A variety of publicly accessible open spaces is incorporated, offering a significant new network of recreation and leisure opportunities for the existing and future community. The masterplan establishes a pedestrian friendly, permeable layout that encourages walking, cycling and use of public transport by building upon existing connections to Cribbs Causeway and the surrounding area. A mixed-use hub in the triangular south-eastern part of the site reinforces these links whilst complementing the local retail offer. Various new community facilities will be provided, including a primary school and GP surgery. The developing masterplan has created and been informed by a number of key landscape features:

1 WOODLAND RIDGE• Extension of Haw Wood along the ridgeline

as buffer between site and the M5 which maintains wooded skyline. Bund created as noise attenuation to the M5, with addition of acoustic fencing where required.

• Footpath links and informal natural play as part of play trails through the site; potential to extend pedestrian access into Haw Wood.

2 GREEN CORE• A ribbon of public open space within the heart

of the development responding to the natural topography, integrates the development within the wider landscape filtering distant views of the development on the upper slopes of the site.

• Green Core to provide a range of habitats to benefit a diversity of protected species including bats, birds, newts and reptiles.

3 CENTRAL PLAY AREA• A centralised play area with variety of

equipment to suit range of ages. 4 EXISTING NEWT POND• Core terrestrial habitat around the pond to

be retained and enhanced for newts, through retention of hedgerows, and provision of tussocky grassland & hibernacula with links to wider habitat strengthened through creation of Green Core, Woodland Ridge and network of hedgerows. Pedestrian links around edges of space with potential inclusion of informal natural play features.

5 HOMEZONES• Sequence of ‘living streets’ designed to reduce

impact of the car with the inclusion of smaller scale play areas within the ‘courtyard’ areas allowing for door step play opportunities that contribute to the wider play provision.

6 SuDS FEATURES• SuDS attenuation features integrated within

the masterplan to deal with surface water run-off and contribute to street scape, green infrastructure and open space network.

7 EXISTING HEDGEROWS AND TREES• Retention of the best hedgerows and creation

of a strong network of green infrastructure to provide benefit for a wide range of protected species including bats, birds, newts and reptiles.

8 URBAN CORE• High quality urban landscape with provision of

shared spaces and street furniture responding to frontages and movement patterns.

9 SCHOOL GROUNDS• Open space associated with school grounds

Land at Cribbs Causeway Sustainable Drainage StrategyWhat are SuDS?SuDS or Sustainable Drainage Systems is a design approach to drainage which helps control flooding by replicating natural patterns. A wide range of different features can be used to retain water or slow down the rate which is released. SuDS features include both hard landscaping such as permeable paving and soft features such as ponds and ditches. As water passes through them pollutants are removed improving the water quality.

Through a sustainable drainage system water is collected and stored in a series of features before being discharged into a natural water course.

The masterplan at Cribbs Causeway creates different housing parcels. Each parcel has a predetermined volume of water which will be collected and sent into a network features. It is then transported to a series of basins where it is stored and released slowly.

As the water passes through the system natural processes occur which remove pollutants from the water. By the time the water has reached the end of the system at Cribbs Causeway it will be released at limited rates into the local stream Henbury Trym.

The SuDS have been designed so that there will be the same water run-off rate post development as there was before development. The system will be able to manage a 1 in 100 year storm water event plus an extra 30 per cent capacity is added to accommodate any variation due to climate change. The site will drain as efficiently as it did before development took place, with no increased impact on the surrounding area. Once complete, the framework of SuDS measures will be such that surface water run-off from the site on to, for example, the land at Clifton RFC will in fact be reduced for extreme events.
