Our homes are different, but the most common thread for each of

us: we need it. Home is elemental in our lives. Aeon’s partners –

funders, donors, service providers, volunteers and staff – are all

vital to our mission and have made it possible to provide homes for 3,000 individuals.

Build community assets

Aeon steps into boarded buildings and deteriorating historic structures to transform and re-

capitalize challenged areas. We also build new. In 2008, Aeon celebrated the opening of its first

suburban property: Clover Field Marketplace in Chaska.

Connect residents within community

As residents suffer in this challenging economy, our Resident Connections staff provides vital

connections to stabilizing resources, such as job training and after-school programs. Last year,

Aeon strategically stepped into property management to inject our long-term expectations,

standards and values into daily operations.

Forever changing lives

Without Aeon, 3,000 men, women and children would struggle without a decent, affordable

place to live.

Recently, a homeless man came into our office. John had heard that we could help him get

off of the street, and he asked about one of our properties for homeless individuals. When John

heard that the wait was at least nine months, he cried.

There are just not enough quality affordable homes in our community, and Aeon is more

relevant than ever before in our 23 year history. We are so grateful for your support to build

affordable homes and connect our residents to stabilizing resources.

Build Connect Forever Six years ago Christine and her

husband Anders were invited to a

breakfast to learn about Aeon. “We

discussed the importance of housing and developing

shelter and providing other services that truly

honor individuals in need. It was easy to connect

with a vision that offers respect at such a deeply

practical level.” They became founding members of

the Cornerstone Society, Aeon’s multi-year giving

program.

Between the two of them, they have eight

children. “Five are launched,” Christine laughed,

“a couple are in college and one’s in high school.”

Aware of their many blessings, she expressed the

desire to transfer the gift of gratitude to their

children. “You hope that what you’ve taught them

– to be grateful for everything – is received. And

frankly, Aeon helps us appreciate, even more, all

that we have.”

As annual contributors, Anders and Christine

have witnessed Aeon expand across the metro

area, offering a variety of housing options. Each

apartment home, in their minds, represents a life

once lived on the edge which is now stable and

interconnected with the larger community.

“The words ‘welcome’ and ‘home’ mean the same

thing. It’s where you are unconditionally accepted,

a place of warmth, food and love,” Christine said.

“Our little bungalow is a revolving door to family

and friends. It’s the place where we practice

Namaste – the Hindu expression, ‘the holy in me

recognizes the holy in you.’ And, we teach our

children to give like we do – to intentionally

support what they believe in. That’s why we support

Aeon.”

• Aeon transformed a dilapidated building with 400 code

violations into a community asset and healthy home for 18

formerly homeless adults with mental health challenges. Aeon

partners with Oak Grove to help residents at 1822 Park Avenue

Apartments gain self-sufficiency skills

• Recognized locally and nationally for its commitment to

historic preservation and sustainability, Aeon received several

awards, including: I. Donald Terner Prize for Innovation and

Leadership in Affordable Housing, a Minneapolis Heritage

Preservation Award and recognition from the Minnesota

Environmental Initiative

Patrick RhodeResident, The Archdale

• Archdale Apartments – one of the first of

its kind in the country to offer apartments

for homeless youth when it opened in 1997

– received a substantial renovation in 2008

• Aeon and its service partner at St.

Barnabas – YouthLink – received an

honorable mention Maxwell Award of

Excellence in a national competition

recognizing leaders in the field of

supportive housing. St. Barnabas provides

homes for 39 formerly homeless youth

• Youth at St. Barnabas welcomed

Congressman Keith Ellison for a tour of

their home. The formerly homeless residents

urged the Representative to help change a

federal law restricting them from being full-

time students while living in Low Income

Housing Tax Credit properties.

Patrick

“Home’s comfortable,”

said Patrick Rhode,

who makes his home

at The Archdale with 29 other youth who were once

homeless. “It’s where I start and finish my day…where

I relax and can think about my hopes and dreams.”

The comfort and independence that The Archdale

offers Patrick came at exactly the right moment.

After graduating from Roosevelt (a four-year

football star with a lettered jersey to prove it),

he was hired by ACE Institute of Learning – an

afterschool program in which he had participated as

a child – as an afterschool mentor.

“Kids are cool,” he smiled. “I helped them with

their homework and I listened, you know what I’m

sayin’? I helped them focus.”

Next, he apprenticed as a mason and earned his

labor license through the Job Corps. But his

bricklaying career was short-lived.

“I was broke and spent time in a shelter. But at

Archdale, staff accepted me where I was and helped

me move ahead with my plan,” which includes

college and a solid job. “I can get a fresh start

here,” he said. “Nothing’s easy, but it’s all good.”

Life at The Archdale includes living in community,

facing conflicts constructively and trusting the staff

– which helps every step of the way. In fact, it’s an

experience that he champions. “I tell all my homies

who don’t have a stable place to live to fill out the

application for Archdale,” he explained. “If you get

a spot here, you’re going to be somebody.” Which is

exactly what he has in mind...to be somebody.

Tiffany

Tiffany RobertsonFormer Resident, Alliance Apartments Tiffany Robertson balances a sales lead

job with full-time studies as she pursues

a degree in criminal justice. She also

works her 12-step program and at 35, recently moved

from her first home – at Aeon’s Alliance Apartments –

into an apartment with her long-time boyfriend, Joe.

