Roof - Standing Seam Metal roof – Butler MR24, which is a non-
screw metal roof (reduces leaks, expands at the crimped
seams) at which time insulation was replaced an upgraded
Installed Spring, 2015, 25 year warranty. $1.2M investment

HVAC - Two 1,200,000 BTU Gas fired air rotation units, infared gas
heaters in truck (delivery) bay. Offices and café heated
and cooled by gas fired roof top units. Heat exchangers
updated in the last two years.
Fire Supression System
Sprinklers - 100% sprinkler protected/wet system. 1 antifreeze system.
Backflow preventer system. Split into 3 monitored zones with
flow and tamper protection. Monitored 24/7. Inspected
monthly, tested annually.
Power - Primary service is 22,470V, 3phase underground, 5000 KVA.
Feeds two 2500 KVA, pad mount, oil filled transformers (non
PCB), New in 2002. XMFR Primary is 22,470 Volt. Secondary
is 480/277 volt. 5 taps, internally fused. Transformers tested
every other year. Last testing Sept. 2015. No issues
Main Distribution Switchgear – 2500 am GFCI switch gear
that feeds multiple 480V GE buss systems throughout the
shop. Additional 1000 Amp subfeed to alternate 1000 am,
GFCI switch gear in the front of the building.
All mechanical equipment is fed by 480V panels mounted
centrally in manufacturing area. Two 277V lighting panels
120 V, 20 amp circuits on each column plus additional
vertical drops.

Water System - Non-potable water for machine usage - black pipe to be
replaced with copper. (Status to be confirmed)
Lighting - Recent Orion lighting upgrade to energy efficient T8
flourescent 5000 Kelvin High Bay. 50% reduction in energy
costs and 60% increase in light output. Avg. lighting levels
are 50 candle power at bench height. Exterior lighting
upgraded to Flourescent T8 and T5.
Column Spacing - varies. Many internal columns are heavier than normal to
accommodate column mounted jib cranes/extra capacity.
