The Barton Frame House is located on the west side of Maryland Route 220 (McMullen Highway). The house and its associated buildings are nestled at the base of the gently sloping foothills of Dan's Mountain to the west. East of the McMullen Highway is the Potomac River floodplain and the mountains of West Virginia beyond. The B & 0 Railroad and Western Maryland Railroad right-of-way runs northeast to southwest paralleling the course of the river.

The Barton House complex, which includes the Colonial Revival house, garage, springhouse, and commercial dairy. is part of a larger complex of buildings associated with the Barton Dairy Farm operation. The neighboring Barton Log House with its associated barns and bungalow are also part of the historic Barton Dairy Farm.

The frame house, known as the Barton "home place," was built c. 1910. The two-story frame dwelling is Colonial Revival in style with influence from American Four Square design and the Prairie School. The five bay east (front) elevation is classically symmetrical with a window/window/door/window/window fenestration. A full­length hipped roof porch has a wide decorated frieze supported by four Doric columns and two Doric pilasters. The wide eaves of the hipped roof are embellished with plain modillions. Each of the four roof elevations has a hipped dormer with wide eaves and modillions. The east elevation dormer has a double window. Both the north and south roof elevations have corbelled brick interior double chimneys. The side elevations are three bays deep; the north side has a projecting three-bay window. The west elevation has several two-story additions with access stairs to upper-story apartments. The addition on the southwest comer projects above the roofline and has a smaller hipped dormer. Windows overall are one over one double-hung sash. The house is sheathed with vinyl siding, the roof with asphalt shingles.

A low, one-story stone building, possibly a former springhouse, is located immediately behind the main house. It has frame addition which connects the building with the house.

Southwest of the main house is a gable end rusticated cast stone garage. It has three automobile bays and a one-room workshop with window and door.

North of the main house complex, located fronting onto Route 220, is the former Barton Dairy building. The c. 1940 commercial building is constructed of brick, one story with a decorative front parapet.

Barton Homeplace

The Barton Homeplace, its associated outbuildings and commercial dairy are significant under National Register Criterion A for their role in the development of the large commercial dairying operation known as the Barton Dairy Fann. Commercial dairy farming in Allegany County began to develop in the first quarter of the 19th century. The Barton Dairy Fann represents the peak of the local dairy industry from the 1930s through the 1960s. The building complex is significant also under National Register Criterion C for its architectural representation of several periods of construction. The frame house, c. 1910, is an example of the Colonial Revival architectural style. The massive size, symmetry and extensive use of stylish Colonial Revival elements such as colwnns and modillions, suggests the prosperity of its owners. The brick commercial dairy building is typical of the commercial and institutional Art-Deco influenced architecture popular through the 1930s and 1940s.

Historic Context:

Settlement in the mountainous western region of Maryland began as early as the 1740s. By 1750, Fort Cumberland was established by the Ohio Company for the purpose of trading in furs and land.1 A wagon road led from the fort south and east toward Short Gap across the North Branch of the Potomac River. It passed through the northern end of an open plain between the river and a mountain. The mountain, later known as Dan's Mountain, was named for Daniel Cresap, son of Col. Thomas Cresap, following his death at the hands of an Indian warrior during the French and Indian War. Daniel Cresap had established his home, now known as Rawlings or Lowndes, at the south end of the fertile plain between river and mountain. 2

In 1789, the Maryland legislature created Allegany County from Washington County. 3 The new county boasted around 5,000 inhabitants, most prominent among them, the Cresaps. The Cresap lands located along the North Branch of the Potomac River, previously occupied by Daniel Cresap, were shown as "Shawno Fields" on the 1795 Samuel Lewis map of The State of Maryland. In 1796, the Daniel Cresap tract was sold to Robert Cresap. 4

Although it is not clear whether Robert Cresap lived in the area, it seems likely the expansive fields of the floodplain would have been cultivated, probably with wheat for flour, and com and rye for whiskey. By 1802, the Potomac Navigation Co., which Thomas Cresap helped establish years before, was moving large boats of coal, flour, and whiskey from the western reaches of the river to Georgetown. 5

Additional impetus for development in Allegany County came in the form of the National Road, completed around 1806. The new toll road provided for improved wagon transportation of agricultural products from the west to the busy port of Baltimore. It also encouraged new settlements along its length, such as the town of Frostburg, and the continued development of established towns like Cumberland. Originally called Mt. Pleasant, Frostburg was established in 1812 by Meshack Frost with his tavern as its focal point. 6 In 1842 the Baltimore & Ohio Railroad reached the Cumberland area, dramatically improving transportation of products to eastern markets; and in

1852 the Chesapeake & Ohio Canal was completed to Cumberland. 7 All of these transportation improvements encouraged migration to Maryland's western region. The large tracts ofland of the early landholders such as the Cresaps were subdivided into generally smaller grain producing family farms of 100 to 300 acres.

