CAPSTONE TRANSIT STUDIO

The University Plaza site, on the southeast corner of the University of Cincinnati, in Cincinnati, OH has been the subject of redevelopment debates for the past two decades. The site is seen as blight on community and pedestrian oriented development. By reintroducing new and previously existing street grid systems in various means for pedestrians and vehicles, the site reclaims part of the more dense urban fabric that existed before it was redeveloped in the 1960’s. Some of the reintroduced grid would become pedestrian only to reflect the dense neighborhood’s need to provide friendly walkable space that provides an experience less focused on the vehicle. By implementing this as well as enhancing public and private transportation options the site can become an example of people using a dense urban area of the past. The new grid allows for the site to become an extension of the University and can better connect the neighborhood of Corryville to the north and the university to the east of the site. The new site creates an opportunity to provide a new commercial bus terminal that serves as a grand civic space to anchor the neighborhood. The relocation of major commercial bus services to one location uptown provides the primary users direct access to the bus as well as access to consolidated public transit options.

The site plan was derived from researching the history of the Corryville neighborhood where the site is located. Prior to the neighborhood master plan of the 1960’s the two streets approaching the site from the south (Vine St. from the southwest and Auburn Ave. from the southeast) intersected at Corry St. and became one street, Vine. The site was redeveloped so that these roads became part of a larger lot that featured a shopping center and grocery in the center of the site. Traffic from Vine was routed over to the next road to the west, Jefferson Ave. The older grid has been reintroduced to reclaim the density that was lost when University Plaza was constructed. Jefferson Ave. has been reconfigured and straightened, as well as the road to the south of the site, William Howard Taft. Buses will use ramps on Taft to access the underground boarding at the terminal. The two streets that previously ran through the site have now become pedestrian paths that provide access into the middle of the site without reintroducing vehicular traffic, preserving the pedestrian experience. A newly constructed Cincinnati Streetcar line will also utilize the site directly by running north up through the site and then south on its return route down Jefferson Ave. before continuing back downtown. The building contains the services for the commercial bus operations. The main boarding area is located below grade and contains a waiting area for passengers, small services and the main circulation spaces for the buses. The main level of the terminal contains the ticketing and entrances from the sides and community plaza to the north. The building contains a bike share program as well as showers, lockers, and storage for commuters who use bike to reach the neighborhood. Included in the program are retail and restaurant spaces as well as 3 levels of leasable office space. The multiple uses as well as the mixed use nature of any future development insures the site and the terminal will be a destination not just for those traveling by bus.

URBAN CONTEXT STUDIO

Avondale Town Center is a shopping center located on the corner of Reading Road and Forest Avenue in the Avondale neighborhood of Cincinnati, Ohio. The USDA has labeled the neighborhood the center is located in a food desert, meaning the residents of the area have little access to fresh and healthy foods. The program was a broad revitalization of the center with the addition of a grocery and other amenities of our choosing.

Since a lot of the residents of the neighborhood have little to no access to vehicles of their own, a lot of people rely on public transportation. The site happens to be a convergence of a lot of transit lines so the design concept focuses on new transit hubs with the majority of the spaces created meant to be services, amenities, and the grocery for the users of transit.

The project is a statement for the neighborhood and about creating large usable community spaces. The forms fold up and out of the site to create the amenity spaces and a green roof system was devised to create public access across the project. The Project promotes revitilization through connectivity and community involvement. It implements new community hubs that involve public services and gathering spaces.

After examining existing metro routes few changes were suggested such as the addition of a needed cross city bus route and a street car extension through the neighborhood that would greatly help growth and take advantage of the newly created transit centers as well as taking advantage of the new connections to various active sites in the city.

Located in the Coral Gables neighborhood of Miami, FL. This home was designed for a family of four. The home blurs the boundary between interior and exterior. The lower level public spaces open directly on to the large patio spaces. The accordion glass walls fold completely into the corners of rooms, allowing for a seamless transition between indoors and outdoors.

