Q: What if the tenant does not pay?A: The people on our Power Team have a lot of experience placing good tenants into homes

and have a five-point system to put the best qualified tenant into your property. Part of our plan is that our team places a tenant who has his or her rent paid by the government funded Section 8 program. This means that the government pays the rent—not the tenant. That’s guaranteed money! For those non-Section 8 tenants, we have a Rent Rewards program, providing a strong incentive for a tenant to pay his or her rent on time—consistently.

Q: Will I have to collect the rents?A: No. Our property managing partner handles rent collection.

Q: Will I have to take calls in the middle of the night to fix a broken toilet (or anything else)?

A: No. No sane person likes to do this. Our property managing partner handles maintenance calls.

Q: What if the house needs repairs?A: First, the house is freshly renovated. So there should not be any major repairs. Also, we

budget to build a reserve fund for this, and it is included as an “expense” from the monthly cash flow.

Q: What if the house does not pass the city inspection, and I can’t rent it?A: Our contracting partners specialize in rehabilitating (called rehabbing) properties and

preparing them for the City of Detroit’s ARC code. So you will never have to worry about the paperwork, much less whether the house will be ready to rent.

Q: What if I cannot find a tenant to live (and pay rent) in my property?A: Our Section 8 Pros partner finds a tenant to live in your property. They have a relationship

with the Section 8 offices and have access to a lot of prospective tenants. Plus, there are a lot of renters needing places to live after being displaced by a landlord who did not pay the mortgage. (Our statistics show there is over 50% more renters seeking places to live during the past six months.) This is a big problem in the City of Detroit, and you are providing a solution.

Q: What if the tenant takes legal action against me? (For example, the tenant slips, falls, and injures himself.)

A: We form an LLC for each property. This limits your liability to the amount on that particular property. The tenant cannot sue you for any of your other assets.

Q: How do I receive the money from the monthly income my property generates?A: The property manager will directly deposit your monthly income into the account of your

choice.
