    Again,Iwouldliketocongratulate,Carlos,histeamandWellington/Veritasforthecontinuousimprovementoftheappearance,conditionandoperationof192Claremontbuilding.,keepyourgoodwork.Thefollowingisthefollowupvisitreportfrom03/7/2012.

    Walkininspection-Backofthebuilding

    Issuesresolved/actiontaken. Newtrashcanshavebeenplacedandsecuredinthebackofthebuilding;the

    oldoneshavebeenremoved. Anewfencehasbeeninstalled. Therodentinfestationproblemapparentlyhasbeenresolved,mousetraps

    havebeenobservedandthereare notracks,neitherdroppinginthearea.

    Concretewallhavebeenrepaired,butworkareastillneedtobecleanedfromthedebrisandpiecesoftheoldwall.

    Thebasementiscleanandalloldfurnitureandkitchenequipmenthavebeenremoved.

    Thesmallofficehasnotyetbeensetup.Irecommendsettingupasmalloffice,withatable,chair,corkboardandsmallfilecabinet.Allnecessarylicensesandrecordsshouldbedisplayedorfiled.

    AllroomsfromtheformerSuperapartmentwereemptyandclean.

    WalkininspectionMainEntrance

    Themainentranceconcretestepshavebeenpoorlydone;itsstill

    damagedandneedstoberedoneASAP. Thesidewalkisalotcleaner,butitsstillsomegumsandpaintthatmust

    beremoved. Thewheelchairattheaccessupperfloorsstairshasbeenrelocatedand

    secured. Thealarmkeyhasbeenobtained. Anewsensorattheentrancelightsmustbereplaced.Lightswereon

    duringtheday,alsotwolampswereburnedatthecorridor Anewsignwiththenameofthesuperandcontactmustbeimmediately

    installed,Apparentlythisoldsignwithwronginformationhasbeenthereforyears.

    The4Capartmenthasanoteatthedoorrequestingmousetraps,the

    Supershouldfollowupwiththetenant. TheApt.5cseemstobeempty,accordingtothesuperassistantthe

    tenantScottLong-hasbeenoutforabouttwomonths.ThelastarrearsreportfromDecember2011reflectedarentdueof$4,800.Wellington-pleasesendusanimmediateupdateonthestatusofthistenantaccountandhiscourtcase.

    Allstairswerecleanandfreefromdebris.WalkininspectionRoof.

    Asweepacrosstheroofisrequiredatleastonceaweek,leaveswerenoticed

    atthatmoment. Tilesofthechimneymustbeimmediatelyrepairedtoavoiddangerous

    liabilityfromfallingtiles. Theeastsideareaoftheroofmustberepaired. Thecableantennaoutsideofthebuildinghasnotyetbeenremoved.

    AccordingtoSuperanoticewassentandthetenantpromisedtoremoveassoonaspossible.Irecommendestablishadeadline.

    Generalnotes:

    AmeetingwiththeHeatco.maintenancecompanyowner,Larrywasheldatthebasementintheboilerroom.Theboilerwasinspectedandisingoodcondition.ThewholeoperationprocedurewasreviewedwiththeSuperCarlosValoyandhisassistant.

    Aquotefortheinstallationofcamerasoneachfloorwillbesubmittedforapproval.AnInternetservicewillberequiredatthebasementforthe

    cameras,thecostmustbeincludedatthequote.Thecamerawillmonitoredtrafficoftenantsandcommonareapremises.

    Conclusion:

    Thebuildingingeneralislotcleanerandorganized. Therelationshipwiththetroubletenantsmustbereassessed.

    Veritas/WellingtionwillsendaletterfromtheHeatco.toalltenantsclarifyingtheheatissuethatlatelyhavebeengeneratedseveralcomplaints. Thepastdueamountsowedbycoupletenants,specially5c/Mr.Longmust

    beaddressedimmediately. ThesuperandVeritaswillmethodicallymonitortenantsandroommates

    forleaseviolations.