For much of the 19th century the farms of the mid-Atlantic dominated the production of grains for flour and whiskey in the United States. The powerful rivers and streams flowing out of the mountains provided ample waterpowerto run the local merchant mills. However, during the Civil War the railroads had spread to prime farming regions to the west, attracting many of the descendants of the industrious farmers who had developed the farms of Western Maryland. Soon these same railroads would be bringing grain from the west to the eastern markets and lowering grain prices. With improvements in steam-powered mills and the expansion of the railroad to the mid-west, the mid-Atlantic's prominence in wheat-culture began to decline. In response, dairy farming began to develop in the early decades of the 20th century.

Thomas and Williams noted in 1923: "In recent years a large development has been made in the production of the dairy products, created by the organization of an Allegany County unit of the Maryland State Dairymen's Association. "8 Member farmers of this cooperative organization processed their milk for commercial sale at "The Queen City Dairy" in Cumberland. Larger independent farms, such as the Barton Dairy Farm, developed their own processing and retail facilities on site. The conversion of farms from wheat production to dairy can be seen in the construction of specialized dairy barns and milk houses on farms next to the older grain production and subsistence farm-related structures.

The Barton Dairy Fann was located in the fertile valley between Dan's Mountain and the North Branch of the Potomac River once owned by Daniel, and later Robert Cresap. In 1836 and 1838, Michael Van Wilson purchased "all undivided claim to the real estate" from the heirs of Robert Cresap. 9 Wilson appears to have been active in the buying and selling of land in Allegany County through much of the middle third of the 19th century. In 1864, Wilson sold 480 acres of the Robert Cresap tract to Meshack A Frost, son of the founder of Frostburg. He retained land to the south of the Frost tract until his death, which was then divided among his sons. James W. Wilson received the fann bordering the Frost farm, probably around 150 acres. The 480 acre Frost farm was similarly divided between his sons following his death in 1895. Two of the division tracts, No.s 1, and 2 totaling 200 acres, were eventually transferred to the ownership of son Harry S. Frost by the other heirs. 10 In 1898, immediately following his acquisition of the Joseph Frost tract (Division No. 1), Harry Frost sold the farm to Alexander Shaw. 11 Shaw was a Civil War veteran who lived in a mansion house in the vicinity of Rawlings nearby. In 190 L Alexander Shaw died, leaving the 200 acre farm to Frank M. Hutson. 12 It seems likely that Hutson built the massive Colonial Revival dwelling c. 1910. He continued on the farm, apparently purchasing an additional 78 acre tract from the Frost heirs (Alice Porter, Division No. 3). When Hutson died in 1937 his heirs sold the farm to Harry and Eva Barton.13

Barton Homeplace

The October 1937 Barton purchase of the 278 acre 'Hutson Farm' followed their March 24, 1937 purchase of what was then known as the 'Lambert Farm.' With these two farms the Bartons began the development of the Barton Dairy Farm. By the 1960s the Barton Dairy Farm included 765 acres (see "Plat Showing The Harry J. Barton Property"). The large double dairy barn was probably constructed after 1937 as part of the Barton Dairy development., its shear size would have overwhelmed the production capability of a 150 acre Lambert Farm. In addition to the Barton's Colonial Revival mansion house acquired with the Hutson Farm, and now referred to as the Barton 'homeplace,' the Barton farm also included the log/frame house (Barton Log House) and bungalow on the smaller Lambert F~ which probably served as housing for the dairyman and farm laborers required for the large Barton Dairy Farm. The construction of the Barton Dairy commercial building, c. 1940, completed the initial development of the Barton Dairy Farm commercial enterprise. Expansion of the farm's acreage with the purchase of two adjoining farms to the north equaling 3 3 9 acres occurred in 1961 (see Plat referenced above).

Architectnral Evaluation:

The Barton Homeplace dominates the surrounding acreage and nearby buildings with its comparative massive size. The elegant architectural features associated with the Colonial Revival style of the early 20th century, also helps this building project its statement of the prosperity of its owners. Despite the addition of vinyl siding, many of the original architectural features remain intact. Specific features which are typical of the style include the symmetrical five-bay front with central three-part entrance bay, the full-length porch supported with Doric columns, and modillions around the roof and dormer eaves. Apparently unable to resist some of the stylistic elements of the popular American Four Square, the designer included the hipped roof, hipped dormers on each roof elevatio°' and wide overhanging eaves. The accompanying rusticated cast stone four-bay garage is also typical of the period c. 1910. The stone ·springhouse' located behind the main house is a curious structure, possibly left from an earlier occupation.

The c. 1940 commercial dairy building is a typical example of commercial or institutional Art-Deco­influenced architecture. The brick construction, one story with a decorative front parapet is commonly found on this style building. Typical also is the concrete foundation and roofline.

Evaluation of Eligibilitv

The Barton Homeplace is considered to be Eligibile of the National Register of Historic Places under Criteria A and C. The complex reflects the historical development of dairy farming in the 20th century in Allegany County. particularly in the fertile bottom land along the Potomac River. The architectural cohesiveness of the Colonial Revival house and associated buildings provides a good example of early 20th century rural residential construction.

With through hall--Rooms on both sides? How many? Rooms on one side only? How many? Is stair in through hall?

Open or enclosed? Straight--one run. Straight--landing How many? Curved.

If not in hall, where is stair?
