Ongoing roofing replacement HVAC system upgrades/replacement Landscape, Xeriscape, and hardscape replacement Exterior building appearance (Painting & stucco

repair))Increase the focus on both energy and water

conservation initiatives to reduce operating cost. Avoid the need for large special assessments & HOA

fee increases by working on projects in “stages”Increase the number of Owner/Occupants by a

minimum of 10 % during the plan period (2011-2015)
