Biography

Camelot Property Resources is a full service property

management, sales and service Company based in

Bridgeport, Connecticut. Since 2009 the team has

purchased and sold over fifty commercial and residential

buildings. In 2014 CPR established a partnership with

the Higgins Group (a Christie’s International Real Estate

affiliate) with the goal of expanding further into single

family homes in Bridgeport and Black Rock, and

established a new office in downtown Black Rock. CPR

Bridgeport’s Steel Point redevelopment — Steelpointe Harbor — continues moving closer to launch.

This week, Connecticut Post wrote about the development taking another step forward as work is

underway on the site of the development's first anchor tennant — Bass Pro Shops.

“Construction at the Bass Pro site serves as proof that we’re investing in the future,” said Mayor Bill

Finch. “With Steelpointe Harbor, which is the largest economic development project in the Bridgeport

since the industrial revolution, we’re improving our city through developing the waterfront. And, once

complete, this development will create thousands of jobs, generate millions of dollars in tax revenue,

and help ensure our city is a place where our kids and grandkids want to live, work, and raise a

family.”

Mayor Finch: Demolition begins at former Remgrit site

Buildings to come to make way for potential second train station on East Side

BRIDGEPORT, CT (December 5, 2013) – Mayor Bill Finch today was joined by State Sen. Andres

Ayala and city Economic Development Director David Kooris to kick off the demolition of the former

Remgrit site at 889 Barnum Avenue. The long-shuttered factory building will be demolished to make

way for the potential home of a second Bridgeport train station.

“A second train station in Bridgeport will be an engine for economic development for the East Side,

East End and the entire City, that is why we have worked so hard to make the P.T. Barnum Train

Station a reality. My administration has been working collaboratively with state and federal officials to

demonstrate the need for a second train station in Bridgeport, because I firmly believe that a second

train station is exactly what our City needs,” said Mayor Finch.

“With the commencement of this demolition, we have taken yet another positive step forward on

project that will result in a tremendous asset to the City. In addition to the progress we’ve made on

the P.T. Barnum Train Station, we are also cleaning up a site that has been an eyesore in the

neighborhood for decades,” he added.

A feasibility study for a second train station, funded by a federal HUD, DOT and EPA Partnership for

Sustainable Communities grant through the New York-Connecticut Sustainable Communities

Program, was completed earlier this summer. After a year-long study process, which involved

community stakeholders and regional experts, the Barnum Station Technical and Community

Advisory Committees have determined that it is feasible to construct and operate a new Barnum

Station on the site of the former Remington factory in the City’s East Side. This proposed new P.T.

Barnum Station would improve transit and serve as a catalyst for redevelopment in the East Side,

East End and adjacent neighborhoods by creating jobs and providing additional housing options

close to transit.

The Barnum Station Feasibility Study sought to determine the feasibility of constructing a second rail

station in Bridgeport as a catalyst for revitalizing the East Side and East End neighborhoods.

Barnum Station is envisioned as an anchor for mixed-use development on adjacent parcels and is a

key element of the City of Bridgeport’s sustainability plan: BGreen2020.

Bridgeport restores access to Pleasure Beach for 1st time

BRIDGEPORT - People looking to get away from the bustle of Bridgeport have a new place to visit --

or rather, an old place that's now much easier to reach.

The city celebrated the official reopening of Pleasure Beach under sunny skies on Saturday. Access

to the picturesque peninsula was cut off in 1996 when a fire destroyed the bridge that connected it to

the mainland.

The city is now offering free water taxi service to Pleasure Island. The rides depart from the

Bridgeport Ferry dock, and parking on the mainland side is also free.

The new water taxis carried waves of people to Pleasure Island throughout its inaugural day. By

noon, the beaches were full. Among the bathers was Mayor Bill Finch, who had pledged to restore

access to the 71-acre peninsula years ago.

The mayor says that the $8 million cost of restoring the beach was paid for half by the city and half

by federal funds.

Pleasure Beach will be open from 10 a.m. to 6 p.m., seven days a week.

