A LITTLE HISTORY OF THE ROAD AND FOCUS ON THE MILLENNIUM GREEN NEIGHBORING THE PROPERTY

The property is located on the historic Albion Villas Road (notably one of the area’s premier roads), in the Sydenham conservation area, which offers a mix of property styles ranging from period mansion blocks to modern architectural buildings which have used

glass as the main aesthetic.

A former tennis club until the late 1980s, Albion Millennium Green has been transformed into one of only a few hundred millennium greens in the country created to celebrate the arrival of the year 2000.

THE PROPERTY

Hunters Exclusive are excited to market a rare and charming example of a beautiful

period style, detached cottage that has been complemented by modern architectural design.

This early Victorian cottage was built in

1860 and is one of only two houses of this style locally. In a prime position

overlooking Albion Millennium Green, a peaceful woodland haven that is close to Forest Hill station, adding the rare charm

of ‘country living’ within urban London.

Entering the grounds of this enchanting property gives an immediate view of the southerly facing wraparound garden and

the house’s fairy-tale character appearance.

Then we were taken by the seamless integration of old and new architecture due

to the visually striking side extension cladded in cedar wood with a green roof.

Offering a beautiful mix of period and modern living, this detached house is

unique in the local area as very few other properties rival its visual balance of old and

new. The design of the extension was produced

by Green Tea Architects in Brockley who worked closely with the current owner and

the council’s conservation team to produce a scheme to compliment the surroundings.

The extension was built in 2015 and is some 20 ft by 21 ft (approximately), which includes a downstairs shower room with

direct access through glass panelled French doors onto the easterly facing section of

the garden. Beautiful black limestone floor tiles wrap the extensions exterior and create a wonderful contrast.

The extension is currently in use as a

master bedroom and the layout could be adapted. The extension could be used as

the living space with another room used as the master bedroom.

In each room you will find some charming features, from the southerly facing ornate

framed bay window and a wood burning stove in the lounge, the exposed brick wall complimented by recently installed copper

worktops and Rangemaster stove in the kitchen, to the wonderful geometry of the

bedrooms and beautiful in-built wardrobes to each bedroom upstairs, the house offers style and charisma in abundance which can

only truly be appreciated upon viewing.

Further there is a utility room and an additional space in the kitchen currently being used as a seating area which leads to

a substantial courtyard spanning almost 32 ft by 20 ft.

In the past planning permission has been granted to extend the house into this

courtyard area. Whilst that permission has now lapsed, buyers are encouraged to

explore the option of reinstating permission should that be of interest. Our enquiries

lead us to believe it’s possible to reinstate

permission however we advise buyers to carry out their own due diligence in this regard.

The previously approved planning

application and full scheme of design can be seen here –

Whilst the old garage has been removed, you will note there is a gated drive to the

front of the property which gives access to off street parking.

Additionally, in the garden, a concrete base has been set which now houses a

substantial 8 x 16 ft. shed.

The courtyard has a planting area that runs along the rear wall and the gardens around the property have been levelled and

landscaped neutrally.

There is much more to appreciate about this house which can been seen in the images and 360-degree tour we have

provided.

SHOPPING, DINING OUT AND RECREATION

As well as having a Sainsbury’s in both Forest Hill and Sydenham, Forest Hill is

well served with a variety of high-quality independent shops, including a renowned

traditional butcher. There are also gastro pubs, a gym, cafe´s, delis and restaurants to name but a few of its excellent

amenities.

Some of our favourite local eateries span across both Forest Hill, Honor Oak and Sydenham and include Mama Dough and

Bona (sour dough pizza restaurants), Canvas and Cream (great local cafe´

serving a selection of cakes, food and drink. They also host some art exhibitions) and the award-winning Babur Indian

restaurant.

There's also the popular Le Querce which is

run by a Sardinian family serving traditional dishes.

Off the high street in the town centre you'll find Forest Hill pools and library both of

which have undergone refurbishment. Forest Hill pools is known for its swimming

pool facilities but is also a local leisure centre with a gym and fitness classes.

The Horniman Museum and Gardens is a

well-known local point of interest and can be found just beyond Forest Hill town centre. It’s recognized as popular family

entertainment venue and has been featured in "Time Out". With regular events

such as a farmer’s market, live music and seasonal festivals to name a few, there is always something to enjoy at the

Horniman.

Alongside the Horiman, other local attractions include One Tree Hill at the top of Honor Oak Rise and offers some of the

most breath-taking views across London and the city skyline. In our opinion this is a

hidden gem. You can read more about the Horniman

museum and gardens here:

You will also find nature reserves in proximity of the property on Devonshire Road and Garthorne Road.

There is a selection of walking trails locally

via the highly acclaimed Sydenham Hill woods and Albion Millennium Green to name just a couple.

You might be surprised to note there is a

golf course in the local area. The ever- popular Dulwich and Sydenham golf course

is an 18-hole course founded in 1894 and designed by one of the most significant course architects of all time. It has views

over the woods and of Dulwich college. You may read more about the golf course here:

Blythe Hill Fields is known by the locals for its recreational facilities and regular

events. One such facility is the Trim trail which is an exercise trail and we mustn’t forget the yearly Blythe Hill festival that

brings local business and the community together for a day of fun.
