Enjoy island living at its best in this brand new

Rattlesnake Island property facing the Broads of

Lake Winnipesaukee. Includes a guest cabin as

well as boat dock and lift, stone break water, and is

only a few steps up to the main cabin. When I first visited the property it reminded me of

the incredible memories of our family island, the views, the privacy, the ultimate in living

on a lake with a community of people who share the same love of nature and water.

The difference is that this property is brand new construction

with beautiful wood interior, new appliances, wood stove, cathe-

dral ceilings, wrap around decks, new bedroom septic, and a

large separate cabin. Building an is-

land home is not for the faint at heart.

Enjoy the years of quality work without lifting a finger except per-

haps at the closing table. This is a place generations of memo-

ries can be built. The guest house is unfinished inside but has

all the wood and appliances ready to go. Can be purchased fin-

ished or be done as you like it. Rattlesnake Island also has

hundreds of acres of conservation land and the best panoramic

views of the lake from

high up. The Rattlesnake Association also

owns a mainland launch where there is park-

ing and storage for your boats in the winter.

Rattlesnake Island on Lake Winnipesaukee

Rattlesnake Island is about 2 miles long and has about 5 miles of shoreland.

The topography varies greatly. Rattlesnake Island is the highest (in elevation)

island on Lake Winnipesaukee. The top of "Mount Rattlesnake" rises just

about 400 feet above the mean lake level. It affords some of the best views of

the lake. There are many hiking trails interconnecting all parts of the island.

There were reports of actual rattlesnakes living on the island giving it its

namesake. Legend has it that the last one was captured and became part of

the collection of the Libby Museum in Wolfeboro. Rattlesnake Island Associ-

ation owns a mainland area off of Rollin Road to the east of Smith Point which

includes short term docking and two large parking areas for residents and

guests. There is also an area for the parking of boat trailers. It represents

some of the best lake living on the lake.
