Housing Loan Check ListI. General Documents Required:

1. Application from duly filed with 3 photographs

2. Proof of Identity (PAN/Passport/ Driving License/ Voter ID Card/ Aadhar card)

3. Proof of Residence(Telephone Bill/Cr.Card Statement/ Aadhar card)

4. Bank A/c Statement (Salary/ Individual/Business) & through which payment to seller is made (6 month)

5. If any previous loan, then Loan A/c statement for last 1 year

II. For Salaried Employees

1. Salary slips- 3months (or Salary Certificate)

2. Form 16 and IT returns - last 2 years

3. Employer Certificate, Appointment Letter, Increment Letter, etc.

4. Copy of Employee I Card

III. For self employed/Professionals

1. IT returns last 3 years

2. Balance Sheet & profit & loss A/c- last 3 years (certified true Copy)

3. TDS Certificate ( Form 16A, if applicable)

4. Business proof (Gomasta License, Sales Tax Registration, etc.)

5. Challans of Advance IT Paid (Xerox)

IV. For NRIs and PIOs

1. Passport with Visa Copy

2. Work permit, work contract & Appointment Letter

3. Employment Profile for last 5 years.

4. Valid residence proof

5. Employers I Card (Labour Card, if applicable)

6. Statements of Overseas Bank A/c. And Indian NRE a/c which reflects salary credit of last six month.

7. Salary Slips (6 months) or Tax Returns (if applicable)

8. Email id OF HR of Employer

V. Property Documents from Builder/ Society

1. NOC from Builder/Society in Banks format

2. Agreement for sale (Registered)

3. Index II

4. Letter of Allotment from Private Builder/Housing board/Society

5. Blueprint(Plan copy ) stamped by Municipal Authority.

6. All Payment Receipts to Builder/seller.

7. Development agreement of Builder (Registered copy )+ CC+NA+NOC of ULC

8. Occupancy certificate and share certificate (for sale flat)

9. Chain of old Agreement/s (in Original for resale flats)

10. IF CIDCO/MHADA Property then,

i. NOC & Transfer letter from CIDCO/MHADA

ii. Tripartite Agreement in case of Gaothan/12.5% property

iii. If leased land agreement for lease (registered )

VI. Fees & Charges

1. Title Clearance & search Report: Rs.....4000/.....

3. Processing Fee: 0.25% of loan amount for loan up to Rs. 25 lcs (for loan amount of Rs. 25 lacs- 75 lacs flat 6500/-) above 75 lacs Rs 10000/-(Processing fees waived for take over only till 31 Dec 2015)4. Mortgage Charges: 0.20% of loan amount (as per State Govt. Stamp Act)

5. CERSAI charges Rs. 570/-

6. Documentation Cost: Rs. 1200/- (as per State Govt. Stamp Act)7. Structural Engineer Report: Rs...1710/-(if the property is older than 15 years, varies as per city)8. Property Insurance: Premium rate of Rs. 27/- per lac per year x Repayment term (mandatory)9. Life insurence: Loan protection paln (premium as per age and repayment term)
