&Q A1 How do I purchase a condominium

in Caves Heights?A 10% deposit is normally required of thepurchase price at the seller’s legal escrowaccount. Upon closing/delivery of propertytitle buyers pay the remainder of theagreed sales price.

2 What legal ownership do I have? Are there any restrictions to ownership?Ownership is Fee Simple. There are no restrictions to ownership. Non-Bahamiansare permitted to purchase real property inThe Bahamas.

3 What are my maintenance fees and what do they include?Fees are based on size of condominiumon a square foot basis. At present theCapri and Provence style pay $1,031 per month, the Monaco pays $1,238 permonth and the Penthouses pay $2,269per month (fees subject to change).Fees include: Building, hurricane and siteliability insurance. 24-hour security, land-scape and pool services, refuse collection,on-site manager, site utilities, generators,sewage treatment plant, tennis court andgym maintenance, golf cart maintenancefor owners use, independent accountancyservices and home owner association.

4 What costs are involved to buy a property in The Bahamas?Prices at Caves Heights are listed as the gross sales price. The seller pays halfof the government stamp tax (5% toseller) and the seller’s legal fees. Thebuyer pays half the government stamp tax(5% to buyer) and his own legal fees.

5 What is the annual property tax?Annual real property tax (RPT) is a government tax on all real property in The Bahamas and is based on the value of the property (sales price) on a sliding

scale with the first $250,000 without tax, the next $250,000 at 3/4 of 1% and the remainder at 1%. For example: a$900,000 purchase at Caves Heightsequates to a RPT of $5,875 p.a.

6 Can I apply to establish residency in The Bahamas?Yes, under Bahamian law, non-Bahamiansare able to establish residency in The Bahamas following ownership of a finished residence that is worth at least$500,000. Subject to a buyer’s tax domicile, residents of the Bahamas mayenjoy tax-free status, depending on thesource of income. There is no income tax,capital gains tax, inheritance taxes orsales taxes with the exception of theStamp Duty paid on conveyances of realproperty to residents of The Bahamas andan annual Property Tax.

7 Is there a Home Owners Association?Caves Heights Management Ltd. is a registered Bahamian company that runsthe development. The home owners association is fully functioning with 4 scheduled meetings per annum. In addition a board of owner representativeshas been established with monthly meetings. A property manager is available.

8 Does Caves Heights have an approvedlist of interior decorators/builders?Yes, Caves Heights has selected a developer-approved list of interior decorators, furniture stores and buildersfor alterations. Please contact the developer for the list.

9 What about shopping and restaurants?A brand new 15,000 sq. ft full service Gourmet Grocery Store and pharmacy is just 5 minutes from your apartment.Adjacent Caves Village has a restaurant,cafe, fine wines store, pharmacy, bank
