LOCATIONThe property is located in Meadowbank, a suburb of Edinburgh approximately 1.3 miles to the east of the city centre. Meadowbank, and the subject site, lie on the A1 (London Road) which is a main arterial route in and out of the city centre. There are excellent transport connections including Lothian Bus routes in the local area servicing the city. Edinburgh Waverley Railway Station is located approximately 1.3 miles west of Meadowbank which provides regular services connecting across the UK including to Glasgow and London. Edinburgh International Airport is approximately 9 miles west.

Meadowbank benefits from a wide range of amenities which are within close proximity to the subjects. Meadowbank Shopping Park, approximately 0.3 miles from the site, is home to a range of national occupiers including Sainsbury’s, M&S, TK Maxx, KFC and B&M Home Store. London Road has a wider range of amenities including local shops, cafes, restaurants and a McDonald’s.

Meadowbank Stadium is located opposite the site. The subjects are also well located to benefit from the open space within Holyrood Park including Arthur’s Seat (approximately 0.3 miles south).

65 London Road lies within the catchment area of Abbeyhill Primary School and St Ninian’s RC Primary School. Secondary level education is provided at Drummond Community High and Holy Rood RC High.

MEADOWBANK REDEVELOPMENTMeadowbank is currently undergoing large scale redevelopment. There are a number of current and planned residential and mixed use developments within the local area which are changing the local area, introducing a wider mix of uses to create a more vibrant community.

Directly opposite the site, Meadowbank Stadium is the largest redevelopment site in the area (c. 24.7 acres / 10 ha). The stadium is to be replaced with new sporting facilities including an athletics track, football pitches, sports halls, studios, a cafe and a gym, all of which will be accessible to the community. The wider site will provide a mixed use development opportunity. Currently with Planning Permission in Principle, the site will include residential, student, hotel and commercial uses.

Immediately adjacent to the subject site to the west, the former Ashley Ann and Boots units have just been acquired for redevelopment. To date no planning applications have been submitted.

Elsewhere, there have been a number of residential projects:

- Bellway are currently under construction at Imperial Heights, a development of 139 apartments.

- MNM have recently completed the final sale at Marionville, a development of 51 apartments.

- Sunnybank Place is a c. 0.5 acre (0.2 ha) site with detailed planning permission for 35 apartments. Construction is anticipated to begin soon.

- A PAN has recently been submitted by Dandara at 69 – 71 Marionville Road (c. 2 acres / 0.8 ha) for residential development. Former permission was for 34 apartments.
