My, oh my! What a wonderful fine substantial home this is! Sat in the centre of
the village of Hodnet with the village shop located across the road, village church
and gardens around the corner and the stunning Hawkstone Hall just a short walk
away this house couldn't really have a more idyllic setting. This fabulous Grade II
listed Georgian property is set on a large corner plot fronting onto the road with
large parking area to the rear along with gardens. An extension to the rear added
additional bedroom space on the first floor and the kitchen diner at the rear whilst
a barn to the side has become a substantial two storey work shop with potential
brimming out at its seams to become a two bedroom, two storey annex with the
relevant planning and building regulations met. Inside, this property is currently
both home and business with part of the ground floor dedicated to a rocking horse
shop with store room/work shop to the rear and business offices up a separate flight
of stairs to the rear above the store room. With a large shop frontage, the
possibilities are endless to make this part of the property work for your business
whatever it may be, again subject to planning and building regulations. The rest of
the huge house is living accommodation accessed from a front facing door with its
own spacious entrance hallway have a grand stair case rising up to the first floor.
There is a door leading into the dining room with open fireplace and bay window
to the front with sash windows and wooden shutters to the sides. An internal
hallway leads through to the kitchen/dining room to the rear where they are bay
windows looking out into the rear garden, ample space for a dining table and a
bespoke kitchen with range cooker. A door leads into a utility space where there
is access out into the garden and a ground floor WC with door leading back into
the dining room. Below the main staircase is a stone flight of stairs leading into a
dry cellar with stone floor and brick walls. Upstairs on the first floor, the main
room is the current living accommodation for the family that live here currently
with open fire and large bay window. There are four double bedrooms on this floor
and two bathrooms, two to the front and two to the back area with stairs rising both
up from the main hallway and from the rear hallway. Continuing up, there is a
second floor with a further five bedrooms and a further bathroom making ample
space for everyone. It's a house that you need to come and explore, we could have
stayed there all day having a look around all of the nooks and crannies. With the
need for living accommodation to be versatile to work for all members of the
family ever growing, this huge house could be just what you need! Call us today
