About Keller Williams Realty

Keller Williams Realty was founded in Austin, Texas in

1983 by Gary Keller and Joe Williams. Gary and Joe were

two young real estate brokers with a vision of providing

unsurpassed real estate service in a true partnership with

agents and home buyers and sellers, with a “win-win” or “no

deal” philosophy. Within three years, Keller Williams was

the largest single office real estate company in the city of

Austin. In spite of the Texas real estate crash of the late

1980's, Keller Williams grew from a single office company of

33 agents to a regional business of sixteen offices with over

one hundred and twenty agents.

Keller Williams Realty began franchising in 1987 and expanded to Canada in 1998. From 1995 to

present, the company has become one of the fastest growing real estate companies in the United States

with sales and commissions growth topping 700% during that period. Keller Williams Realty is

America's 3rd-largest real estate franchise in 2009 with more than 650 offices and more than 70,000

associates across the United States and Canada.

Company founder Gary Keller serves as chairman of the board. He is responsible for providing

strategic direction for all Keller Williams® divisions and affiliate companies. Mo Anderson serves as

Vice Chairman of the Board and is the driving force behind Keller Williams Realty’s culture of family.

Mark Willis was named Chief Executive Officer (CEO) of Keller Williams Realty International in

2005 and is responsible for the day-to-day operations of Keller Williams®.

Why Use a Real Estate Agent to Sell My Home? There are countless decisions to be made when selling a home, and many of them will significantly affectwhether or not you make a profit and how much time it takes to sell your home. A real estate agent canoffer specialized knowledge in research, marketing and negotiations to help you meet or exceed your goals.According to the National Association of REALTORS®, 82 percent of home sales are the result of agentconnections.

A real estate agent will:

l Serve as your advocate and representative when dealingwith buyers, buyers’ agents and service providers.

l Help you establish a fair asking price that also meets yourgoals.

l Advise you on how to present your home aesthetically tomaximize its appeal to buyers.

l Design a customized marketing plan that will promoteyour home 24 hours a day, seven days a week. Tactics caninclude the MLS, direct mail campaigns, fliers, yard signs, advertising, Internet listings and open houses.

l Schedule and host open houses and home tours. l Screen all written offers and discuss their advantages and

disadvantages. l Assist you in making counteroffers. l Prepare your closing documents. l Represent you at closing and mediate any last-minute

obstacles to ensure a smooth, successful transaction. l Provide referrals to proven service providers, including

title companies, inspectors, appraisers, pest control, moving companies and more.

IMPORTANT TO NOTE: Real estate professionals can represent the seller, the buyer or both. Whenagents represent both parties, it is called dual agency. In some states, dual agency affects the real estateprofessional’s fiduciary responsibilities to the seller. Keep in mind that real estate laws differ from state tostate and even from locale to locale. For more in-depth answers, talk with a knowledgeable real estateprofessional and ask about local practices.

Eight Steps to Selling Your Home

1. Define your needs. Write down all the reasons for selling your home. Ask yourself, “Why do I want to sell and what do I expect toaccomplish with the sale?” For example, a growing family may prompt your need for a larger home, or a jobopportunity in another city may necessitate a move. For your goals, write down if you’d like to sell your housewithin a certain time frame or make a particular profit margin.

Work with your real estate agent to map out the best path to achieve your objectives and set a realistic time framefor the sale. 2. Name your price.Your next objective should be to determine the best possible selling price for your house. Setting a fair asking pricefrom the outset will generate the most activity from other real estate agents and buyers. You will need to take intoaccount the condition of your home, what comparable homes in your neighborhood are selling for, and state of theoverall market in your area. It’s often difficult to remain unbiased when putting a price on your home, so your realestate agent’s expertise is invaluable at this step. Your agent will know what comparable homes are selling for inyour neighborhood and the average time those homes are sitting on the market. If you want a truly objectiveopinion about the price of your home, you could have an appraisal done. This typically costs a few hundred dollars.

Remember: You’re always better off setting a fair market value price than setting your price too high. Studies showthat homes priced higher than 3 percent of their market value take longer to sell. If your home sits on the marketfor too long, potential buyers may think there is something wrong with the property. Often, when this happens, theseller has to drop the price below market value to compete with newer, reasonably priced listings.

3. Prepare your home. Most of us don’t keep our homes in “showroom” condition. We tend to overlook piles of boxes in the garage, broken porch lights, and doors or windows that stick. It’s time to break out of that owner’s mindset and get yourhouse in tiptop shape. The condition of your home will affect how quickly it sells and the price the buyer is willingto offer.

First impressions are the most important. Your real estate agent can help you take a fresh look at your home andsuggest ways to stage it and make it more appealing to buyers.

A home with too much “personality” is harder to sell. Removing family photos, mementos and personalized décorwill help buyers visualize the home as theirs.

Make minor repairs and replacements. Small defects, such as a leaky faucet, a torn screen or a worn doormat, canruin the buyer’s first impression.

