1. GENERAL INFORMATION

THIS SUMMARY OF BRAND STANDARDS provides information on the brand standards required to integrate New Build and Conversion properties into the DAYS INN ® system. All works must be completed before the opening of the hotel in the DAYS INN system, unless agreed otherwise. All projects to be completed in line with Wyndham Worldwide ® standards, as detailed in the Architecture & Construction Brand Standards Manual available from the Architecture Design & Construction Department (“AD&C”) once the franchise agreement is signed.

This summary indicates the minimum standards required by each applicable brand. Any facilities provided in excess of the brand standard minimum must also comply with brand standard requirements.

Whilst legal compliance must be guaranteed at all times, in case of any discrepancy between this summary and the Brand Standards Manuals, the Brand Standards Manual prevails.

The following process is applied to all prospective ‘New Build’ and ‘Conversion’ properties:

Based on information received (the Fact Sheet and complete comprehensive drawings), a TFR (Technical Feasibility Report) / PDR (Property Development Report) is submitted to the Owner / Investor detailing what works are required to enable conversion to the DAYS INN system. This report is prepared in advance of the project being submitted to the International Approval Committee (“IAC”) for approval and forms an integral part of the franchise agreement.

After signature, the following services will be provided by AD&C department: - a sample room visit and approval. - review of all signage proposals - a pre-opening visit.

The AD&C department can provide additional support as desired, via Technical Services Agreements, tailored to the specific needs of the project (Architectural and Interior Design planning, IT, M&E, kitchen, BoH layouts and equipment, purchasing, etc.).

Detailed information and fee structures are available at the AD&C department.

DAYS INNs are economy hotels typically found along the motorway networks and urban locations. They offer accommodation, breakfast and limited meeting facilities.

DAYS HOTELs are premium economy hotels offering more extensive services and amenities including restaurant, bar and business facilities. Days Hotels are to be found in metropolitan, suburban and conference locations. Additional facilities ensure the corporate and leisure traveller has a comfortable stay.

2. LIFE SAFETY REQUIREMENTS

Important notice:

Wyndham Hotel Group International (“WHGI”) fire protection and life safety standards apply to all Days Inn hotels. Applicable national / local regulations also apply. In the event that the WHGI standards are different from the applicable regulations, the stricter of the two shall prevail.

If compliance with WHGI standards will create a conflict with applicable regulations, you must notify WHGI as soon as possible.

2.1 STRUCTURAL FIRE PROTECTION

SECOND ESCAPE ROUTES All areas of 75m2 or greater must have two escape routes.

STAIRCASES A minimum of two escape staircases are required with direct exterior egress from ground floor.

EGRESS VIA GF Max one exit may lead through the ground floor; in that case route must be protected from smoke and be fitted with fire retardant materials.

DEAD END For sprinklered buildings dead end up to 15m permitted.

(Non sprinklered buildings and conversions 10m permitted)

TRAVEL DISTANCE In sprinklered buildings max. travel distance permitted is 100m-Travel distance in between 2 staircases is 50m max.

(Non sprinklered building max. travel distance permitted is 60m -Travel distance in between 2 staircases is 30m max.)

2.2 DETECTION AND NOTIFICATION

FIRE ALARM PANEL Fully addressable automatic fire detection and immediate alarm initiating system required. Control panel to be easily accessible by registration personnel. To be placed at reception or manned 24 hours. Final location to be approved by AD&C.

FIRE DETECTION Locate smoke detectors in all areas including guest rooms: one detector per 80m2 and all storage areas above 12m2.

Smoke detectors must be place in every room where flammable materials (e.g. linen, towels, cleaning materials) will be stored, irrespective of size.

Heat detectors to be provided in kitchens, enclosed smoking areas, bars and elsewhere where applicable.

CO detectors to be provided in enclosed parking garages

MANUAL CALL POINTS Manual call points to be located at dead end situations and exit routes from corridor, in lobby, restaurants, meeting rooms, bar, leisure facilities and kitchen.

NOTIFICATION

Alarm shall be audible in all areas including guest bathrooms.

2.3 SYSTEM & ESCAPE ROUTE PROTECTION

EMERGENCY POWER Reliable standby power for emergency lighting, life safety, security and hotel systems.

EMERGENCY LIGHTING Provide 3 hour standby power supply.

EMERGENCY SIGNAGE Illuminated exit signs at each exit, in English or with pictogram.

2.4 FIRE FIGHTING

FIRE EXTINGUISHERS Fire extinguishers to be located throughout.

AUTOMATIC FIRE SUPPRESSION SYSTEM AT KITCHEN HOODS, CANOPIES AND DUCTING

Ansul system needs to be installed above cooking ranges

HOSE REELS Hose reels to be provided as required by local regulations.

RISERS To be provided as required by local regulations.

SPRINKLERS New build and conversions hotels eight stories (or more) above ground floor (= GF + 7) must be fully sprinklered.

Enclosed parking areas must be sprinklered in all buildings.

2.5 MEANS OF ESCAPE - DOORS

CORRIDOR COMPARTMENTING

Corridor compartmenting required. To be 30 min fire rated, self closing, smoke sealed doors. Alternative by automatic ventilation on emergency power accepted.

STRUCTURAL DOORS 30 min. (60 min. for UK and Ireland) fire rated doors required in 90 min. fire protected structural construction (lifts, plumbing shafts, refuse enclosure, parking doors).

STAIRCASE DOORS Staircase doors to be 30 min. (60 min. for UK and Ireland) fire resistant (30 min. fire resistant for buildings up to 3 stories), opening in direction of means of escape, providing door closer, panic hardware. On final exit doors alarm connection to front desk.

GUESTROOM DOORS Certified 30 min. fire rated and self-closing doors required.

Open guest room corridors to atriums require 60 min. fire rated guest room doors.

2.6 VENTILATION SYSTEMS

ATRIUM Adequate smoke evacuation required in atriums.

VENTILATION / SMOKE EVACUATION

Stairwells to have provision for ventilation and smoke evacuation.

PRESSURISED VENTILATION In high rise buildings (above 8 stories = GF + 7) pressurized ventilation required.
