CASE STUDY: ABAD NUCLEUS MALL, KOCHI

ABADs Nucleus Mall, Kochi, an environment friendly green mall, is an engineering marvel, which not only saves energy and

cooling costs but also gives more lung space and natural light for the employees and visitors. En3 has done innovative work to

help Nucleus Mall get greener and achieve its LEED CS GOLD certification from the Indian Green Building Council making it the

first mall in Kerala to be certified Green.

SITE SU STA IN A BILITY FEAT U REsThe project is in an ideal location with close proximity to public transportation thereby minimizing transportation

pollution and strain on local infrastructure.

Alternate Refueling stations with parking facilities promotes the usage of alternate fuel vehicles and designated car

pooling spaces have been provided to help reduce pollution due to transportation as well as the strain on localinfrastructure

95% of the car parks are covered which will create more open spaces on the ground and also reduce the local heat

    island effect.

WA TER EFFIC IEN CYThe project is treating 100% of the waste water onsite and this treated water is reused for landscaping and cooling

    tower makeup.

No potable water has been used for landscaping and additional native and adaptive species have been planted that

    minimize the irrigation water requirements.

100% of the cooling tower makeup water is from treated water and no potable water has been used for air-

    conditioning.

Special efforts have been taken to minimize water use by installing water efficient fixtures that include low flow dual-

flush toilets, sensor based urinals and other low flow fixtures have been selected to reduce water consumption by over

    51.79%.

EN ERGISIN G TH E BU ILDIN GIn line with international standards, the refrigerants used in the air conditioning system are environmentally friendly and

have very low ozone depleting and global warming potential

A detailed metering system ensures adequate measurement and monitoring of all building systems to continuously

monitor the building post-occupancy as well

A detailed energy analysis and modeling has been done to ascertain various options for energy savings with cost-

benefit/payback analysis and systems have been selected based on life cycle cost benefit analysis

Energy efficiency measures include high performance glazing, insulated roof, high COP water cooled chillers, use of

variable frequency drives for secondary pumps and Air Handling Units (AHUs), Heat Recovery wheels to pre-cool

fresh air and reduce air-conditioning loads while maintaining superior air quality and energy efficient lighting fixtures

including T5 and LED fixtures to conserve energy as much as possible

An elaborate metering and monitoring system has been installed to ensure that all the equipment are monitored at

all times and in case of discrepancies suitable corrective action is initiated to ensure continued energy performance

    of the building

RESOU RCE M AN AGEM EN T

An elaborate recycling program is in place to ensure all the recyclable materials collected at the mall are segregated

and then recycled to local recycling agents in an effort to reduce waste and thereby diverting them from landfills.

The project has ensured up to 95.22% of total construction waste of debris has been recycled or reused thereby

    diverting them from landfills.

The project has achieved a combined recyclable content value of 12.97% of total material by cost thereby reducing

    virgin material exploitation.

About 65% of the total material cost was manufactured and extracted regionally thereby reducing the pollution due totransportation

N OV ELT IESThe ABAD Nucleus Mall in Kochi is the first Green mall in Kerala and hopes to promote green and energy efficient practices and

measures in the state and educate visitors and users on the benefits of going green.

En3 would be glad to answer any queries or questions you have on any green or sustainability related topics. Feel free to

Ventilation System is designed to provide 30% more fresh air

than ASHRAE 62.1 2004 requirements for enhanced indoor air

quality for the visitors and occupants

Low VOC (Volatile organic compounds) and low emitting adhesives,

paints and carpets have been used to enhance the indoor

environment and provide superior workplace for all employees.

All composite wood products used in the project do not contain

added urea formaldehyde thereby ensuring better indoor

    environment

Provision of a thermally comfortable environment that supports

productivity and well-being of all building occupants.
