GARDEN DISTRICT• Organic, lush, serene, yet, friendly environment• Family oriented, relaxed space • Opportunity for introduction of small children activity areas

ARCADE• Transitional space which accentuates sense of anticipation •• Passageway protected environment with “living room” appeal

MAIN VEHICULAR ENTRY• Orientation beacon• First visual introduction of the new character for the project• Eye-catching graphics, landscaping and lighting

SECONDARY VEHICULAR ENTRIES•• Similar to Main Entry but with less significant scale and level of articulation

MAIN STREET• Pedestrian oriented environment conducive to comfortable strolling and window shopping• Varied and visually stimulating architecture with a strong sense of authenticity•• Coherent sense of scale to serve as a neutral backdrop for the “signature” spaces

MAIN GATEWAY• Main door into the project• Embracing, friendly and welcoming architecture• Landscape, streetscape and lighting to support the concept of “in and out”

SECONDASECONDARY GATEWAYS• Similar character to Main Gateway to give consistency to the project but with less significant presence

MAIN STREET TWO-LEVEL FACADES• Visually diverse and stimulating facades with a crescendo of ar-chitectural articulation toward the center of the Urban Square• Combination of traditional and avant-garde styles in a horizon-tal and vertical layering mode

EXTENDED LANDSCAPE PRESENCE• Continuation of landscape treatment in high traffic areas to give overall consistency to the project

DEPARTMENT STORES ENTRANCE• Visually appealing new entrance - architecturally consistent with Main Street facades.

Proposed Concept

The Architectural Theater of Two Actors

The Theater

By its very nature the architecture of a life–style center pretends to be something that it is not (e.g. one story multi-tenant building pretending to be a historical main street created over period of time). This pretense can be either ignored (and the project becomes a failed attempt at authenticity, a main street “for the poor”) or it can be played up and creatively interpreted. This requires an architecture that is AWARE of its theatrical nature.

As a stage set decoration never pretends to be a castle, but rather alludes to an image of a castle, a life-style center architecture should never pretend to be anything definitive (typologically or stylistically), but rather allude to different images. The more complicated the allusion is, the higher the quality of the composition.

Each elevation should border on a verge of a familiar type or style, but never fully become it.

Transition between adjacent facades is the key element of a composition. It should create an impression of a dialogue – sometimes subtle, sometimes abrupt.

The Actors Act(or) One

o Hudson River School – highly Romantic, pastoral, sublime, traditional, nostalgic and gentle – an idealized vision of a simple life in harmony with nature. The late 19th century utopia – Arts-and-Crafts movement.

Hudson River School paintings depict the American landscape as a pastoral setting, where human beings and nature coexist peacefully. Hudson River School landscapes are characterized by their realistic, detailed, and sometimes idealized portrayal of nature In general, Hudson River School artists believed that nature in the form of the American landscape was an ineffable manifestation of God…

While the elements of the paintings are rendered very realistically, many of the actual scenes are the synthesized compositions of multiple scenes or natural images observed by the artists

Act(or) Two.

o Urban Industrial in its early 20th century version. Rigid, regular, bold, bright, light, lit, glamour, excitement and sophistication. A Romantic vision of The Urban Machine and industrial progress, based on the belief of betterment and order for society.

The Show

A theatrical interpretation of the urban and rural romantic visions and the drama of their interaction. It will not only express but define the unique dual essence of the community and its residents.

Director’s notes to Actors

The actors/ styles have to be contrasting to each other – the greater the difference in potentials, the stronger the current they will generate, the more exciting the show will be. In this sense, the genre is Commedia dell'arte with its main opposing characters –Pierrot and Harlequin

The actors cannot just stand motionlessly in the middle of the stage, but create an exciting and passionate show. In other words, it is an energetic battle and not the boring embrace of boxers too tired to move.

The actors/ styles have to be open to multiple interpretations - the actors should strike just the right balance between being particular and archetypical. Particular – in order to maintain an understandable connection to the place (Nanuet as part of Hudson Valley). Archetypical – so the show can be interpreted as a timeless collision of old and new, natural and artificial, hand-made and machine, etc.
