[B11] Expanding a Senior Living Community Without Cash or Traditional Debt

Speaker: Bill Wilson, Senior Vice President, Regional Manager of the Central States, Lancaster Pollard, Lawrence, KansasSenior living providers need to refurbish and expand their facilities to stay marketable and meet growing needs. At the same time, the capital markets (investors, rating agencies, and banks) encourage senior living providers to strengthen their balance sheets by building liquidity and not over-leveraging with debt. So what is a provider to do? How can an organization’s leadership fund its campus’ evolution without compromising the organization’s credit profile? Two alternatives to fuel growth are leveraging agency financing and divesting select assets. This presentation will provide capital market data and utilize case studies to evidence how senior living providers can optimally evolve by leveraging agency financing and strategic asset dispositions. Participants will be able to identify opportunities to reduce debt service within their existing capital structure, describe a realistic expectation of the value of their campus’ assets, and discuss the market’s perspective value opportunities within senior housing space. Speakers: Angie Szumlinski, BS, RN-C, RAC-CT, LNHA, Evolucent, Ann Arbor, Michigan; and Lisa O’Neill, BA, CPD, Evolucent, Ann Arbor, MichiganBehavioral documentation is frequently subjective and written while the team member is frustrated or upset with the behaviorally challenged resident. Reframing the intent of the entry as taking credit for good work and efforts at reducing behaviors can help improve quality of entries. Further understanding methods to document factually based observation and avoiding subjective language also helps the quality of entries. Updating and documenting toward the goals of the care/service plan reinforces the resident-centered orientation and cannot only improve documentation but also decrease behavioral outbursts.
