A publication for and about our members January 2010 REALTORS REALTORS ® ® Kick Off New Year With a Helping Hand Kick Off New Year With a Helping Hand On January 21 and 23, dozens of RAMC REALTORS® and affiliate Mem- bers turned out for our annual Habitat for Humanity Build Days in Hobe Sound. A great time was had by all as members donated their time to hang drywall, install appliances and shelving, and get three different houses ready for families to call home. We followed up the great work done by a group of college students from Minnesota and Wisconsin in the preceding weeks, and thanks to all our efforts, the homes should be ready ahead of schedule! RAMC encourages all our members to get involved with our efforts to pro- mote their vision of responsible and sustainable home ownership in our com- munity. Members who want to learn more should contact Jeremey Bingham at the RAMC office. In the wake of the devastating January 12 earthquake in Haiti, RAMC leadership sprang into action to help. Working in coordination with New Hope Fellowship and Missionary Flights International , REALTORS® and Affiliates gathered hygiene sup- plies for immediate distribution to the people in the affected region. MFI is flying as many as 5 flights a day into the Port-Au-Prince airport, laden with medical supplies and other relief. Tying in our effort with theirs allowed us to deliver our donated sup- plies on a Tuesday, and have them in the hands of those who needed them by that Friday. Collections at the RAMC offices have ceased, but the need in Haiti is still great. Those interested in helping the continuing long-term rebuilding effort are en- couraged to contact the Martin County Red Cross and the Clinton-Bush Haiti Fund. Support for the continuing flights by MFI, based in Ft Pierce, is also needed. Supplies are building up while financial resources to transport them to Haiti are dwindling. As much as the donations of materials and food helped in the immediate wake of the tragedy, at this point in the process cash is what’s needed most. With your help, pri- vate charities and the governments of the US, Haiti, and the international community can and will rebuild in Haiti. January also marked the launch of RAMC’s involvement in the Cell Phones for Soldiers project. The program was started in April 2004 by 13-year-old Brittany Bergquist and her 12-year-old brother Robbie of Norwell, Massachusetts. Robbie and Brittany's goal is to help our sol- diers serving overseas call home. They hope to provide as many soldiers as possible with prepaid calling cards. Through generous donations and the recycling of used cell phones, Robbie and Brittany have already distributed thousands of calling cards to soldiers around the globe. Legal Hotline Changes

In an effort to improve the legal hotline service the Florida Realtor Legal Hotline is switching over to a new phone system and a new process for accessing Florida Realtor attorneys. You now need your Flor-ida real estate license number or NRDS number accessible at the time of your call. Previously you needed this information upon reaching an attorney, however it is now required to get to an attor-ney. Florida Realtors hopes this will cut down the time the attorneys spend with non-members explain-ing they cannot answer a question. Upon calling the hotline you will have a limited amount of time to type the numbers into the phone system. If you don’t have or know your license/NRDS number, you will have to hang up and call back. Once you are in the system your call for an at-torney will be placed in queue. Calls regarding ethics, MLS or procuring cause will be redirected to staff who specialize in these areas and they will not need to wait in the queue. If you enter the information incorrectly you will be directed to the Florida Real-tors membership department for help with your li-cense number. As always, the Legal Hotline is:

Our fourth annual Pub Quiz to benefit Habitat for Humanity was held at Charlies’ Bar and Grill in Stuart on February 2nd. More than 80 REALTORS and Affiliate Members turned out to support Home Ownership in Martin County and have some fun, too! CRS 111 “Short Sales & Foreclosures: Protecting Your Clients’ Interests”

Working with buyers and sellers of distressed properties can be frustrating and time consuming, but also rewarding. This course provides REAL-TORS® with practical approaches to the pre-foreclosure and foreclosure processes that will result in the successful disposition of these properties. We will be adding a new option of CRA - (Community Redevelopment Area) to the Subdivision Information field. This will be a searchable option for those of you that are looking for these properties specific to your buyers needs. There is no ETA as of yet; however, this should be implemented within the first quarter of this year.

We will also be removing the options of Foreclosure and Bank Owned from the Special Information field. Both Foreclosure and Bank Owned will be REQUIRED stand alone Y/N fields. If your listings are indicated with this information in the Special Informa-tion field currently, that information will automatically map into the new fields. All other listings will need to be edited by the bro-ker or the agent to meet the requirement of Y/N.

Amendment to MLS Policy change for Duplicate Listings

It was decided and instituted that the entry of Du-plicate Listings would no longer be allowed in the MLS in November, 2009. However, within the guidelines of the Community Redevelopment Counsel, there are properties that have been zoned both Commercial and Residential.

The MLS Committee passed a motion to allow duplicate entry ONLY of those listings that are zoned for both Commercial and Residential. There are no other exceptions to this policy.

There are many new features on RAMConline.org, and some that have been totally re-vamped for 2010. This month, we’ll show you how to use the “rosters” feature on our website to find contact information for your fellow REALTORS® , Affiliates, and offices. First, log in at http://ramconline.org. In the Member Ser-vices menu, select “Rosters.”

