The Board of Directors and members of the community would like to take this opportunity to welcome those of you who are new to Seven Hills. We trust that you will find us a welcoming community. The Membership Services Office is here to help answer questions you may have about the community or amenities offered. You may contact Nadene at 951-658-6178. Members of the Board of Directors are listed above and are available to help you with questions or concerns you may have regarding Seven Hills. The Seven Hills Property Owner’s Association publishes an annual directory in January of each year. Each household receives a copy. If you would like your name, address, phone number and email published, please fill out the Resident Information Form found in this newsletter and mail it to the address on the form. Changes can be sent anytime during the year in preparation for the next directory. You can choose which information you would like to have published. Birthdays and Anniversaries are published monthly in the newsletter; if you would like to be included, please provide that information on the resident form. The Board of Directors recommend that you have emergency contact information on file with the office. We use this information only if it becomes necessary to contact someone on your behalf. Seven Hills offers amenities such as golf, restaurant, and Member’s Club. This information is listed on the front of the Annual Directory, or you may call Membership Services for the information. A Seven Hills Welcome Wagon volunteer may be contacting you either by phone or by mail. Please take the time to respond. They would enjoy meeting you and giving you valuable information about the community.

A Message From Your Board President… Don Kritzer

"The activities and affairs of this association shall be administered and overseen by, and the powers of the Association exercised under the direction of a Board of Directors." That is a direct quote from our bylaws. Your Board of Directors does not have authority to amend or revise the CC&Rs. We frequently have requests of the

board to make an exception to a specific article in the CC&Rs. Examples are: asking for a lease term less than one year or a shed exceeding the size specified. This sort of issue clearly requires CC&R amendment. The board has authority to write rules to interpret articles such as color of paint. We are in the process of writing more rules. As with the recently approved rule for fines, a 30 day comment period was required and final approval was at a board meeting. At our next meeting, the results of the election of directors will be announced. You should have al-ready received you ballot in the mail. There will be no meeting in December as this is when we have our recognition dinner for our volunteers.

Wow, what a day October 20th 2016 was. Now I know what coming together means. I saw the SHPOA membership work together to make our picnic a pleasant experience. Thanks to all at-tendees for their help and a special thanks to ticket sellers, setup crew, bar crew, our MC and clean-up crew. Thanks again for your help, hope to see us together again next year.

Minutes of Open Board Meeting September 7, 2016

The board of directors meeting was called to order at 6:00 P M byPresident Don Kritzer. Don Sholten led the Pledge of Alle-giance. Board of Director members present: Don Kritzer Mike Madrid and Bonnie Paine. Director Collins and Director Caraveau ab-sences were excused. Secretary report: Motion was made a to approve the minutes from the May meeting published in the June newsletter. The motion passed. Treasurers Report: Cash and invest-ments at June 1, 2016 was $273,125.57; In-come for the three months was $1,1068.68 ; Expenses were $15,168.87 and Cash and in-vestments at August 31, 2016 was $269,025.38. A motion was made to accept the Treasurer's report and the motion passed. Members Comments Three members

made comments. Unfinished business: The results of the election to amend the bylaws to increase the number of Director of Directors by two were announced. There were 482 yes votes and 25 no votes Motion was made to approve the bylaw rules for fines as published in the August newsletter. The motion passed. Motion was made to appoint the current Archi-tectural Chairperson, Barbara Cook as a mem-ber of the SHPOA Board of Directors. The mo-tion passed Motion was made to appoint the current CC&R Chairperson, Linda Wilcox as a member of the SHPOA Board of Directors. The motion passed. After comments by Members of the Board, the meeting was adjourned.

Minutes of Open Board Meeting October 5, 2016

The open board meeting held on October 5, 2016 was called to order at 6:30 P.M. by Pres-ident Don Kritzer. The Pledge of Allegiance was led by Don Scholten. Board Members in Attendance: Don Kritzer, Mike Madrid, Susan Caraveau, Bonnie Paine, Christine Collins, Linda Wilcox; Barbara Cook absent excused. Seventy-nine members present. Secretary’s Report: No report. September minutes will be posted in the November News-letter. Treasurer’s Report: Motion by Mike Madrid to accept Treasurer Bonnie Paine’s report. Be-ginning Balance September 1, 2016: $269,025.38; Total Income $3,575.63; Total Expense $5,603.02; Total Ending Balance September 30, 2016: $266,997.99. Motion carried. Member Comments: Ed Henderson had a question concerning too many renters affect-ing Seven Hills 55 plus status. Don Kritzer re-sponded that the number of renters does not affect our age certification. Some associations allow only 15% renters as prescribed by state law, but it is up to the discretion of the HOA to implement. Art Villescas spoke concerning trees, limbs and brush being dumped on the 14

of the golf course. Don explained that this is golf course business, and has nothing to do with the SHPOA. Unfinished Business: Nominations for the board currently running are Christine Collins, Don Kritzer, and Susan Caraveau. A decision will be made on which of our two newest board members, Linda Wilcox and Barbara Cook, will serve one and two- year terms as CC&R Director and Architecture Director. Individual Director’s and Committee Chair Comments: Safety & Security Christine Collins reported that the latest scams involve telephone schemes to get money from unsus-pecting seniors. IRS claims and medical claims are two of the most prominent calls. Christine cautioned everyone to be aware of

