Exquisite design elements can be found throughout, including a soaring
entrance foyer with an elliptical triple-height staircase, a formal dining
room with hand-stenciled walls and a cobalt blue Murano chandelier
(circa 1940), charming 19th-Century mahogany bookcases and Venetian-
plastered walls in the living room, and a library paneled in honey-tone
knotty pine. Completing the first level is a Jr. master suite with a walk-in
closet, a mud room with zinc countertops and a powder room, and a
service entrance delivery room.
These well-proportioned living spaces are a brightly lit collection of
open-concept day rooms, which can be cleverly apportioned off by
pocket doors to create private, intimate segments. The home has
extensive millwork throughout, inspired by the site’s original 1920’s
carriage house, detailed with crisp moldings and paneling. The
house features five fireplaces, old-growth white oak country grade
floors in random width with hand scraped edges, custom-made Reilly
weighted windows with sleek bronze screens and custom-crafted solid
mahogany doors.

THE OUTDOOR LIVING AREAS WERE PROFESSIONALLY SCULPTED BY CELEBRATED LANDSCAPE DESIGNER, ED HOLLANDER, WHO RECEIVED THE AMERICAN SOCIETY OF LANDSCAPE
ARCHITECTS AWARD FOR HIS WORK AT 80 MEADOWMERE LANE.
The landscape design for this property was to incorporate elements from the traditional design of John Russell Pope’s Tenacre; originally completed in 1921 which the home was modeled after, while responding to the unique requirements of this seaside environment. This design suited the location as it combines a feeling of informality and livability and allows for an imaginative use of traditional
elements.
The gravel drive curves through existing trees which were saved during the construction process and sweeps up to the front door, perched high above the adjacent street. The entry is planted in a simple palette of mounded boxwood which provides structure to the garden, defining the space, while not
overwhelming the entry to the home. Ed Hollander’s goal was to interpret the traditional Pope landscape in a style suited to the lower maintenance, less formal lifestyles of the family living here.
As you walk around the house, you transition from the informal cottage gardens to a series of smaller garden rooms which make up the main living spaces in the landscape. The individual rooms are
arranged off main circulation routes which connect directly to the interior rooms of the residence. Each space has a sense of enclosure which creates a variety of controlled views as you navigate. The dining terrace is surrounded by London Plane Trees (Platanus acerifolia), which forms the roof of this outdoor room, and clipped boxwood (Buxus sempervirens) which form the walls. The garden is filled with salt tolerant species as this property experiences the salt winds typical of properties
adjacent to the ocean.
Continuing to the pool terrace, you navigate a grass-jointed bluestone path. At the pool house end, looking back toward the house, you note that the pool is on axis with the most prevalent elevation
on the home. The paths which flank either side of the pool align perfectly to the doors of the main living space. Lawn wraps the pool, creating a swimming environment which feels more like a
reflecting pool than a pool used for recreation.
The entire property has been designed with careful consideration of the history of the original Tenacre while responding to the client’s needs of dining, living and recreational spaces.
