A COMBINATION OF VISION AND PASSION CREATING AN INNOVATIVE LIVING EXPERIENCE

Two underlying factors drove the concept for Infinity Towers. Firstly, Geocon’s overall vision of ‘Building Canberra’, their plan to focus on the development of town centres whilst respecting the beautiful established suburbs of Canberra.

Secondly, inspiration came from their passion for creating truly unique living experiences that offer quality whilst remaining attainable.

Historically, Canberrans have had a preference for living below the tree line. But Geocon set out to challenge this way of thinking, assembling an interdisciplinary team of architects, builders, town planners, social planners and landscape architects to help achieve this vision.

Infinity Towers would be a flagship project, where the outcome would revolutionise apartment living in Gungahlin and inform future development in Canberra, influencing the approach to residential apartment living.

Infinity Towers is an ambitious project that represents a huge opportunity to change the face of the Gungahlin Town Centre.

The challenge for Purdon Planning was determining how to integrate the towers into the existing area as organically as possible and add value to the town centre.

Kristi Jorgensen of Purdon Planning explains the challenges that were involved in getting the development approval for Infinity Towers.

A CASE STUDY IN DEVELOPMENT APPROVAL AND BUILDING HEIGHT

Q— What were the key challenges to work through in this project?

A— Height is often a big debate in Canberra. Building height is quite a challenging one to get across the line, but the great thing about working in a collaborative fashion with government and the community is that you can get the right outcomes.

Q— How did you approach these challenges?

A— We recognise that throughout the development of any type of project there are going to be a diversity of views, so our approach was to make sure all our communication activities were open, transparent and genuine.

Q— What was the outcome? A— After 18 months of working on stakeholder engagement, we secured the development approval for Infinity Towers - a project that will add to the viability, vibrancy and amenity of the town centre.

AMBITIOUS ARCHITECTURE AND DISTINCTIVE DESIGN ESTABLISHING A LANDMARK

Geocon worked with the architects at Peckvonhartel to develop an iconic design that would create a landmark for the Gungahlin Town Centre.

The archictectural concept looked at making the most of the views and the connection between the interior and exterior environments.

Peckvonhartel considered how they could achieve this through a sophisticated design that used curvature as a main element—a departure from the usual linear and rectangular shapes of development architecture.

They examined a number of national and international developments to gain inspiration, utilising their team of architects in Melbourne to create the initial concepts before refining these ideas to suit Canberra.

This approach allowed them to draw on the design methodologies of bigger cities and deliver the unique design elements that Geocon was looking for.

A CASE STUDY IN SOLAR EFFICIENCY

In designing Infinity Towers, there was a huge opportunity to boost solar efficiency and reduce the need for heating and cooling.

The challenge was how best to achieve this goal and increase the energy efficiency of each apartment.

CONTEMPORARY INTERIOR AND EXTERIOR ENVIRONMENTS EMBRACING 5-STAR LIVING

The concept for Infinity Towers was to create a luxury living environment for residents through a combination of quality design, amenities and landscaping.

The landscape architecture team at Spacelab wanted to offer a landscaped podium area with a variety of facilities that would be unmatched in Canberra.

They aimed to create innovative outdoor garden spaces and resort-style luxury amenities where residents could entertain, relax and be part of a community.

The interior design team at Peckvonhartel were tasked with creating interior spaces that would continue this theme whilst allowing the external and internal environments to work together seamlessly.

To achieve this, they focused on design outcomes that would integrate the spaces inside and outside, utilising contemporary finishes that complemented the interior colour schemes.

Q— Why is solar access important to an apartment?

A— It provides residents with a more consistent thermal environment, which isn't totally reliant on air conditioning and heating. It also allows people to use natural ventilation more often.

Q— What does this mean for the future of Infinity Towers?

A— The long-term objective is that people's energy usage and the costs of operating their utilities are lowered, so that they benefit both financially and in terms of comfort.

Q— How has this been achieved in Infinity Towers?

A— The design utilises curvature as the key element of the perimeter. We've created open space and looked at utilizing glazed balconies. We have also orientated the towers directly to Yerrabi Pond. The result is a minimum EER of 6 and an average of 7.5.

A CASE STUDY IN LANDSCAPE ARCHITECTURE DESIGN

Landscaping was integral to the design of Infinity Towers, and with an experienced team on board there was an opportunity to produce something truly unique.

The challenge was selecting the right mix of features that would give residents a resort style experience with access to the views of Yerrabi Pond.

Q— What was Spacelab's vision for the landscaping at Infinity Towers?

A— We wanted to create a stunning, engaging and truly unique resort-style landscape with beautiful views.

Q— Where did you get the inspiration for the landscape design?

A— We looked at resorts around the world, and a consistent theme was the quality of the landscaped environment that defines the resort experience. We looked at how we could create this look and feel through our own design.

Q— How has the landscape design achieved its goal?

A— We have created a flowing design that makes the most of the elevated viewing platform and provides a range of different spaces that can be utilised by residents throughout Canberra's seasons and at all times of the day.

After many years of planning, Geocon and the Infinity Towers team have created Canberra’s highest residential buildings.

Located on a risen site in the Gungahlin Town Centre, the 2 towers are comprised of a range of 1, 2 and 3 bedroom apartments with varied floor plan options including everything from 2-storey terraces and penthouses through to 1 and 2 bedroom options.

The architectural design that has been developed features an elliptical shape with a band of balconies surrounding the frontage, incorporating glazed glass to allow for solar access.

An innovative feature of the buildings is the car park design. Residents of the lower levels will have direct access to their apartments without the need for lift access, enhancing convenience.

Infinity Towers is Canberra’s highest residential development. The buildings themselves stand 20 and 22 storeys tall, and this height is boosted further by the risen site location, sitting 623m above sea level.

This height gives the towers access to uninterrupted views across Yerrabi Pond that are unlikely to ever be built out, and their orientation towards the pond increases the number of apartments that can see the water.

As the tagline ‘Building Canberra’ suggests, Geocon is a visionary developer. Established for over a decade in Canberra, the company has quickly taken its place in the city’s architectural history and is currently working on a number of large-scale residential tower developments that are moving Canberra into a sophisticated new era. Their vision and skill has allowed them to create Canberra’s most ambitious development in Infinity Towers.

Purdon Planning is a long-standing planning consultancy established in Canberra since 1985. Their 5-year relationship with Geocon gave them the unique ability to adeptly interpret and deliver the outcomes of the Infinity Towers project.

Collaboration is a word that's often used, but the planning process of Infinity Towers really embodied the meaning of the word.

The challenge was finding the right consultants who would truly understand the vision for the project and ensure the desired result was achieved.

In planning Infinity Towers, Spacelab's experience and vision meant that the amenity at Infinity Towers would be unlike anything Canberra has ever seen and provide a true resort-style experience for residents.

Peckvonhartel has over 35 years of national and international experience. Their ability to utilise national knowledge and distil this down to suit the Canberra market meant that Infinity Towers would have a definitive design that would be looked to as a marker for future residential property developments.
