OOMING CONSTRUCTION IN MIAMI HAS LOCALS JOKING THAT the city’s new official bird is the crane. Most of the development is in the multifamily sector—mid- and high-rise condominiums boasting luxurious lobbies and a plethora of services for residents. So when the Super Bowl went to South Florida this year, a condo seemed a natural choice for our annual showhome project benefiting the NFL Alumni’s Caring for Kids programs. We opted for the Flamingo South Beach, a vast, 1,688-unit, 1960s-era high-rise rental complex that is being converted to condominiums by MCZ/Centrum Florida. The location is ideal: on Biscayne Bay, within walking distance of the beach and the shopping and restaurants along trendy Lincoln Road. As part of the festivities surrounding the big game, a one-year lease

on the $2.2 million property was raffled off to a lucky celebrity winner—actress Scarlett Johansson—who generously donated her prize to Miami Children’s Hospital. It will be used by families of out-of-town patients during their kids’ treatment.

Under the direction of principal designer Ines Ferrari-Garcia and project designer Ivette Cardenas of Fort Lauderdale, Florida–based Ferrari Interiors, our 2,300-square- foot, three-bedroom, three-bath, ground-floor unit underwent a complete renovation. The designers gave this formerly drab apartment a hip facelift; now it’s light-filled and sophisticated. Major structural changes were prohibited, so they worked with the devel-oper to invigorate the space with a series of smaller modifications that made a big impact. For example, dropping the ceilings by about an inch added some helpful depth. “It creates

The vibe of the interior is very much like that of South Beach itself—cool and eclectically contemporary. The designers arrayed ultramodern furniture and bold, colorful objects against a backdrop of white walls and ebony-stained maple hardwood floors. “The idea was to create a blank canvas. Then everything on it appears brilliantly showcased,” Cardenas says. For example, in the living area, star billing goes to a vibrant abstract acrylic-and-oil painting by Colombian artist Paula Sarmiento; its bright swirls are echoed by the shape of the coffee table and the geometric patterns in the rug.

Demolishing the old, dark kitchen and constructing a pass-through to the dining area allowed natural light into the cooking space, and it facilitates conversation between diners and those doing food prep. The kitchen decor is sophisticated and European-inspired, with glossy black base cabinets and frosted-glass-front upper units. The team kept it neu-tral with smooth, concrete-colored quartz composite countertops. The pizzazz comes in the form of a white, split-face quartzite backsplash that sparkles and gives the walls a three-dimensional look. A sculptural glass-and-stainless-steel exhaust hood crowns the room’s modern style.

Chic boutique hotels inspired Cardenas and Ferrari-Garcia to give the master bedroom a mostly white palette. Floor-to-ceiling sheers cover the windows, lending an ethereal look, and the shag rug and white leather platform bed (with a reclining headboard) add a bit of retro panache. The bathroom walls, floors, and tub surround were covered with sheets of horizontal-patterned beige marble, and the designers used a pebbled tile on the walls and floor of the glass-enclosed, walk-in shower. “All of these finishes make for a spa-like feeling at home,” Cardenas says. n