Clutter is a big no-no when showing your home to potential buyers. Make sure you have removed all knickknacksfrom your shelves and cleared all your bathroom and kitchen counters to make every area seem as spacious aspossible.

Eight Steps to Selling Your Home 4. Get the word out.Now that you’re ready to sell, your real estate agent will set up a marketing strategy specifically for your home. There are many ways to get the word out, including:

l The Internet l Yard signs l Open houses l Media advertising l Agent-to-agent referrals l Direct mail marketing campaigns

In addition to listing your home on the MLS, your agent will use a combination of these tactics to bring the mostqualified buyers to your home. Your agent should structure the marketing plan so that the first three to six weeksare the busiest.

5. Receive an offer. When you receive a written offer from a potential buyer, your real estate agent will first find out whether or not theindividual is prequalified or preapproved to buy your home. If so, then you and your agent will review the proposedcontract, taking care to understand what is required of both parties to execute the transaction. The contract, though not limited to this list, should include the following:

l Legal description of the property l Offer price l Down payment l Financing arrangements l List of fees and who will pay them l Deposit amount l Inspection rights and possible repair allowances l Method of conveying the title and who will handle l Appliances and furnishings that will stay the closing l Contingencies l Settlement date

At this point, you have three options: accept the contract as is, accept it with changes (a counteroffer), or reject it.Remember: Once both parties have signed a written offer, the document becomes legally binding. If you have anyquestions or concerns, be certain to address them with your real estate agent right away.

6. Negotiate to sell. Most offers to purchase your home will require some negotiating to come to a win-win agreement. Your real estateagent is well versed on the intricacies of the contracts used in your area and will protect your best interestthroughout the bargaining. Your agent also knows what each contract clause means, what you will net from the saleand what areas are easiest to negotiate. Some negotiable items:

l Price l Financing l Closing costs l Repairs l Appliances and fixtures l Landscaping l Painting l Move-in date

Once both parties have agreed on the terms of the sale, your agent will prepare a contract.

Eight Steps to Selling Your Home

7. Prepare to close.Once you accept an offer to sell your house, you will need to make a list of all the things you and your buyer mustdo before closing. The property may need to be formally appraised, surveyed, inspected or repaired. Your real estateagent can spearhead the effort and serve as your advocate when dealing with the buyer’s agent and serviceproviders. Depending on the written contract, you may pay for all, some or none of these items. If each procedurereturns acceptable results as defined by the contract, then the sale may continue. If there are problems with thehome, the terms set forth in the contract will dictate your next step. You or the buyer may decide to walk away, open a new round of negotiations or proceed to closing.

Important reminder: A few days before the closing, you will want to contact the entity that is closing thetransaction and make sure the necessary documents will be ready to sign on the appropriate date. Also, begin tomake arrangements for your upcoming move if you have not done so.

8. Close the deal.“Closing” refers to the meeting where ownership of the property is legally transferred to the buyer. Your agent willbe present during the closing to guide you through the process and make sure everything goes as planned. By beingpresent during the closing, he or she can mediate anylast-minute issues that may arise. In some states, an attorneyis required and you may wish to have one present.

After the closing, you should make a “to do” list for turningthe property over to the new owners. Here is a checklistto get you started.

l Cancel electricity, gas, lawn care, cable and other routine services. l If the new owner is retaining any of the services, change the name

on the account. l Gather owner’s manuals and warranties for all conveying appliances.

Determining the Value of Your Home

A Comparative Market Analysis (CMA) is essential to

determine the value of residential property. Location

and characteristics of the property are the key

elements in determining value. Therefore, the basis

for valuation is similar properties in your area. The

market analysis takes into account the amount

received from recent sales of comparable properties

and the quantity and quality of comparable properties

currently on the market. The desired end result is to

find a price that will attract a willing and able buyer in

a reasonable time.

Once the value of your home has been determined, you can decide on an offering price that will achieve

your goals. Generally, the price should not exceed the value by more than 5% or potential buyers may not

even make offers. Naturally, if you want to sell quickly your asking price should be very near the value.

The following are a few things to keep in mind about pricing:

l Realistic pricing will achieve maximum price in a reasonable time.

l Your cost or profit desire is irrelevant; the market determines the price.

l The cost of improvements are almost always more than the added value.

l Houses that remain on the market for a long time do not get shown.

l A house that is priced right from the beginning achieves the highest proceeds.

Page 12: 39 davis

The Importance of Intelligent Pricing

Figure 1 - Percentage of Buyers by Asking Price

Figure 2 - Activity versus Timing

Figure 3 - The Effect of Overpricing

Determining the best asking price for a home can be oneof the most challenging aspects of selling a home. It is alsoone of the most important. If your home is listed at a pricethat is above market value, you will miss out onprospective buyers who would otherwise be primecandidates to purchase your home. If you list at a pricethat is below market value, you will ultimately sell for aprice that is not the optimum value for your home. AsFigure 1 illustrates, more buyers purchase their propertiesat market value than above market value. The percentageincreases as the price falls even further below marketvalue. Therefore, by pricing your property at market value, you expose it to a much greater percentage of prospectivebuyers. This increases your chances for a sale whileensuring a final sale price that properly reflects the marketvalue of your home.

