Background

Welholme House is the Grimsby Institute’s

latest Halls of Residence, being recently

refurbished in 2009 from an old historic

building into a high quality academic

residence. With costs reaching around

£700,000 for the project, this reflects

the scale of the development and the

modernisation process undertaken to make

it one of the most desirable places to live

in the area. The project took only three

months to complete from start to finish,

with teams of tradesman working around

the clock to finish the accommodation in

time for the start of the 2009 academic

year. Many of the existing features of

the property remain, including the high

windows and ceilings, the original oak

staircase and the ‘Coach House’ at the

rear of the property that provides separate

private accommodation on the same site.

Main Features (Main Building)

The two-storey accommodation comprises of 21 beds arranged across 10 shared double

rooms and one single room. All rooms are en-suite to give students the benefit of greater

privacy and flexibility in terms of using the amenities. All rooms are very large to ensure

that those sharing have more than enough space for each other, with each room having

high ceilings and large windows to provide as much of an aired feeling as possible. The site

itself is split into two areas, these being the main building itself and the ‘Coach House’ at

the rear. The main building has 13 of the 21 available beds across six shared double rooms

and one single room, which includes full disabled access.

On the ground floor there is a student common room complete with leather sofas and

a 37in LCD TV screen for the occupants to use at their leisure. The kitchen is also on the

ground floor in the main building and is full stainless steel, with two large cookers, a

central island for preparation, three large fridges and a dining area adjoining the kitchen

for students to sit and eat together if they wish (This accommodation is self catered).

Opposite the kitchen there is the laundry room which includes two large top-loading

washing machines and dryers that can more than accommodate large loads. Also, there is

a separate washroom and toilet for communal use complete with disabled facilities.

The top floor of the main building is accessed by the original oak staircase, where we have

four large shared double rooms, again all with en-suite facilities. There is also a shared

bathroom that any of the occupants can use at the top of the stairs if they wish. Based

on the top floor is the communications room where the internet connections and CCTV

security systems are housed to provide the accommodation with high speed connectivity

and security for the residents.

(Coach House)

In addition to the main building we have

the Coach House, which is a completely

separate annex used for accommodation.

This additional building is comprised of

four shared double rooms, again complete

with en-suite facilities. This building is

separated by car parking facilities to the

main building, where the residents have

greater privacy but still need to access the

main building to use the kitchen, laundry

and common room facilities.

Additional Information

As mentioned before, there is on-site car parking for the residents to use at their discretion. Within the grounds there is a walled garden

with a large grass open area where students can relax and use the space for a range of activities. Bicycle shelters are also included at the

back of the site where residents can safely lock them up and keep them protected from the elements.

There is an advanced security system in place for the whole accommodation area, which is monitored 24 hours a day, seven days a week

by Grimsby Institute Security Personnel at our main site just 10 minutes walk away. In the event that you misplace your room key, Grimsby

Institute security personnel and the Residential Accommodation Manager will be on hand to provide you with a temporary replacement

(provided at a charge of £10).

The location is perhaps the greatest asset to the site as it is in very close proximity to both the main campus and the town centre. Just

across the road from Welholme House is The Wheatsheaf pub that offers great deals on both food and drink and is ideally situated for

students staying at Welholme House. Also regarding location, People’s Park is again only a 10 minute walk from the accommodation.

Here you can find a lake, large open grass areas, a pavilion and restaurant in the grounds of this beautiful park maintained by the Grimsby

Institute themselves.

Regarding Health and Safety issues, fire safety equipment is fully integrated into both buildings including smoke detectors in all rooms

and communal areas, foam and CO2 fire extinguishers and fire alarm activation points. There are fire exit signs and fire notices to inform

residents what to do in case a fire breaks out, and also rally points for residents to meet at a safe distance from the building until help

arrives.

Under UK law, smoking is prohibited within any of the Halls of Residence or any public building (this also includes bedrooms). If you wish to

smoke, all of the accommodation blocks have smoking shelters away from the building for the health and safety of the other residents. As

full cooking facilities are provided in the accommodation, cooking is not allowed in the building except for the kitchen. If you wish to bring

personal cooking equipment into the Halls of Residence, these must then remain in the kitchens.

Parking & Vehicles

For students who would like to use the car parking facilities at the accommodation, this is provided free of charge. We will however require the vehicle’s registration number, a copy of insurance details, car tax and M.O.T. certificate, along with two forms of identification. There is an on site car park for residents to use with direct access to the main road into and out of Grimsby centre. There is also ample parking at the Grimsby Institute main campus for residents who need to travel in to study and leave their vehicle.

Rental Information (*per year denotes an accommodation year which is 36 weeks/nine months)

The minimum term for a resident in a Grimsby Institute Halls of Residence is 36 weeks, or nine months. If you choose to relocate to alternative accommodation within the first three weeks of your agreement, you will be able to claim back the remainder of your initial payment.

Main Features

The Humber Lodge can accommodate up to 62 residents allocated across 57 rooms and

the building is comprised of two parts, Phase One (the left hand side) and Phase Two

(the right hand side). The rooms are a combination of 48 singles and nine doubles, all

with wash basin facilities included. There are two floors that make up Phase One and

three floors for Phase Two, and each floor is equipped with shower and toilet facilities for

communal use. There is a large kitchen on the ground floor of Phase One for all students to

use, which is fully equipped with several cooker units, fridges, freezers and plenty of work

top space for many residents to share.

Phase Two has a slightly different design to Phase One in that it has kitchen facilities on all

three floors in order to allow greater access for the increased number of residents. On the

ground floor you will find the laundry room and also a large common room, including a

table tennis table. There is also a separate TV room towards the rear of Phase Two.

