The HOA received approximately $520 per
Month in Lease Fees paid by Chesapeake Energy.
Net Operating Income for 2018 was $6,749 vs. a $495 Budget. This was Mainly Helped by a Reduction in Bad Debt
Reserve No Longer Needed due to Better than Expected Collections of Past Due Accounts.
The Board of Directors approved Association
Managers Recommendation to create an online
emailed newsletter using Constant Contact to
replace the previous printed newsletter.
Results, a minimum $1,900 in savings annually to the
association.
Allows management to quickly communicate with
owners on a variety of topics related to the
Association in much greater detail. We would love
ideas for further improvement.

Interior
All popcorn was scrapped off the interior and painted.
Doors and baseboards were painted.
Exterior
Full gutter instillation.
This was to assist in water collection which was causing damage to interior of clubhouse.
Security Cameras
Upgrade to all outdated interior/exterior cameras, tamper proof for better security.
Irrigation Updates
Hidden repairs:
Two pesky leaks at the clubhouse were fixed.
One irrigation leak in the island by the meter was repaired.
One leak just north of the dumpster repaired, took a few times to resolve.
Our landscape crew continues to work diligently when called upon to keep our association up and running.
Clubhouse Contract and Rules
BFMC and the Board of Directors created a more streamlined clubhouse contract.
Goal was to clearly inforce clubhouse rules and guidelines in accordance with pool rules and city ordinances.
New enforcement allows for better enjoyment of the pool facility by all owners during times when the clubhouse is rented.
Additionally, clearly outlining city ordinances protects the association from any unwanted fines and/or lawsuits.
Matthew Mitcheltree, Continues to Perform Clubhouse Management Duties as Well as Chemical Balancing and Pool Cleaning. He also Performs Maintenance Tasks that Would Require the Use of an Outside Vendor or Contractors thereby Saving the HOA Countless Dollars!
Jennifer Mitcheltree Continues to Come Up with New Ideas for Keeping Clubhouse and Pool Neat, Clean and Organized as Asst Clubhouse Manager.
Matthew and Jennifer played a key role in revising the Clubhouse Contract and rules this year.
BOTH Matthew and Jennifer are Doing an Excellent Job and We are Very Lucky to Have Them On Our Team!
Continued Collection and Follow-Up on Delinquent Accounts.
Continue to Identify Possible Capital Improvement and Repair Opportunities.
