Stasis in the Future
Census Tract 31 is changing. The growth of post-millenium developments the area has also come to change the racial and ethnic com-position.
However, Census Tract 31 will reach a stasis and recalibration period.
According to data from NYC Planning, with consideration to the context of developable land (excluding Fort Greene Park and Long Island University), Census Tract 31 is built to maximum Floor Area Ratio, or FAR.
Floor Area Ratio, or FAR, is the ratio of a build-ing’s total floor area to the size of the lot.
Additionally institutional activity and the pre-sense of co-operative housing (Kingsview and University Towers) limit the bandwith of change.
