WEST PALM BEACH COMMERCE PARK

HURRICANE COMPONENTS

The West Palm Beach Commerce Park office/warehouse project has been designed to comply with

some of the most stringent design standards in the country. The buildings are built with a system of tilt up construction, which incorporates poured in place solid walls of concrete and steel, and steel plates used to bond the concrete panels together. This method creates a much stronger and better insulated wall than is possible with traditional masonry construction.

Within this office/warehouse condominium park there are three separate buildings. All of the materials and components used on the exterior of the buildings are designed to comply with the corresponding Product Approvals required by code. Product Approval is a classification that began after the destruction of Hurricane Andrew, where all products to be used in the exterior of a building in the Tri-County area must satisfy government safety standards. This classification requires that the product will not come apart and become an airborne missile. For example, the overhead doors are reinforced to sustain 50 lbs of pressure per square foot in order to withstand the impact of a projectile during a hurricane.

Another highlight of the upgraded design components that were added to this facility is the use of impact

resistant windows and doors, instead of incorporating shutters. Although shutters are the product of choice among local builders due to cost, it also requires that the Owners have an installation plan to install and remove the shutters every time a storms threatens. The installation of impact resistant glass windows and doors allow the Owners the same protection year round, without any additional effort. The impact resistant glass also adds additional security against minor vandalism that may be caused by throwing objects at the windows and doors.

ROOF:

- The roof is a bar-joist/metal system with a lightweight insulated concrete deck

- R value of R 11

WALLS/STRUCTURE:

- The walls are tilt up concrete

- All buildings are designed to withstand 140 mph winds

WINDOWS:

- The windows are impact resistant and can withstand both large and small missile

impact

- The design wind pressures vary depending on location, with the strongest at zone 5

DOORS:

- The roll up garage doors are made of galvanized steel

- The garage doors meets Miami-Dade Product Approvals, and are designed to

withstand 50 lbs per square foot – both small and large missile impact

- The Miami Dade standards are more stringent regarding some components than Palm

Beach County, as in this case

- The personal entry doors are also impact resistant