You’ll have a choice of five different rosters: OFFICES - Gives you an alphabetical list of all our member offices that includes the main office phone number, address, and Broker’s name. REALTORS® - This will produce an alphabetical list of all current RAMC REALTOR members. Information includes their contact number, the office they work for, and their website address. REALTORS® BY OFFICE - This listing is similar to the Office roster, but omits some of the contact info and instead lists the names of all agents currently working with that office. A Star icon next to the name indicates the Broker of that office. AFFILIATE COMPANIES - Outputs an alphabetical listing of all current RAMC affiliate companies. AFFILIATE MEMBERS - Lists individual Affiliate members by name, similar to the REALTORS® roster.

All of these rosters can be useful in finding the number for that agent you’ve been working with on a potential sale, or that Inspection company whose name you just can’t remem-ber… Our rosters provide comprehensive listing of all our members, organized however you need them. But what if you just need information for ONE member? That’s where the “Search” feature comes in.

You can search for any RAMC REALTOR® or Affiliate member by first name, last name, or company. The results returned will be as general or specific as your search terms.

This listing also includes email addresses, and this is an important note, because this is the only place you’ll be able to view the email addresses of our membership. The rest of the Rosters don’t include that information by design, so if you need an address for an agent or company fast, this is how you get it! THINGS YOUR BURGLAR WON'T TELL YOU

1. Of course I look familiar. I was here last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.

2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.

3. Love those flowers. That tells me you have taste ... And taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.

4. Yes, I really do look for newspapers piled up on the driveway. And I might leave a pizza flyer in your front door to see how long it takes you to remove it.

5. If decorative glass is part of your front entrance, don't let your alarm company install the control pad where I can see if it's set. That makes it too easy…

6. A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom-and your jewelry. It's not a bad idea to put motion detectors up there too…

7. It's raining, you're fumbling with your umbrella, and you forget to lock your door-understandable . But understand this: I don't take a day off because of bad weather.

8. I always knock first. If you answer, I'll ask for directions somewhere or offer to clean your gutters.

9. Do you really think I won't look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.

10. Here's a helpful hint: I almost never go into kids' rooms.

11. You're right: I won't have enough time to break into that safe where you keep your valuables. But if it's not bolted down, I'll take it with me.

12. A loud TV or radio can be a better deterrent than the best alarm system. If you're reluctant to leave your TV on while you're out

of town, you can buy a $35 device that works on a timer and simulates the flick-ering glow of a real television.

13. Sometimes, I carry a clipboard. Sometimes, I dress like a lawn guy and carry a rake. I do my best to never, ever look like a crook.

14. The two things I hate most: loud dogs and nosy neighbors.

15. I'll break a window to get in, even if it makes a little noise. If your neighbor hears one loud sound, he'll stop what he's doing and wait to hear it again. If he doesn't hear it again, he'll just go back to what he was doing. It's human nature.

16. I'm not complaining, but why would you pay all that money for a fancy alarm system and leave your house without setting it?

17. I love looking in your windows. I'm looking for signs that you're home, and for flat screen TVs or gaming systems I'd like. I'll drive or walk through your neighborhood at night, before you close the blinds, just to pick my targets.

18. Avoid announcing your vacation on your Facebook page. It's easier than you think to look up your address…

19. To you, leaving that window open just a crack during the day is a way to let in a little fresh air. To me, it's an invitation.

20. If you don't answer when I knock, I try the door. Occasionally, I hit the jack-pot and walk right in. Rob Gangi of Palm City was transferred from a North Carolina hospital to a rehabilitation facility Wednesday after suffering a head injury Dec. 26 that left him in a coma. Colleagues nationwide are stepping up to raise money to help him with what may be a lengthy recovery. Gangi’s coma is the result of a skateboarding accident that happened while visiting family in North Carolina over the holidays. Even though he was partially out of the coma, he isn’t out of the woods yet. He still is being treated out of state, which means his insurance will not cover all his expenses. So friends are organizing fundrais-ing events to help cover costs.

Patrick Stracuzzi and Keri Burgess of RE/MAX of Stuart are organizing an inspirational seminar Feb. 8 at The Grace Place Community Church, 1550 S.E. Salerno Road in Stuart where they hope to raise $50,000. The benefit will feature at least five inspirational speakers from around North America who are donating their time and travel in order to help Gangi. Event speakers are some of the biggest big names in the real estate business. National Hall of Fame speaker and trainer Floyd Wickman. Bill

Renaud Top Producer for Ottawa, Ontario, Canada will be also presenting. Allan Domb, who is the No. 1 real estate broker in the nation for two decades. Top producing Maryland agent, Pat Hiban. Top producing ERA agent Alexis Bolin from Pensacola and Pat-rick Stracuzzi, the No. 1 RE/MAX agent in 2008 in Florida. Moderating the Event will be Mega-Realtor Mike Maher from Kansas City.

Drew Pittman with Christenson Pittman Auctions has sponsored the live auction for the benefit. “It should be a lot of fun and it’s for a great cause,” said Pittman. Gangi’s brother Rick said “The outpouring of love and support has been overwhelming.”

While it is not known how much the family will need to cover expenses, Rick Gangi said whatever is donated will find a good cause as the family will donate any left over to causes such as creating awareness about the importance of wearing helmets.

Tickets for this event are $50 each and the proceeds will be donated to the Rob Gangi Family Fund.