We have complete disabled access that is fully integrated into the building including lift

access, extra large toilet and shower facilities with panic alarms and ground floor rooms

with extra space as needed. All rooms have high speed internet access for users to simply

connect their machines to the system with full IT support on hand to resolve any issues that

may arise.

Additional Information

The Humber Lodge has the benefit of having a large car park on-site for its residents’ personal use, and also bike storage facilities. The

whole complex is monitored by the Grimsby Institute’s 24 hour security system, with personnel at main site just a two minute walk away

on-hand to address any issues that may arise. In the event that you misplace your room key, Grimsby Institute Security Personnel and the

Main Features

The Towers Halls of Residence can occupy up to 56 residents allocated across 22 single

rooms and 34 shared double rooms. The building itself is arranged over three floors, with

two main entrances to the building for ease of access. All rooms are already equipped

with wash basins as standard and communal toilet and shower facilities are located across

all floors. On the ground floor there is a common room for residents, which houses a

television and table tennis facilities. Also on the ground floor is a large kitchen that includes

eight separate cookers with four hobs each, five fridge freezers, large amounts of cupboard

space for residents to have their own space and also a central stainless steel table to

accompany the work surfaces that provides ample space for food preparation.

The laundry facilities are also on the ground floor next to the rear entrance to the building.

There is a main staircase just off from the front entrance that gives access to the first

and second floors, however there is also a lift that can be used if residents have difficulty

travelling up and down sets of stairs. There are two post areas in the Towers, the first being

at the front of the building where it initially arrives, and is then be separated into pigeon

holes for each individual resident.

Additional Information

The Towers Halls of Residence has its own on-site car park which is protected by a surrounding perimeter wall and monitored by the

Grimsby Institute’s security system. In the event that you misplace your room key, Grimsby Institute Security Personnel and the Residential

Accommodation Manager will be on hand to provide you with a temporary replacement (provided at a charge of £10). For cyclists there is

also a bike shelter next to the main building. As is the case with all of our Halls of Residences, the Towers is in close proximity to both the

Grimsby Institute main site and the town centre, being just a five minute walk from each. If you required the bus to get to other locations,

there is a bus stop less than one minute from the accommodation.

Regarding Health and Safety issues, fire safety equipment is fully integrated into both buildings including smoke detectors in all rooms

and communal areas, foam and CO2 fire extinguishers and fire alarm activation points. There are fire exit signs and fire notices to inform

residents what to do in case a fire breaks out, and also rally points for residents to meet at a safe distance from the building until help

arrives.

Under UK law, smoking is prohibited within any of the Halls of Residence or any public building (this also includes bedrooms). If you wish to

smoke, all of the accommodation blocks have smoking shelters away from the building for the health and safety of the other residents. As

full cooking facilities are provided in the accommodation, cooking is not allowed in the building except for the kitchen. If you wish to bring

personal cooking equipment into the Halls of Residence, these must then remain in the kitchens.

Background

Scartho Hall has been part of Grimsby’s

heritage for three generations and is

steeped in history. The building itself

was previously owned by an affluent

solicitor who owned a catalogue of

properties in the Great Grimsby area.

The Grimsby Institute purchased the

dilapidated property in 2007 and began

a project that would bring a new lease

of life to the listed building. Being easily

mistaken for a stately home from the

outside, it is one of the most attractive

settings in the area surrounded by large

grass areas overshadowed by tall trees

and wildlife. The Grimsby Institute has

a very strong reputation in terms of

property regeneration in order to be used

for educational purposes, and Scartho

Hall takes its rightful place as one of the

flagship examples.

Main Features (Main Building)

The main building at Scartho Hall can accommodate 27 residents allocated across eight

shared double rooms and 11 single rooms. It is a two-storey building with communal toilet

and shower facilities on both floors.

There are two main entrances to the main building at the front and the rear, and at the

front of the building you will find the post room and the information boards for the

residents. Near the rear of the building is the stainless steel kitchen, complete with several

large cookers and fridge freezers coupled with plenty of storage space.

In the right hand side of the building is the locker room where students can take out a

key from the Residential Accommodation Manager and use these for extra secure storage.

Upstairs from the locker room is the common room, complete with a 37in LCD TV and

seating. All of the lighting in the corridors is fitted with automatic sensors that turn the

lights on when somebody enters the vicinity, making Scartho Hall energy efficient and

clever at the same time.

(Stable Suites)

At the rear of the main building are the

Stable Suites, which consist of three

doubles and two single rooms. These are

slightly more expensive due to the added

privacy that they provide, coupled with

their en-suite facilities. Both the single

and double rooms come with en-suite

bathrooms, and residents are just a short

walk across the courtyard to the main

building where they of course have full

use of the communal facilities, with the

closest perhaps most importantly being the

kitchen.

Additional Information

Scartho Hall is situated about a 15 minute walk from the main Grimsby Institute campus via the main road entering Grimsby. Scartho

Hall is set back about 200 meters from the main road behind large grassy and wooded areas to add to its secluded nature, without being

removed from main access points to surrounding areas. Just outside the Halls of Residence is a bus stop that allows residents to travel both

to and from the Grimsby Institute and also onwards to the town centre.

In close proximity to the accommodation is Scartho Village where you will find a small convenience store, hairdressers, bank, take-away

restaurants and much more all within a five minute walk. In the same village there is a large park for recreation and also a pub that serves

both food and drink. For medical peace-of-mind, approximately a five minute walk from the accommodation is the main Grimsby ‘Diana

Princess of Wales’ Hospital. Regarding sport and leisure, in between the main campus and Scartho Hall is the Grimsby Swimming Pool

complete with a 25 meter pool, gym and fitness facilities.