“My two years at Alliance have gone really well,”

she smiles. Then, joking about her big move, “Now I

have all of this stuff I had to pack and move!” But

life didn’t always feel so ordinary. In fact, for most of

it, Tiffany has held her breath, waiting anxiously for

whatever came next.

“I grew up in bars,” she explains. “Bars are places

full of people who are miles away from reality.”

Addicted to marijuana at 14, cocaine at 18 and

dealing meth by 28, life was a vortex of addiction

and turmoil. “I finally faced my demons,” she said. “I

looked them straight in the eye, did my time and got

the help I needed to get out of the mess.”

Part of what she needed was found at Alliance

Apartments, which offer a sober living environment.

“When I came to Alliance, I knew immediately that

staff was willing to work with me. All I had to do was

be honest. I had my own space, where I closed the

door and exhaled in the safety of my home.”

Independence drives the calm at her core. “I had

always felt like I’d been living in a tornado. Fear – of

that wind, of being alone – made me aggressive. But

today, I’m no longer afraid. I trust my Higher Power.

My inner strength keeps me safe. My home is the eye

of the storm. Here, where I can breathe, there’s peace,

no matter what’s going on outside.”

• Aeon Management LLC, a property

management company, was created

to extend Aeon’s core values to daily

operations within each property and to

ensure that they function as assets to both

residents and the greater community

• Believing that stability is gained

by connecting residents to the larger

community, Aeon’s Resident Connections

program helped more than 900 residents

participate in various engagement activities

(e.g., neighborhood barbeques, voter

registrations and volunteer projects)

• Resident Connections helped 356

residents who were teetering on the edge

of instability to go through Aeon’s eviction

prevention program to maintain their home

As a senior project manager for Aeon,

John Rocker plays the position

of quarterback. “Our Housing

Development team rallies projects through the

paces, beginning-to-end,” he explained. “From

coordinating architects and assembling the ‘green

team,’ to overseeing contractors, managing budgets

and keeping an eye on scope, we help ensure that

our projects meet Aeon’s core goals.”

The Wellstone – the third of the four-phased

Franklin Portland Gateway development –

exemplifies Aeon’s commitment “to create and

sustain quality affordable homes that strengthen

lives and communities.” Once a blighted, vacant

urban intersection, the corners are in a rebirth,

fast becoming a vibrant anchor of affordable homes

and retail.

“And, it’s green!” John smiled broadly. “Aeon

and its partner Hope Community used the

Minnesota Green Communities criteria to meet

water conservation and healthy housing goals.”

The development team matched the criteria, and

where they could, went beyond the requirements,

establishing a 35% reduction in energy use

below code as they designed energy efficiencies

– including Aeon’s first ever solar water heating

system – into the building.

“For me, home is all about sanctuary. I go

home to relax and feel secure with the people

I love. The Wellstone – and the surrounding

revitalization of the entire neighborhood – ripples

security and vitality throughout the whole

community.”

• The Wellstone – featuring 49 apartment

homes, 4,000 feet of commercial space and

3,000 feet for community programming –

welcomed its first residents in December

2008

• Clover Field Marketplace – Aeon’s first

suburban property – opened in Chaska,

providing 117 quality homes and commercial

space

• Aeon secured a majority of funding

for three developments anticipated to

break ground in 2009: Alliance Addition

(Minneapolis), Har Mar Apartments

(Roseville) and Renaissance Box (St. Paul).

All three will be developed with sustainable

measures thanks to a partnership with the

Center for Sustainable Building Research and

the Center for Energy & the Environment

In recent years, Kristin Ficek’s childhood

volunteering opportunities gave way

to college and career. “That was until

last fall,” she said, “when I went online to Google

thanksgiving and serve. Aeon was the result.”

Working with Aeon’s volunteer coordinator,

Kristin learned about The Coyle, where she served

her first meal to formerly homeless residents.

“Nothing like starting big,” she laughed. “Five years

ago I couldn’t cook a frozen pizza. But, I relied on

Mom’s recipes and my friend, Andrea.”

The day before was spent preparing turkey,

stuffing and six pies. They arrived at The Coyle

early to decorate and prepare. “We served about 30

residents,” Kristin proudly stated. “But it was so

much more than food. At first I was nervous, but

the residents made me feel at home. They welcomed

me to eat with them. Some of the residents really

opened up about their lives and their stories. I

learned how quickly homelessness can happen to

someone.”

Now on the verge of preparing and serving her

third meal – at a different Aeon property each

time – she’s got the process down. And this time, a

neighborhood family plans to help, along with her

regulars, boyfriend Steve and friend Andrea.

“Home’s always meant familiar surroundings. A

comfortable place where I connect with family,

friends, and neighbors. Now, my neighborhood’s

expanded,” she explained. “More of the city feels

familiar because I made a meal, served it and ate

with the residents – right there in their home.”

• More than 1,115 volunteers provided more than 7,464 hours

of service. More than 90 Aeon residents volunteered to help

strengthen the community in which they live

• The Twin Cities Community Development Hall of Fame

inducted Aeon’s President, Alan Arthur and East Village —

esteemed as one of the area’s first mixed-income, mixed-use

projects that established a new, higher standard of design for

projects throughout the Twin Cities — into its newly established

roster of honorees
