Monthlyo Inspect the air filter in your HVAC system, and replace it
every 90 days. Not only is it good for the air, it helps to keep your system running smoothly as well.
o Keep your garbage disposal running well. Crush ice, baking soda and citrus fruit rinds in the garbage disposal to sharpen the blades and combat unpleasant orders.
Every few monthso Don’t let grease and grime build up! Give your
kitchen cabinets, stove, oven and refrigerator a thorough cleaning.
o Clean and check your kitchen’s range hood to make sure it’s in good working order.
o Check the charge of your fire extinguisher. Look at the gauge to ensure it’s ready to use. Also, look over the hose, nozzle and connections to make sure they’re not damaged.
Twice a yearo Replace batteries in all smoke detectors and your
carbon monoxide detectors. Do this in the spring and fall when you set your clocks forward or back.
o Leaves and dirt can build up quickly in your gutters. Devoting time to clean them in the spring and fall can help prevent expensive roof damage.
o Look for and repair separations and cracks in weather stripping and windows to prevent drafts.
o Check the supply lines to your sinks and toilets and repair any leaks to prevent water waste.
o Inspect the tiles in your kitchen, bathroom, etc., and seal the grout. This will keep the space looking its best.
Keep your biggest investment in great shape year after year through regular maintenance! Although it seems obvious, staying on top of a home maintenance schedule not only keeps your home looking and functioning at its best, it may also help prevent costly repairs. Whether you’re a new homeowner or you’ve been in your home for decades, use this list to remind yourself how often maintenance should be done. While this list is by no means exhaustive, it serves as a helpful guideline.

Annuallyo Remove residue and sediment from your water
heater, if applicable. Be sure to consult your manual for instructions.
o Clear the clutter from around the house and garage, and donate unwanted or gently-used items to charity. This will keep your home organized and your storage spaces functional.
o Deep clean your carpets, and clean and touch up your baseboards and doors.
o Check your home’s foundation, roof and overall exterior for damage or potential problems.
o Look for wear and tear on your deck, porch or patio, and make repairs to keep your outdoor entertaining spaces looking great.
o In the fall, service your HVAC system and have your chimney cleaned and inspected.
Every 5 to 10 yearso Paint or stain the exterior of your home. If you have a large
home, paint one side a year, starting with the side that gets the most exposure to the elements.

Maintain your biggest investment Dear Friend, A home is the biggest investment that most people make. Regular maintenance keeps this investment in great shape as the years pass. However, time flies, and it can be difficult to remember to stay on top of home maintenance year in and year out. The information I’m sending this month provides a guideline for some basic maintenance tasks to complete while you own a home.
