate world, it is said location is everything, and in the case of the Beirnes, it was especially true.

“When I move from Kentucky to Houston eight yearsago, it took me two years to find the Heights. I wasimmediately drawn to the area. Being an artist myself, I

South Texas Generator Systems

Generator Systems281-397-3717www.STGS.net

WHAT TO KNOW ABOUT GENERATORS (PORTABLE VS. STANDBY)

A portable generator must be filled with fuel or hooked up to a fuel line and manually started.

Home standby generators are already connected to the house wiring and fuel source.

A portable generator is less powerful than a standby generator and needs to be refueled several times a day.

STGS Standby Power Systems start automatically just seconds after a power failure and remain on until utility power is restored.

Pricing on a complete turnkey installation of a natural gas standby generator begins in the $7,500 range for an 1,800-2,000 sq. foot home.

Different guidelines of placement are based on manufactures’ minimum clearances, city ordinances, National Fire Protection Agency codes, and even homeowners associations.

Houston has been amongthose cities impacted.

Not only is weather a factor, the ever-increasing

population and aging powerinfrastructure should also

give homeowners cause forconcern. Today, an automatic

How to restore brick

Serving Houston, the Gulf coast and North Texas, Brick Restoration, Inc. accepts jobs of any size, exterior and inte-rior. The company’s artisans use a combination of 21st

century proprietary products,Old World craftsmanship and meticulous artistry to

restore masonry to its original beauty.

“Most mortar is made of sand and cement, but we mix our own acrylic-based mortar that withstands the

weather by expanding with rising temperatures

and also moves as the house settles.”

RENEW AND REVITALIZE YOUR BRICK, MASONRY AND MORTAR

Cracked brick walls must be repaired to prevent water penetration. The rightmortar is the key to successful repair. Brick Restoration’s patented syntheticmortar is flexible and moves with settlement.

Unsecured walls (brick that has broken free from the ties) are an integrity issue.Brick Restoration’s patented wall fastening system fixes the problem withoutrebuilding.

Damaged walls often require new bricks. Brick Restoration has rare bricks, anetwork to other brick yards and a laboratory that “clones” impossible-to-findbricks.

Finding the source of a leak is the biggest, most difficult issue. Brick Restorationhas developed a system that addresses the root cause.

Stains are a persistent problem. Masonry can simply become dirty. BrickRestoration returns it to its original, stain-free beauty.

Brick perimeter fences are a beautiful but costly feature of many communities.Brick Restoration specializes in restoring these fences to a better than new condition allowing them to last many more years.

How to Choose Leather Furniture

Since opening in 1988,President and CEO JimWinkler has expandedLeather Shoppes into a10,000-square -foot show-room -- complete with a vari-ety of American and custom-made furniture brands, andhome theater seating andaccessories. Leather Shoppesis now the longest standingleather specialty store inHouston, offering online salessince 1996, with in-homeshipping nationwide.

LEATHER FURNITURE IS PRACTICAL, LONG LASTING AND CAN BEENJOYED FOR MANY YEARS IF SELECTED CORRECTLY.

Don’t settle for furniture just because it’s in stock or for furniture thatwon’t last over time.

Leather furniture will provide the most benefits, but not all leather is cre-ated equal. The “Manufacturer Ranking” link at www.leathershoppes.comreviews and compares the different qualities of leather brands.

Instead of a general furniture department store, go to a specialty storefor more quality leather options, and more accurate information aboutbrands.

Look for something made in the USA/North America for better optionsand faster service.

Purchase full-top grain leather. Avoid bonded or leather-like productsmade for a low cost in overseas places like China.

Make sure furniture is well built on the inside with hardwoods and springconstruction.

Expect special ordered furniture to be delivered in approximately 30 days.

Katie says that rather than place the master bathinto the bedroom, they situated it off the hallway.“It’s a nice feeling to have two separate spaces, whichmeans less noise, fewer wet towels laying around andjust less mess that can spill over into the bedroom.

