This landmark building in the heart of Cape Town’s CBD has been transformed into a modern, lively and vibrant commercial space.

The three towers provide office space for 2 800 people, 2 000m2 of retail space, 1 600 parking bays and a new, open-air public space on Hertzog Boulevard.

A building complex, with a 40-year history in the centre of Cape Town, has been reimagined and redefined.

KEEPING IT GREEN.

THERMAL-EFFICIENT FACADE• The new facade is made of high-performance glass and is double glazed.

This cuts up to 60% of UV light.• The building envelope has been properly sealed, which prevents the

leakage of energy and creates a thermally efficient building.

INTERIOR FITTINGS AND SETTINGS• Optimisation of air-conditioning settings to save on energy usage.• All restrooms are fitted with new dual-flush, low-flow cisterns, and are

flushed with grey recycled water.

ENCOURAGING A GREENER LIFESTYLE• The Towers encourages alternative forms of transportation for building

occupants to reduce local congestion and carbon monoxide pollution.• Bicycle lanes lead into the building and there is provision for safe bicycle storage

lock-up on the lower ground floor, as well as outside Food Lover’s Market, which is provided for all tenants and their visitors.

• Showers and storage boxes are provided for cyclists.

A SUSTAINABLE PHILOSOPHY.

GREENING THE LANDSCAPE• The building is surrounded by an abundance of trees.• A new landscape management and a hardscape management plan has been

developed to improve these areas.• A new communal, open, urban landscape has been designed featuring indigenous

plants and trees.

GREEN MANAGEMENT POLICIES• To ensure the well-being of tenants and to provide a comfortable and healthy

space by promoting indoor environmental quality.• Regular surveys of acoustic and thermal comfort, lighting and indoor air quality,

ventilation and building management.• Monthly recording of internal temperature and analysis against design temperature

setpoints.

REDUCING SOLID WASTE AND RECYCLING INITIATIVES• A waste stream audit has been conducted to establish a baseline for the amount

and type of waste.• A solid waste management policy and operational waste and material policy has

been developed.• A pest management plan to ensure pest control in the least toxic manner possible.