Another critical factor to keep in mind when pricing yourhome is timing. A property attracts the most attention, excitement and interest from the real estate communityand potential buyers when it is first listed on the market(see Figure 2). Improper pricing at the initial listing missesout on this peak interest period and may result in yourproperty languishing on the market. This may lead to abelow market value sale price (see Figure 3), or, evenworse, no sale at all. Therefore, your home has the highestchances for a fruitful sale when it is new on the marketand the price is reasonably established.

We can give you up-to-date information on what ishappening in the marketplace and the price, financing, terms, and condition of competing properties. These arekey factors in getting your property sold at the best price, quickly and with minimum hassle.

Pricing Your Property to Sell

Pricing your property correctly is crucial. You want to sell yourproperty in a timely manner at the highest price possible. Currentmarket conditions determine the value.

Pricing too high or too low can cost you time and money. Realisticpricing will achieve a maximum sale price in a reasonable amount oftime.

Analysis of the comparable propertiessuggests a list price range of:

$362,500 to $400,600

Pricing Strategy

General Rules…Let's review some important considerations. There are certain factors that arebeyond our control and certain factors that are within our control. Those factorsoutside of our control are: the location of the property, the finished square feet andtypes of rooms and the amenities that are in place. Those factors we can control are:the appearance of the property inside and out, how aggressively we market theproperty and the price, including terms. It is critical for us to accept those factorsthat are beyond our control and to focus on pricing and preparation.

Local Market Observations…Our market for multi family homes has improved and several are now in contractwhich is a very good sign. Properties are not moving very fast but they are notlanguishing for months either. Given the current interest rate situation we shouldcontinue to experience relatively low mortgage rates and thus the market shouldremain steady for awhile.

Suggested Price Strategy…My analysis of the comparable properties suggests a list price range of $------- to $-------.This range should achieve your primary goal which is a reasonably quick sale.

When An Appointment Is Made

Agents from many real estate firms will want to show your home. Please allow any agent who calls to showyour home at the suggested time. If you are not frequently available, it is suggested that you allow alockbox to be installed on your door. You will increase your odds for a sale by allowing more qualifiedbuyers to see your home. You do not want to miss an out-of-town transferee because your home was notable to be shown.

During a showing:

l Open all draperies and window shades during daylight hours.

l Turn on all lights and replace bulbs with high wattagebulbs where needed.

l Open windows one half hour before showing tocirculate fresh air.

l Open all the doors between rooms to give an inviting feeling.

l Place fresh flowers on kitchen table and/or in the living room.

l If possible, bake cookies or bread to add an inviting aroma.

l The kitchen & bathroom should sparkle.

l Pets should be confined or restricted from view. Eliminate pet odors. Not everyone may share yourlove of animals. Some people may be allergic to them.

l All jewelry and small valuables should be stored in a safety deposit box or in a locked closet.

l Replace any items not included in the sale, or tag them appropriately with “to be replaced with…”or “not included” signs.

l Beds should be made & clothes picked up. Bathrooms should be clean, with towels folded andtoilet lid down.

l When you leave the house, please leave it as if you know it is going to be shown. You never knowwhen the right person is going to look at it!

Practicing Good Seller’s Etiquette

Let’s face it: When your house goes on the market, you’re not only openingthe door to prospective buyers, but also sometimes to unknown vendorsand naïve or unqualified buyers. As with any business transaction, there isan expected protocol to how sellers, buyers and their respective agentsinteract. Should you find yourself in a sticky situation, alert your agent so heor she can address and remedy the problem.

The aggressive agentWhen your agent puts your house on the market, typically all promotional materials state clearly that youragent is the primary contact for buyers and buyers’ agents. However, sometimes a buyer’s agent willcontact a seller directly to try to either win over their business or cut the seller’s agent out of the deal. Thisis not reputable behavior and you should report it to your agent immediately if it happens to you.

The unscrupulous vendorHave you ever started a business or moved into a new house and suddenly found your mailbox full of junkmail? Unfortunately, this also can happen when you put your house on the market. When you sell yourhome, it necessitates all kinds of new purchasing decisions and less-than-ethical vendors are keenly awareof this. Though MLS organizations enforce rules on how posted information is used, some companieshave found ways to cull information from various sources to produce mass mailing lists. If you findyourself regularly emptying your mailbox of junk, let your agent know. He or she can tap the appropriatesources to prompt an investigation into the matter.

The naïve buyerYard signs, Internet listings and other advertisements can generate a lot of buzz for your home. Someprospective buyers — particularly first-timers — will be so buzzed to see your home that they’ll simply dropby. If this happens, no matter how nice these unexpected visitors are, it’s best not to humor theirenthusiasm by discussing your home or giving an impromptu tour. Instead, politely let them know thatyour real estate agent is in charge of scheduling tours and provide them with the agent’s contactinformation. If you attempt to handle these surprise visits on your own, you might inadvertently discloseinformation that could hurt you during negotiations down the road.
