Texas. The 13-story building was constructed in 1999. The column spacing consists of a floor plate with 30’ and 40’ bay spacing, unless workstations or tenant layouts dictate otherwise. Galleria North Tower 2 has 962 parking spaces (plus 18% oversell) located within the covered garage. The property is located in the North Dallas sub-market with Interstate 635 to the South and the North Dallas Toll Way to the West.

PARKING The property offers 980 parking spaces (3.2/1000 rsf). However per the Reciprocal Easement Agreement (REA) a deduction of 10 Condo Shared Spaces and 8 visitor spaces is required, making the adjusted parking total 962 spaces. Maximum oversell of 18% per the REA is a total of 1,135 parking spaces. There are approximately 212 covered visitor parking spaces on level one of the garage.
