Summary

• A collection of three Victorian buildings in the heart of Marylebone, moments from the fashionable Marylebone High Street, Baker Street Underground, Oxford Street and open spaces of Regent’s Park and Hyde Park.

• The buildings are currently arranged as 9 self-contained flats set over the lower ground to second floor extending to approximately 4,500 sqft (NSA) and 4,953 sqft (GIA).

• Chiltern Street has been subject to some extremely high end residential development which has not only had a positive impact on Chiltern Street, but on the wider Marylebone market as a whole.

• The property benefits from excellent transport links as well as outstanding amenities within the immediate vicinity.

• The freehold interest is offered for sale by Private Treaty.

Location

Chiltern Street is located within the Borough of the City of Westminster, and the subject properties are situated 200m to the south of Baker Street Underground station and a short walk from Regent’s Park. Marylebone has become one of London’s most sought after residential locations for numerous reasons including the attractive High Street, its proximity to Oxford Street, Mayfair and the open spaces of Regent’s Park and Hyde Park.

In respect of other important residential sites in close proximity, The Chilterns, a luxury residential development by Galliard Homes, and Chiltern Place by Ronson Capital Partners are both directly opposite the subject properties.

There are excellent amenities in the immediate area. Chiltern Street is home to a variety of renowned boutique shops and restaurants, including Chiltern Firehouse. The iconic Marylebone High Street is located approximately 300m to the east of the property whilst Oxford Street is approximately 850m to the south. The area also benefits from internationally renowned universities including the University of Westminster and Regent’s University, both of which are within a short walking distance.

The area benefits from excellent transport links with Baker Street Underground Station (Circle, Bakerloo, Jubilee, Metropolitan and Hammersmith and City lines) located just moments to the north and Bond Street Underground Station (Central and Jubilee) approximately 1km to the south. Furthermore, Marylebone station is situated approximately 700m to the north west of the subject properties, providing national rail services to destinations including Birmingham and Oxford.

Road communications are also excellent with the Marylebone Road (A501) situated at the northern end of the Chiltern Street, providing access to the M4, via the A40 to the West and to the City to the East.
