LANDSCAPE DESIGN PRINCIPLES1. PADDOCK AND DAM
a. Primary Animal Care PaddockGrazing paddock where a small number of animals may be contained long term. Provide fencing, animal shelter andwater troughs. Protect and retain existing trees. Types of animals may include sheep, cow, goat, horse, pony, donkey,alpaca, llama etc. Paddock area = 1360m².
b. Animal Assisted InterventionsAnimal display and interaction area which may be grazed on an intermittent basis. Provide fencing, animal feeder, cattleloading ramp and water troughs. A ha-ha wall may be used on the western boundary. Paddock area = 1870m².
c. Therapeutic WetlandsProvide jetty for improved access to the existing dam for fishing. Provide additional wetland, tree planting and timberbird boxes to attract wildlife. Reduce height of embankment on the east side of the dam for better connection to theadjoining paddock. Increase dam catchment area by using swales to collect rain water runoff along the north and southeast boundaries of the site. The dam area will be fully fenced for safety reasons.
d. Dad's ShedProposed shed for indoor Dad's group activities e.g. woodwork, metalwork, model / toy making, farm sculpture, painting.Shed facilities to include a small kitchen / lunch room and outdoor fire pit. Part of the shed may include an animal barnand fodder storage area. Shed area = 340m².
e. Floral / Fodder PlantationPlantation of trees and shrubs for floristry and / or fodder. Examples of suitable floristry species include Acacia,Banksia, Camellia, Eucalyptus, Grevillea, Garlic, Grass Tree, Hydrangea, Leucodendron, Protea and Waratah.Examples of fodder species include Acacia, Bottle Tree, Olive, Tree Lucerne and Saltbush. Use mainly native speciesfor low maintenance requirements. Plantation areas may be used for effluent treatment. Locate a beehive within theplantation.
2. ACCOMMODATIONa. Therapeutic Accommodation
Provide up to 3 dwellings, nominal size 12 x 25m. Site dwellings to face north and maximise outdoor privacy. Theexisting house will be demolished and removed. Provide multiple car spaces per dwelling as shown.
b. Dedicated Vehicle Access RoadRelocate existing vehicle access point to provide direct access to dwellings and increase privacy around shed and dam.Realign road near existing house for better pedestrian access to the productive garden area. Relocate existingCamellias.
3. MARKET GARDENS - (REFER SHEET LMP03 FOR NOTES)4. MAZE
Reduce the area of the maze by approximately 30% (reduced area = 2,500m²).a. Remove / relocate existing timber viewing deck and provide all abilities access ramp and viewing platform nominal 1.5m
high. Remove 2 portions of the maze hedge as shown to provide a way through. Provide screen planting to north andwest sides of the viewing platform to screen undesirable views. Replace dead / senescent plants with hardy nativehedge / climbing species e.g. Coast Rosemary, Correa, Callistemon, Cupressus, Myrtus Luma, Olives, Purple CoralPea (Purple / White flowering cultivars available), Star Jasmine, Viburnum, Wonga Wonga Vine.
5. MINI GOLF / GLAMPINGa. Glamping
Provide up to 3 glamping tents with views across the site and to the west. Provide a communal fire pit, tables andseating. Improve pedestrian access from tent sites to toilets. Remove garden beds and retaining wall and provide agently graded lawn area around the tent sites.
b. Mini GolfRenovate mini golf course including repair of drainage, paint / render / modify brick wall and incorporate a farm animaltheme.
c. Outdoor Alfresco AreaExisting shelters to be developed as an outdoor alfresco area. Facilities may include electricity and water, wood firedoven, kitchen sink, picnic tables, seating, productive shade trees and a herb garden.
d. ToiletsRetain existing toilets (female, male and disabled). Toilets may be upgraded to provide 3 ensuites (with showers) forglampers, with each being fully disabled compliant.
e. Ball CourtConvert existing amphitheatre to a combined basketball / netball half court with sealed surface, linemarking, shared ring/ hit up wall.
6. MAIN ENTRANCE AND FUNCTION CENTREa. Driveway and Parking
Realign existing driveway to accommodate coach drop off and turning circle and provide 20 no. car parking spaces5.7m length x 2.6m wide (including 2 No. disabled car park spaces). The driveway and car park area will be sealed withasphalt and concrete kerb and channel in a future stage. Opportunity for future parking along Old Midland Hwy.
b. Caterpillar HedgeRetain the caterpillar hedge along the entry driveway and remove / realign the tail end to improve views from thefunction seating area.
c. Roadside Produce StallOpportunity for a small scale road side produce stall to sell excess fresh produce / flowers. Opportunity for stone entrywalls to be constructed as a community project.
d. Planter Boxes Opportunity for planter boxes around the function centre entry. Plant with sensory plants and dwarf fruit trees.e. Heritage Rose Garden
Relocate roses to new rose beds.f. Rose Garden Bed
Retain climbing roses along front site boundary and main entrance driveway.7. ROSE GARDEN / OPEN SPACE
a. Rose Garden / Kick About SpaceThe existing rose gardens contain a large number of heritage rose varieties with a network of gravel paths. Removeinappropriate planting and provide appropriate infill planting. The central area may be developed as a kick about space.The path on the eastern side of this garden could include an art / sculpture walk.
b. Tree of HopeThe existing Paulownia may become a 'Tree of Hope', a site for families to remember missing persons. The Tree ofHope may be a collaborative project with the Ballarat Cemetery. Retain existing gardens; provide seating, opportunityfor sculpture / small plaques.
8. FORESTa. Food / Sensory Forest
The forest is designed to promote active and imaginative play. Fruiting trees will be used to provide natural shade andopportunities for sensory play and learning. Consider hardy, low maintenance trees such as Citrus, Fig, Feijoa,Loquats, Mulberries, Olives and Walnuts. Existing rose gardens and Cypress hedge to be removed. Design the swaleat the edge of the forest as a dry creek bed with opportunities for sensory play / art therapy.
b. Exercise Trackc. The exercise circuit winds through the forest and is over 400m length. Track minimum 1.2m wide granitic sand surface.
Ensure the track is all abilities access compliant.d. Natural Playe. Provide natural play elements within the forest e.g. climbing, balancing, digging, stepping and sitting logs or rocks.
Opportunity for low ropes course. Sensory garden bed planting may be incorporated with natural play areas. Lowmaintenance playful planting may include succulents (with opportunity for children to plant into pots), native grassesand groundcovers.

