Abbotsford Townhouse Statistics
2008 – 2012
The visual presentations that follow are intended to give the viewer an overview of the real estate market in Abbotsford for the years 2008 to 2012. Real Estate differs from consumer products where inventory products and prices can be consistent.
The two observations that stand out during these previous five years are:
1. The numbers of townhouse sales have only declined twelve percent since 2009
2. Average prices have declined but median prices are flat which would be the result of the decline in new townhouse selling at higher prices in previous years.
Median Price is the price at which half the homes sold for more while half sold for less. That means that there are just as many homes that sold at a price lower than the median than those that sold at prices higher than the median price.
Average Price is the total dollar volume of homes sold for a particular period, divided by the number of units sold.
Benchmark Price is the housing price index (HPI) which tracks the price of a typical, or benchmark property. Data for benchmark prices would not include the tear down homes or high priced mega houses.
