It’s Time to Plan!
Ready or not, 2015 is here and another year full of planned activities designed to make your GMAR
membership even more valuable! Our CEO, our Board of Directors and Professional Standards and Grievance Committee Members completed Professional Standards training in January.
Here are some of our upcoming events that we are looking forward to seeing you at. On February 19 we will be at Mark Ridley’s Comedy Castle, meeting with our member brokers and managers. On March 6 we will be at the Iroquois Club celebrating our 2nd annual Past Presidents luncheon. In March we have the State Legislative Day in Lansing, May Brings the Legislative Meetings and Trade Expo in DC and the Michigan REALTORS® Centennial Celebration will take us to June. Later this year we will have our annual Golf Outing and Holiday Party; both of which sold out last year! Also note that the one day Michigan REALTORS® Brokers Summit will be held in conjunction with the Michigan REALTORS® convention in Detroit, happening from September 30 through October 2. If you have never been to a convention, here is a convenient chance for you to experience the benefits that comes with attending. Put it on your calendar!
At GMAR, we are dedicated to bringing the most value we can provide to members. The effort takes place every day and our volunteers are vital to our success but after all the meetings are finished, the work really begins for our GMAR staff. Daily, this team is working hard to improve your GMAR experience and they do a great job having gone through a merger, a move and a new boss! If you do not know who
they are or what they do, let me introduce them to you.
Our Membership Directors, Sharon and Elaine, handle the majority of membership questions and process membership applications. They are in constant contact with our MLS providers to ensure your access to the MLS. Porsha and Sally are our friendly receptionists who take your calls and handle common issues and miscellaneous tasks about the office. You call, they are happy to answer and get everything squared away. Education is a big part of what we do and our Education Director, Vickey, coordinates the over 300 courses GMAR provides each year. She, along with Tim, is also instrumental in maintaining our database integrity. Pauline heads up both the Professional Standards Department and ToolShop™. She coordinates the enforcement of ethics and arbitration cases and makes sure you have access to the equipment you need to do your job. Our Bookkeeper, Marge, keeps GMAR’s finances on track and every communication you receive from GMAR is developed and distributed by our Communications Director, Tim. Our newest staffer is Diana. She joins the ranks as an Administrative Assistant to be cross-trained and established as a “jack of all trades” to aid all departments as needed. Lastly, I’m sure you all know of or have met our CEO, Duane Marsh. He manages all the staff and serves as staff liaison to the BOD. Thank you for your time and efforts to maintain and improve our great and growing Association.

Peeling the Onion to its Core
Elon Musk, CEO of Tesla Motors and one of our times most significant entrepreneurs, has developed a new way of thinking that he credits for much of his success. It’s called “First Principle Thinking,” a methodology that seeks the foundations of issues and problems.
Musk states, “The normal way we conduct our lives is we reason by analogy. We are doing this because it’s like something else we have done, or it is like what other people are doing. With first principles you boil things down to the most fundamental truths and reason up from there.”
I thought it would be interesting to apply this way of thinking to some of the activities that are ever-present in the real estate profession. These are very simplistic but it will give you an idea of how the process works. I’m sure that you, as a practicing REALTORS®, can do a better job.
Obtaining ClientsAnalogy Thinking: I have got to get as many as I can as quickly as I can
First Principle Thinking: I have got to build a network as soon as I can
Getting ListingsAnalogy Thinking: If I establish the highest possible price, I will get the listing.
First Principle Thinking: What is the most important outcome this seller wants from selling the property?
Marketing a propertyAnalogy Thinking: Get the property portrayed in as many places possible
First Principle Thinking: What type of buyer is going to purchase this property and how do I reach them?
Too many agents too few propertiesAnalogy Thinking: How do I compete with others?
First Principle Thinking: How to compete with myself to be the best I can be
Too much time spent on unproductive activitiesAnalogy Thinking: Prioritize
First Principle Thinking: What do you like to do most?
As I indicated, these are very simplistic, but it requires a lot of thought
to get to the “first principle” of the problem or issues. You have got to peel the onion one layer at a time to get to the core. Over 2300 years ago Aristotle said that a first principle is the “first basis from which a thing is known.”

What is the REALTORS® Political Action Committee (RPAC)?
RPAC is the only political action committee that protects and promotes the interests of you, the REALTOR®, and preserves private property rights. These funds come from YOU, REALTORS® who invest in the growth and development of their profession through their RPAC investment. These funds are used to help elect candidates running for governmental agencies - local, state and federal - who are committed to supporting issues that benefit the real estate industry, and to mobilize on issues that help maintain Private Property rights and REALTOR® initiatives.
The following are a few achievements REALTORS® accomplished in the last several years through our RPAC investment.
Defeated Proposals to tax commissions
For every $30,000 in commissions you have made the savings are $1800.00
Defeated Legislation to include REALTORS® (that is you) under the Consumers Protection Act
These amount to savings for Agents and Brokers an average of $2500.00
Retained the Mortgage Interest Deduction that saved your clients an average of $2376.00
Prevented FHA mortgages to raise the minimum down payment on loans to 10% $3225.00
Most recently had the Mortgage Debt Forgiveness Act extended through 2014.

The Butterfly Effect

Last week I was fortunate enough to attend a Work/Life Balance session with Matt DeLaCruz. He introduced me to a concept called “The Butterfly Effect” and I have not been able to stop thinking about it since! This is what I learned.
In 1963, Edward Lorenz presented a hypothesis to the New York Academy of Science. His theory stated that a butterfly could flap its wings and set molecules of air into motion, which would move other molecules of air, in turn moving more molecules of air – eventually capable of starting a hurricane on the other side of the planet.
Lorenz was laughed out of the conference! For years this theory remained an interesting myth. However, in the mid-1990’s, physics professors from several universities worked together to prove that The Butterfly Effect was accurate, viable and worked every time!
For a great explanation of The Butterfly Effect, look for a book by the same name written by Andy Andrews. There is also a great YouTube video of Andy giving a talk on the subject. Andy wrote, “By your hand, millions – billions – of lives will be altered, caught up in a chain of events begun by you this day.”
Think about the power in that statement. I can’t help but think about The Butterfly Effect in our profession and in our Women’s
Council. Think of the effect that helping a family become homeowners can have on future generations in comfort, safety, memory making, wealth creation, etc.
I reflect on 37 women who, in 1938, flapped their butterfly wings and formed the Women’s Council of REALTORS® at the Annual Convention of the National Association of Real Estate Boards in Milwaukee. At that time most decisions were still made by local boards that were resistant to offering membership to women. Notice how I didn’t say the local boards were resistant to the “advancement of women” but to having women members at all!
We’ve come a long way, baby!
There have been several WCR leaders before me whose wing flapping has profoundly affected my career in real estate and my leadership path within the Council. Women like past Michigan WCR Presidents, JoAnn Hatfield and Angie Ridley. JoAnn’s first officer installation ceremony was the first I had attended. This event planted the seed of State Chapter Presidency in me. Without Angie flapping her wings over the Lake Pointe chapter I would not have become the leader I am today.
So remember that every move you make, every decision acted upon, sets about a chain of events that has the potential of altering lives.

DESIGNATION REQUIREMENTS
Three (3) requirements must be met to attain and use the
SRES® designation:
Successful completion of the two-day SRES® Designation course, including an 80% passing grade on the exam. Maintain active membership in the National Association of REALTORS®. M a i n t a i n a n a c t i v e membership in the SRES Counci l . New Designees receive one-year membership in the Seniors Real Estate Council¨ FREE. Annual dues are $99 each year thereafter.
