    Where We ve been.Coming o o two years o sluggish economic growth, Winston-Salem Business Inc.

    saw an increase in client activity beginning in the frst quarter o 2010. This activity

    yielded the largest economic development project in WSBI's history, the $425

    million Caterpillar Axel Manuacturing Facility. As we enter into 2011, signs point to

    a recovering economy and a continued increase in client inquiries.

    Belgium-based Bekaert Textiles expanded its operations at Union Cross Business Park by

    purchasing the Salem Collection building . The company installed a new state-o-the-art

    machine to accommodate the new product line in 2009. The new acility will serve as a

    warehouse and materials storage acility.

    Location: Champion Blvd., Winston-Salem, NC

    Beverage-Air Corporation relocated its corporate headquarters to a newly constructed,

    state-o-the art acility in Winston-Salem. The company oers a ull range o premium

    rerigeration and ood service equipment solutions.

    investment: $425 million

    Location: 850,000-square-oot production acility

    at Union Cross Road and Temple School Road

    Caterpillar announced plans to construct a state-o-the-art manuacturing acility

    in Southeast Forsyth County. The new acility will manuacture and distribute axle

    assemblies or mining trucks. Construction is underway and the new acility plans to

    be in operation in the frst quarter 2012.

    The call trips included visits to Chicago, New York City, Newark, Atlanta,

    participated in the BIO trade show.

    WSBI participated in several marketing events with the Piedmont Triad

    PartnershipandtheNCDepartmentofCommerce.Theseevents

    included the annual Mardi Gras event in Raleigh; broker luncheons in

    Charlotte and Raleigh; Friends o North Carolina events; and marketing

    trips to Atlanta, Greenville/Spartanburg, Chicago and Boston.

    to generate leads rom site selection consultants, national/regional brokers, the North Carolina

    DepartmentofCommerceandthePiedmontTriadPartnership.

    Winston-Salem Business Inc. will also work closely with the Winston-Salem Alliance and the

    Piedmont Triad Research Park to implement key economic development strategies.

    Activity will include:

    a WSBI will place advertising in economic development trade publications where the

    editorial content matches WSBIs target clusters.

    clll ml WSBI will update the annual demographics brochure, community executive

    summary,produceaminimumoffour(4)electronicnewsletters,aminimumofthree(3)directmail

    campaigns and additional collateral materials as needed.

    o WSBI will conduct call trips and will attend select trade shows individually, and in

    tandem with the Piedmont Triad Partnership and other regional allies. WSBI will also participate in

    theNCDepartmentofCommerceFriendsofNorthCarolinaprogramandwillvisitwithNCDOC

    staffaminimumofsix(6)timesthroughouttheyear.

    stories to be shared with its target market.

    GreensboroandHighPointonjointmarketinginitiatives,particularlyaroundtheFedExHubto

    leverage more regional client activity and to raise the overall awareness o the three communities.

    WSBI will also work with other regional allies and partners to generate additional project inquiries.

    Annual Investors Meeting, Swing & Swine Gol Classic, Wyndham Championship, Piedmont Triad

    Partnership marketing eorts, and other networking opportunities throughout the year.

    WSBI will ocus on hub-area development in Forsyth County and will also participate in regional

    marketing eorts with local allies.

    component industries. This cluster will urther be explored to seek companies with high-value

    Manuacturing Facility by working closely with CAT to identiy key suppliers and promote the

    advantages o doing business in Winston-Salem and Forsyth County.

    downtown and in the suburbs will be a driver in targeting fnancial service, data center and other

    back ofce operations. WSBI will position Winston-Salem as a high value choice or fnancial

    service companies who are looking to reduce their operating costs without compromising theirskilled workorce.

    Lf s WSBI will continue to directly target the medical device and instrumentation

    industry. In addition, WSBI will continue to collaborate with the Piedmont Triad Research Park in

    recruitingandgrowingbiotech,R&Dandotherlifescienceandhealthcarerelatedventures.

    Salem and Forsyth Countys success in recruiting new business. WSBI will work in collaboration

    with area real estate proessionals, developers, City/County Planning sta, the Winston-Salem

    Alliance and the Utility Commission to identiy opportunities or speculative development and

    ready-to-buildsitesforendusers.

    WSBI will work to identiy land in Forsyth County or large industrial development opportunities to

    capitalizeontheproximitytotheFedExMid-AtlanticHubandwithaccesstotheregionshighway

    network. Additionally, WSBI will continue to aggressively promote the abundance o high value

    ofce space both downtown and in the suburban areas.

    TriadTechCenterwiththeclosingoftheDellfacility,Winston-Salemhasanopportunityto

    recruitanewcompanytoutilizetheavailablespace.WSBIwillworkcloselywithDellandJonesLangLassalletoidentifyClassAtenantstorecruittothefacility.Effortswillincludehighlighting

    the building in a Commerce sta briefng, hosting a broker event on site, developing a targeted

    direct mail program with building inormation, and putting ocus on the building in the special

    acility section o the WSBI Web site.