these type of calls and to be assured they are scams, and not real. Do not engage the call-ers! Vice-President Mike Madrid reminded members of the picnic on October 20

all members. Tickets are available until Octo-ber 13

th. CC&R Linda Wilcox reported that

she has been busy with CC&R issues, mainly underage situations. She asked members to pay attention to their surroundings and report anyone housing underage occupants for more than 60 days. These violations are serious and threaten our 55 + certification, and complaints are anonymous. Administrator Nadene Funkhouser reported that the biggest issue is underage violation of the CC&R rules. She en-couraged members to document dates when noticing violations in their neighborhood. The new member directories may not be placed on mailbox clips as some have objected for secu-rity reasons. Nadene will let members know when they can be picked up. Please let her know of updates and changes in personal in-formation. President Don Kritzer noted that the only way the CC&R rules can be changed is through member vote. Special exceptions to the rules cannot be made for obvious reasons. Don also noted that there is a particular rule members have mentioned that is difficult to in-terpret, but it is only in the CC&R rules be-cause state law requires it. Meeting adjourned 6:52 PM Susan Caraveau, SHPOA Secretary Program: The speaker for the evening was Mike Winn, new co-owner along with Jim Bellows, of the Seven Hills Golf Course. Their company is SLV Golf, and they lease and own several golf courses in the area including Sierra Laverne, Up-land Hills, and Menifee Lakes. They both have degrees in agronomy, and their business is in fixing and financing golf courses. Their goal is to make improvements from the greens out to the edges of the golf course over a period of several years. Mike answered many questions and asked for patience as they realize that there is much to be done to bring the golf course and club house up to par. They are committed to that end. The restaurant currently is featuring a Monday night buf-fet with TV football. There will be more themed events in the future.

Seattle. Caller ID shows Accordia Northwest which is an insurance company, but the web-site does not list anything but the name. # Is 206-701-5902. 9/19/16 Jasmine Way. Regular trash can moved several homes down Monday morning and could not immediately be found. No ex-planation. 9/19/16 Brentwood. Man dressed in black, long sleeves, carrying jacket (in this heat, real-ly?) seen looking in windows of the Villas by the pool area on Seven Hills Drive. Man was in his 20s, wore a goatee, looked clean cut, short hair. When accosted, by then he was by Banyan Tree, he just hopped over the fence and "disappeared". 9/20/16 Seven Hills Drive blue mail box had honey poured inside the flap, so that mail would stick to it instead of dropping. Received 2 reports and when I checked on 9/21 flap had been cleaned up. 9/21/16 New scam ... it starts "we are fol-lowing up about your health insurance, do you require it for yourself only or is it for the fami-ly?" No hello, nothing! ... number is 323 924 6022 from Los Angeles but the moron said he was calling from Florida. 9/21/16 Ribbonwood. Homeowner took the dog for a walk, when he got back, someone had tried to pry open the front security door. No one else was home. 9/22/16 Unsolicited call from Grant Associa-tion Center in Phoenix, tel: 855-485-1251 offer-ing grant for $48,000 for qualified veterans .... but credit card number was requested. SCAM. 9/23/16 Tamarack - scam call from debt col-lector, # 855 857 4823. #855 area code is un-traceable.

9/26/16 Flametree. 2 Calls were made to Police regarding a man knocking on doors

Incidents that happened between Septem-ber 11, 2016 and October 11, 2016 9/12/16 Recorded call from ERC re-ceived by Christine. According to the US Consumer Financial Protection Bureau, En-hanced Recovery Company is the subject of many complaints, they keep calling to obtain money the consumer does not owe, they call repeatedly, make false representations and illegally threaten legal action. SCAM. 9/12/16 Received 2 calls about a vacuum salesman, very personable, tall and on the heavy side. I tracked him down and met with him, got his brochure, he had no business cards, no car, said his company, which is in Pomona, dropped him in Seven Hills and he was about to be picked up. Told him bro-chures are to be left on clip on mailboxes, and that he had no business going door to door. Called his company too. Apparently this company offers "free" cleaning and you buy the vacuum, which is bulky and I found 1,443 complaints and reviews about this Kirby vacuum on the internet. These people are independent contractors .... DON'T trust them and don't let them in your home ! 9/13/16 Jasmine Way. All power tools stolen from back of truck box which was pried open, back window was accessed and was opened without breaking it and more stolen, total worth about $1000. 9/14/16 Silver Oak, rental FRAUD. Real-tor received a fraudulent email wanting to rent property, all utilities included for $700 rent plus $700 deposit ... but fake realtor just had a transfer to Oregon and could not show proper-ty in person, so just asked for all kinds of infor-mation/references to see if candidate "fits". This came via text message from 503 area code, which is Portland, Oregon. 9/14/16 Jasmine Way. Fake IRS call from

The Seven Hills Senior Group was formed over six years ago to foster friendship among us who are lonely and whose lives have so radically been changed. We get better

acquainted via the two regular monthly functions. We also go on day bus trips provided by one of the local bus companies.
