Anti-Harassment in Housing Updated
The Department of Housing and Urban Development released a proposed rule on harassment in housing in the fall of 2015. The final rule will be published sometime in 2016. It will clarify and update the public and housing providers on what is considered unwelcome conduct that could lead to a fair housing claim of harassment. This underscores the need for continual training on fair housing for landlords and property management personnel.
HUD’s website* says: “HUD’s proposed rule, “Quid Pro Quo and Hostile Environment Harassment and Liability for Discriminatory Housing Practices under the Fair Housing Act,” would define and provide illustrations of two types of harassment claims: (1) quid pro quo harassment, and (2) hostile environment harassment.
Quid Pro Quo Harassment includes subjecting a person to an unwelcome request or demand and relating that to the person’s housing. For example, an employee of a homeless shelter might request sexual favors from female shelter residents as a condition of staying at the shelter.
Hostile Environment Harassment includes subjecting a person to unwelcome conduct that is sufficiently severe or pervasive such that it interferes with or deprives the person the right to use and enjoy their home. For example, the owner of a rental home enters a tenant’s unit and makes unwelcome sexual advances. …This rule is simple: no one should be subject to harassment and especially not in your house, which should be your sanctuary.”

2016 MARCH GENERAL MEETING HIGHLIGHTS
The GDAA would like to thank Officer Mark Orick from the City of Dayton Police
Department for his outstanding presentation informing us about the epidemic
that has had it’s hook in our apartment communities—heroin.

He told of his encounters with overdose victims and showed slides of what to look out for
when we come across someone who we may think might be abusing illegal substances.
He shared stories dealing with dopers & dealers and how we can request to be a ride along
guest in a cruiser. After a few of his stories, he had quite a few interested!

NON -EXHIBITING VENDORS AT GDAA TRADE SHOW While the GDAA welcomes non-exhibiting vendors who have paid an admission fee to our 2016 Trade Show, the GDAA Trade Show Committee
and Board of Directors have developed the following policy:
Non-exhibiting vendor companies may not solicit business via printed material, flyers or handouts in the GDAA Trade Show. Also, non-exhibiting vendor companies may not conduct meetings and/or presentations within the trade show facility and surrounding premises owned by said facility during the trade
show hours. Exhibiting vendors, GDAA members and staff who witness such activity are asked to gather printed materials and/or event invitations and provide them to GDAA staff, showing that a direct violation of this policy is about to, or has taken place. Any violation of this policy will result in an invoice and charge equal to the fee for one trade show booth being submitted for payment by the offending organization. Also, the offending individual or company
shall be banned from any future GDAA activities until said invoice is paid in full.

APARTMENT COMMUNITY OF THE MONTH This month’s Apartment Community of the month
Treeborn Apartments is located at
460 E Dayton Yellow Springs Rd, Fairborn, OH 45324.
Treeborn is professionally managed by Denizen Management and has been a member of the GDAA since 2013. They were built in 1968 and have 106 studio and one bedroom apartment homes. They have on-site laundry facilities, private patios, private entrances and a picnic area with a grill.
Treeborn is located near many restaurants, shopping centers, entertainment, Wright-Patterson Air Force Base, Wright State and across from Fairborn High School.
The Staff at Treeborn is working hard to make sure every resident is happy in their homes. Treeborn Apartments has new members of the staff: Sara Fowler, Benjamin Unger, and Paul Wright. Sara started with Treeborn as a floating concierge in February of 2015 and is now the General Manager. Sara is very excited to be a part of the Treeborn community and has made changes to ensure residents feel welcome and at home. Ben joined the team in November 2015 as the new floating concierge. He follows up with residents to make sure they are satisfied with any maintenance requests. Paul joined the team very recently and in the short time he has been with them he has made some great changes to the property. He makes sure the grounds are kept clean and all resident issues are taken care of. They want all residents, new and long term, to feel welcome!