Bond Commission approves funds for Bass pro Shops in Bridgeport

BRIDGEPORT, CT (WFSB) -

There have been big plans for Bridgeport's Harbor for years. Now something is happening as construction equipment in the city Friday was preparing the site for a Bass Pro Shop.

The sporting goods store is getting lots of money to come to Connecticut. The State Bond Commission unanimously approved $22 million Friday and is expected to say yes to $9 million more.

It's all part of a multi-million dollar development project to help bring businesses and jobs to Bridgeport, according to Mayor Bill Finch.

"A project of this scale and complexity requires a strong partnership between the public and private sector. With this vote, the state, city, and BLD (Bridgeport Landing Development LLC.) have demonstrated their collective commitment to bringing Steel Point to fruition," Finch said in a statement Friday.

However, some are criticizing what Bass Pro Shop is getting and said this is an outrageous use of taxpayer dollars for a store that sells guns that Connecticut lawmakers have banned.

"They need to comply with our laws and they are prepared to comply with our laws," said Gov. Dannel P. Malloy. "Why would we punish someone who is willing to comply with our laws?"

The governor pointed out that Bass Pro Shop sells plenty of others things besides guns. Malloy said he is fine with the decision as long as they follow the laws.

In fact, two of the state's gun manufacturers are now following those new laws, Colt and Stag Arms. They can no longer sell certain guns in the state. Those guns are now banned because of what happened at Sandy Hook Elementary School and other mass shootings.

On Dec. 14, 20 first-graders and six adults were shot and killed at Sandy Hook.

"If I had my preference and there was a different anchor to that center," said Ron Pinciaro, of Connecticut against Gun Violence. "I would prefer that."

Connecticut against Gun Violence said they are not against legal sales.

"We understand people have the right to have guns so I don't see any reason why we should be opposed to legitimate gun retailers," Pinciaro said.

Bass Pro Shop has to pay the money approved back with sales tax revenue. The store isn't expected to open until 2015.

The plan is to put a hotel and other businesses in that area.

New development raises hope in the East End

Bridgeport Neighborhood Trust will break ground this summer on a three-story building at 1803

Stratford Avenue that will include 30 affordable apartments and possibly a first floor grocery store.

BRIDGEPORT -- It's just 30 new apartments, but in the low-income, development-starved East End,

it raises hope that further investment will follow.

"This is a great day for the East End," Richardo Griffith, a local community leader, told the crowd

gathered on the vacant Stratford Avenue lot between Bishop Avenue and Freeman Street on

Thursday. "Nothing significant has happened in the East End for about 30 years. That's too long.

That's a crying shame."

Griffith and dozens of others gathered here to celebrate Bridgeport Neighborhood Trust's plans to

break ground this summer on a three-story building with 30 affordable, one-bedroom apartments --

10 of them reserved for veterans -- and first-floor retail space.

"We're hopeful we can attract a grocery store or a pharmacy," said Elizabeth Torres, BNT's

executive director. "Both services are much needed in this community."

The East End, in particular, has been targeted by the city health department as a food desert where

it is difficult for residents to buy fresh food.

The $8.7 million project is being funded by a state grant announced earlier this month.

The site -- actually, it's three separate properties -- was a neighborhood eyesore for about three

decades, with an abandoned home and overgrown property.

When it became clear that BNT was moving forward with the purchases, the city's blight

enforcement office stepped in and tore down the home, leaving a completely vacant parcel.

"It's just been a lot in desperate need of development," said state Sen. Andres Ayala, D-Bridgeport.

"It's a shot in the arm to the neighborhood."

That was the theme Thursday, as attendees also boasted about some other East End projects.

BNT's new development is close to the Stratford border. But closer to the water, city officials have

approved a deal that will relocate the Bridgeport-Port Jefferson Ferry from downtown to the

East End.

Mayor Bill Finch's administration plans to re-open the Pleasure Beach peninsula to tourists this

summer via water taxi, replacing a bridge that had been destroyed by fire and linked the attraction to

the East End.

"If you have a home on the East End, hold on to it," said freshman Councilwoman Eneida Martinez-

Walker, D-139. "Your values are going to go up soon."