3. MARKET GARDENSa. Hothouses
The three existing hothouses to be retained and used for seed raising and growing fruit,vegetables and cut flowers. Examples of suitable fruits include lemon myrtle (leaves),strawberries and citrus; examples of vegetables include asian greens, asparagus, climbingbeans, capsicum, chilli, cucumber, eggplant, lettuce, radish, spinach, sweet potato, tomato.Examples of cut flowers include baby's breath, carnations, gladioli, orchids and tulips.Provide all abilities access, including raised beds.
b. Raised Garden Beds
ModBox raised garden beds nominal 1050mm wide, up to 4050mm length and 600mm high.Plant with sensory flowers, vegetables and herbs. Provide all abilities access.
c. Storage / Potting Shed

e. Compost / Worm Farm
f. Poultry Coop / Run
The existing aviary to be converted to a poultry coop / run with egg collection flaps accessedfrom within and outside of the maze. A second poultry enclosure is proposed near theproduction shed with a coop 2.5 x 3.5m in size. Examples of suitable poultry includechickens, ducks, geese, guinea fowl and pigeons.
g. Outdoor Quiet Space
Shelter nominal size 6 x 6m with table and curved seat walls. The shelter will provideweather protection in a garden setting. Plant ornamental and productive shade trees, shrubsand groundcovers in surrounding garden beds. Examples of suitable trees include Almond,Quince, Sweet or Sour Cherry.
h. Production & Mushroom Shed
This existing shed, connected to water and power, may be used for washing, preparing, andstoring produce after harvest. Part of the shed may be used for growing mushrooms.
i. Barn
Enclose the existing hothouse frame to create a barn for animals such as lambs, kids, pigsetc. The barn will provide an undercover area with all abilities access for animal interaction.
Part of the existing structure may be developed as a hothouse for citrus trees, to provide fruitthroughout the year.
j. Kitchen Garden (Annual)
Allowance for 6 ground level vegetable garden plots with gravel access paths. Simple teepee structures within the garden may be grown with climbers or vines, framing views andproviding shade. Provide irrigation to all beds. Total vegetable garden area = 150m².
k. Field
The field may be used for growing annual crops e.g. beans, corn, garlic, potatoes, pumpkins,turnips, green fodder / manure. Rotate crops and companion plant following permacultureprinciples. Site for a stock and domestic water bore and weather station. Field area = 270m².
l. Espalier Orchard
Construct fruit tree trellises for apples, pears etc. Provide gravel and lawn access paths.Advantages of growing trees as espaliers include accessibility for harvesting and pruning andthey can be easily netted to protect against birds.
m. Productive Hedge
The northern boundary of the garden may be planted with a productive hedge such as
Blueberry, Boysenberry, Currant, Raspberry, Olive or Pomegranate. Existing Viburnumhedge to be retained adjoining animal pens.

Proposed weather station to assist CAFS with planning day to day activities as well as aneducational opportunity for children.
p. Kitchen Garden (Perennial)
Garden to include selected fruit trees underplanted with perennial vegetables and herbsincluding Artichoke, Asparagus, Rhubarb, Rosemary, Thyme, Lavender, Sage, Garlic,Berries and larger sprawling annual vegetables (Pumpkin, Cucumber, Zucchini).

Install a bee hive for honey production and plant pollination in a suitable location in thegarden.