“We also have four dogs, and we designed thelaundry room around them,” says Katie. “Laurahelped design the space so that their crates and alltheir accessories fit perfectly. There are pocket doorson each side of the room, so you can get to thekitchen and the master hallway. It makes it all soconvenient and tidy.

John Burg, Technical Expertand Trainer with Century

A/C Supply, has more than40 years of experience.

“... you could be paying twice as muchon your monthly elec-tric bill as you wouldbe with a new system

from Ruud AirConditioning and Heating.”

Century A/C Supply281-530-2859

As we have all experienced, technology is evolving at a rapid pace. Whateverwas the hot, new item in one year is considered antiquated the next year. Butwhen it comes to air conditioning, these improvements can make a seriousimpact on your comfort and your wallet. If you haven’t replaced your home’sheating, ventilation, and air conditioning (HVAC) system in the last ten years, you could be paying twice as much on your monthly electric bill as you would bewith a new system from Ruud Air Conditioning and Heating.

For example, Ruud Ultra Series air conditioners and heat pumps take advan-tage of two-stage technology. Did you know that your air conditioner wastesmore electricity turning on than it does while running? These dual compressorunits allow homeowners to increase their comfort while saving money andreducing energy consumption by avoiding the energy-sucking on/off cycles you see in conventional A/C units.

Several other money-saving advancements have been introduced to theHVAC industry over the last ten years: wifi-enabled thermostats that automati-cally adjust temperatures based on real time weather; new earth-friendlyrefrigerants; improvements in indoor air quality; zoning systems that allowyou to target which rooms to cool. Perhaps most importantly, efficiency ratingshave drastically improved, both in measures of Seasonal Energy EfficiencyRatio (SEER) and Energy Efficiency Ratio (EER). While most companies touttheir SEER ratings, Houstonians should be focused on the EER – a more realis-tic measure of efficiency for our climate. Ruud’s HVAC systems are so efficientthat they have won the Most Efficient Award from Energy Star every year sincethe award was introduced in 2011. And in addition to industry-leading efficien-cies, Ruud was also voted number one in reliability by the leading consumerreview magazine.

How can a buyer’s offer stand out among multiple offers?

Karen Derr of BoulevardRealty has been marketingHouston real estate since

Have your lender letter ready ahead of time.

Make sure your letter of qualification uses the word "approved," if possible. It’s stronger than pre-qualification.

If the home is new on the market and priced right, give your best offer first. The seller may not give you a chance to go up.

Use closed sales data as a guideline, but note homes at those prices are no longer available.

Sweeten your offer by being flexible on move out and close date, if you can.

If you are well qualified, remove your financing contingency to show your confidence.

Consider a larger than 1 percent earnest money deposit with the title company.

Show you’re serious by keeping termination period and loan application period short — 7 days or less.

If you offer above list price, have a plan in case the home does not appraise.

A short letter from you to the seller telling them why you love the home will help put a human face on your offer.

Remodeling trends may come andgo, but one trend has evolved into

an improved design movementfocused on increasing accessibility foreveryone in the home.

The National Association of theRemodeling Industry (NARI) recognizesuniversal design projects as proven designsolutions for not only aging-in-place, butfor families with special needs or anyonewho wishes to move about his or her homefreely, without barriers.

Most people don’t think about univer-sal design until it’s too late, saccording to NARI representatives. Ahealthy person can be injured or need to care for a loved one who isaging, and suddenly, your needs have changed.

NARI suggest the following tips when planning remodeling solu-tions geared to meeting the day-to-day needs of older people or thosewith handicaps: • Zero barriers, which mean there are no steps in the home, especiallyfor entryways. All living quarters are on the first floor -- with perhapsthe exception of an upstairs area that can be converted, at some point, into an apartment for a caregiver. • Wide hallways, open living spaces and dual entries in all rooms arecommon design elements used in wheelchair accessibility. It is suggest-

ed hallways be more than 5 feet wide, and living spaces are expanded so wheel-chairs can move around furniture easily. Also, two entryways in all rooms --including the living room, dining roomand kitchen –should allow for ample traf-fic flow throughout the house. • Microwave drawers and/or refrigerationdrawers are also a stylistic feature forthose who prefer to showcase beautifulcabinetry and granite countertops ratherthan the eye-sore of a microwave takingup counter space.

