Situation23 Bathwick Hill is located on the western side of the hill, benefiting from a fine aspect to the rear over open National Trust farmland. Beyond are the hills surrounding Bath, the outlook being towards Prior Park and Widcombe.

The property is very conveniently placed for easy access to various nearby schools which include King Edwards, Prior Park and Monkton Combe. Also nearby is Bath University.

The city centre of Bath, within a mile on foot, provides a full range of retail outlets together with many amenities including an excellent selection of restaurants, Bath Sports Centre, the Theatre Royal and the Thermae Spa. Complementing this is the open countryside to the rear with many beautiful walks. This, contrasting with the closeness of the city centre is, in our opinion, one of the major attractions to this property.

Communication links are excellent with a mainline rail link to London Paddington (journey time approx 85 minutes) and Bristol Temple Meads (journey time approx 15 minutes). Junction 18 of the M4 is approximately 10 miles north.

DescriptionA magnificent Georgian villa situated on the south side of Bathwick Hill. Constructed circa 1817 of Bath stone elevations under a slate roof, this substantial villa is attributed to the acclaimed architect Henry Goodridge. Architecturally superb, 23 Bathwick Hill has fine detailing both inside and out. Externally, the mellow stone elevations are enhanced by small wrought iron balconies as well as a large balcony that extends across much of the width of the building to the rear.

Upon entering there is an entrance porch that leads into a grand reception hall with original tiled floor. A beautiful stone staircase with mahogany handrail leads to the upper floors. Of particular note is the stunning drawing room. The proportions are superb and the ceiling details are exquisite. There is a beautiful bay window overlooking the gardens and double doors lead onto the wrought iron balcony.

Also of similar grandeur is the adjacent room which has access to the same balcony – currently used as a master bedroom with en suite, it could easily provide a further excellent reception room. Both rooms have beautiful fireplaces. Also on the ground floor are a study and a guest bedroom with en suite facilities.

The lower ground floor sits at garden level. There is a very pretty sitting room with a bay window and French doors leading into the garden. There is an open fireplace and wooden floors. The kitchen/breakfast room has the original dresser and an Aga that sits well alongside bespoke kitchen units. Also on the lower ground floor is an office, utility room, shower room, laundry and numerous vaults providing good store rooms.

On the first floor are three bedrooms, a bathroom and separate shower room.

The second floor is currently laid out as a separate apartment. The views from here are breathtaking. There is a living room that steps up slightly into a dining room, a kitchen, two bedrooms and a bathroom.

Gardens and GroundsOutside there is separate pedestrian access to the front as well as automated gates that lead into a parking area. There are beautiful gardens to the rear. A terrace sits immediately to the rear which steps down to the garden that is mainly laid to lawn with an abundance of mature trees and flower beds providing colour, privacy and seclusion. There is an outdoor swimming pool and outbuilding.
