When Huw first viewed Number 6, 28 years ago, he was attracted to the Peace and Tranquility of this spacious property. “We moved here from Croydon,” says Huw, “We loved the feel of the area and how large the plot is. It’s a great sized house with plenty of parking which is ideal as we entertain a lot!” Indeed the property provides ample space to park up to five cars.

Ground FloorThe entrance hall has a turning staircase rising to the first floor landing with doors leading through to living room, dining room, kitchen and ground floor two piece WC. With a large conservatory, well presented lounge with Cast Iron Villager Fire and astro-turfed decking, there is plenty of space for Karen and Huw to entertain their family and friends. “The garden catches the sun all day long,” says Karen, “we have an enclosed front garden as well as a great rear garden and a barbeque area. We have held many summer gatherings on the decking which holds the sun well into the evenings.”

“Our favourite feature has to be the conservatory,” agree the couple, “it’s a great space for dining and in the summer we have the doors open onto the garden.” The former dinning room has been designated as an additional bedroom by the family and currently holds a double sofa bed, TV, electric fire, with the downstairs cloakroom – providing a convenient self contained guest suite. Alternatively it could provide the perfect home office.

Bearley has an excellent community with a thriving club, “ the village holds fetes during the summer,” says Karen, “ the community produce a monthly magazine and there is always something going on at the club. It’s a great community and we consider the neighbours more as friends – some even offer to walk the dog for us when we are at work!” The property is just a short distance from Stratford Upon Avon, which alongside its Shakespearean culture and history boasts a well-stocked high street, with a variety of boutique shops and gastro pubs. The village of Snitterfield is two miles away, where there is an excellent pub as well as a primary school.

BEARLEY

A pleasant small village situated north of Stratford upon Avon which has a history dating as far back as 1086. It is relatively small with a population of under 1,000. There is a village cricket club, football club and indoor short mat bowls. The railway station is a halt on the Leamington to Stratford upon Avon line. The neighbouring villages of Snitterfield and Wilmcote have shops and amenities.

STRATFORD UPON AVONThe enchanting town of Stratford upon Avon is a popular tourist destination owing to its status as birthplace of the playwright and poet William Shakespeare with 5 million visitors a year from all over the world. The Royal Shakespeare Company resides in Stratford’s Royal Shakespeare Theatre, one of Britain’s most important cultural venues. The town itself has many buildings that have survived over the years and would have been familiar to Shakespeare. It also offers a thriving community offering a wide variety of leisure, dining and shopping experiences.

The town is also known for its excellent schooling facilities. Within easy reach are state, grammar and private schools to suit most requirements including Warwick Prep and Public Schools and Kings High School for Girls. Arnold Lodge School and Kingsley School for Girls in Leamington, The Croft Prep School and grammar schools are in Stratford upon Avon.

Warwick Parkway, Leamington Spa, Honeybourne and Banbury offer direct rail services to London and Birmingham. The central position of Stratford upon Avon makes it an ideal location for commuting to the entire country with easy access to the Fosse Way, M40, M42, M1 and M6. Leamington Spa is just twelve miles away and Banbury only twenty miles away. Birmingham International Airport is just twenty six miles away.

“Being dog owners, we have made use if the excellent countryside,” she continues, “We have enjoyed walking in Snitterfield woods and regularly take the dogs along the canal and aqueduct to Wilmcote.” Other notable recreational activities in the area include Stratford Oakes Golf Club and the Gliding Club which are both just two miles from your front door.

“We understand that the house is on the site of the old clubhouse from the RAF base,” continues Huw, “We have even found old pennies whilst we were gardening. I was the original purchasers of the house and will be sad to move, however as our daughter has now flown the nest we want to move closer to my elderly parents”