• Hardwood flooring is superior over carpeting for wheelchair accessibility. • Ramped pool entrances make it easier for residents to be transferredin and out of the pool safely. However, once installed, the rampedentrance doubles as a convenient bench for guests to sit on while theyenjoy the pool.

NARI is a valuable source for homeowners seeking to hire a professionalremodeling contractor. Visit the NARI.org site to get tips on how to hire aremodeling professional and to search for NARI members in your area.

Summer is here, which translates into long, hot days and still humidnights that never cool down. Plants grown for summertime color, likemarigolds, petunias and pelargoniums, quickly dwindle — as do we.

But rather than swearing off gardening while hiding in air-conditionedshelter for the next four months, seek relief in the form of a group ofheat-loving plants that are a source of beauty as well as comfort: gingers.

Family Zingiberaceae, with about 1,300 species, ranges from lowlandtropics up to a frigid 16,000 feet in the Himalayas. Many thrive in sun orshade as returning perennials and produce long-lasting cut flowers fromMay-November, depending on variety.

After frost hits them (amazingly, we are actually missing frosty tempsnow), remove old foliage and apply light mulch. They will come backstronger every year, and you will soon be able to divide and share themwith friends. Here’s a top six list of genera:

Alpinia – torch or shell gingers. Arching stems crowned with clusters ofcylindrical flowers.

Curcuma – hidden gingers, tulip gingers. Large, fluorescent, cone-like,inflorescences pop out beneath, or just above, lance-shaped foliage.

Globba – dancing lady gingers. Pendulous clusters bob and sway withthe slightest breeze. Exquisite!

Hedychium – butterfly gingers. Masses of delicate, often fragrant, flow-ers crown reed-like stems.

Kaempferia – peacock gingers. Ground-hugging foliage with patterns

that would do justice to a Persian carpet. Their perky little flowers area plus.

Zingiber – shampoo or pine cone gingers. Waxy flowering “cones”are held on short stalks amidst strap-like foliage. Zerumbet is thesource for awapuhi, a shampoo conditioner – excellent for humid,“bad-hair” days.

We have touched on beauty (garden and otherwise), what about myprevious mention of gingers for comfort? Look to the spice rack: gin-ger root, (Zingiber officinale - can be grown outdoors in shelteredspots that are not wet in winter), cardamom (Elettaria cardomomum),turmeric (Curcuma longa – recent studies show its potential as preven-tative treatment for Alzheimers), arrowroot (Curcuma angustifolia),and galangal (Alpinia galangal). These and other gingers are found inflavorings, dyes, perfumes, antiseptics, anti-inflammatories, anti-oxi-dants, sedatives, and . . . purported aphrodisiacs.

Gingers will certainly help make your July gardening more bearable, especially via a tumbler of iced ginger ale, either imbibed neat, or aspart of a refreshing summer “cup.”

Please see page 74 for information about the Mercer PlantConference.

WELL HOWDY, YA’LL! I’M NAOMI! I am sopleased you stopped by my little page, Sugah! Youknow, I’m told that I resemble my hero, NaomiJudd. I can understand why. I’m a sassy, smilin’, big-hearted gal that’s as much sugah as spice. Like mynamesake, I too had humble beginnin’s worthy of a sad old countrysong. You see, I wandered away from home when I was a little ol’ inno-cent puppy dawg and got caught up the highfalutin lights and glamourof city livin’. All was goin’ fine until the darnedest thing happened; Itested positive for heartworms! Thank goodness the nice folks at theHSPCA took me in and paid for my treatments in advance at any localVCA clinic. Now I’m startin’ a new chapter and hope you’ll be a part ofit. We could make some wonderful country music together. Don’t yathink, sugah?!! • HSPCA ID# 197189 – by Robert Coplin