All images were produced in 3DS Max and edited in Photoshop and are the sole property of Kobi Karp Architecture & Interior Design. I was on the conceptual planning team that designed the home.

Designed for Gateway, an affordable housing company, multiple designs were produced for an RFQ for development sites in Miami. The projects differed in scale from single family dwellings to Multi family units. Images were produced in 3DS Max; Plans and Elevations using AutoCAD and Photoshop; all are property of KKAID. I designed and produced the building plans and elevations.

COMMUNITYARTS FESTIVAL

Festival Concert - Northside Park

JUNIOR YEAR: FALL 2010SITE STUDY STUDIO

An Urban Site Study studio where groups of 4 were tasked with developing a festival for the Northside neighborhood of Cincinnati, Ohio. Our group focused on creating an arts festival celebrating the different disciplines of art from street music to fashion and gallery shows. A brand and logo was established for the festival to support the theme of the unification of the arts, creating NSIDE art. A logo, event schedule, promotional video, and brochure for the festival was also generated.

At the center of the festival is the Northside Community Arts Center, or the NCAC for short. The building houses a 600 seat theater, classrooms for workshops, gallery space, as well as rentable exhibition and event space. The rest of the site includes a large public green space as well as an Amphitheater for outdoor concerts and performances during the festival or year round. The site has a prominent location in the center of the neighborhood directly across from Hoffner Park, a major community gathering space. Previously a lumber yard, the new center emphasizes the connection of the different disciplines of art. Interconnected volumes create the theater, smaller galleries, and classrooms that front the street. A large void is created between the new and existing structures that forms the event space. The open plaza in front, elevated water feature and large curtain wall create an abstract representation of a stage and proscenium, allowing the elevation to express the building’s multiple functions. Images were created in Revit and edited in Photoshop.

Developer purchased site in Haiti for redevelopment into a resort complex. I was on the initial design and restoration team. The first thing done for the project was taking the above image and transforming it into the project’s showcase image to the left. I worked to create the site plan and interior layout for the project. The upper hotel building pictured to the left was new construction meant to blend into the french colonial context of the exisiting structures. Old foundations for a colonial era coffee storage building will be used to create a pool deck area at the level of the upper hotel building. Beneath the deck there will be luxury apartments. Drawings were created in AutoCAD and edited in Photoshop. All images created with 3DS Max and property of KKAID.

Large Multi-Family Housing Project in the city of Ramla, Israel. The city is a half hour drive from Tel Aviv and a commuter suburb of the city. The project had to serve the demand for housing in the city as well as provide security through various design features. Drawings were produced in AutoCAD and images in 3DS Max. All items are property of KKAID. I designed the elevations, floor plan alterations and site plans for the project.

Large scale resort project. KKAID was responsible for the residential component and the design of the five star hotel component pictured above. I was on the design team for the planning of the resort public spaces and hotel / residential units. I produced the plans and elevations for the residential component as well as the public portion. Constructed Spatial Field and drawings examining Spatial Tectonics, Zoning, and Programming. Precedent buildings were studied and then drawn. Then a “field” was constructed in which you would place a “spatial intervention” (A powder printed, laser cut model), and then extend this model into the field to create a program. I focused on a Centralized and Radial model, creating a core and attaching the programmatic elements to it.

A design for a Literary Center in the Ludlow district of the Clifton community. The goals of the project were to provide a space for a guest author to work and live in the center, and to create a place to bring the community together.

For my design I decided to take the idea of overlaying the grids formed by the two streets bordering the site and one formed by the neighboring buildings.I then used this overlaid piece to inform the rest of the design and layout of the building.

The University of Cincinnati partnered with Scripps Networks, the company that broadcasts cable stations such as HGTV, DIY, Food Network, etc. to produce a master plan for their office complex in Knoxville Tennessee. The plan would include a “Home Studio” that would function as an educational and interactive place for employees to learn more information about design specifically and the content produced by the respective channels aired out of the Knoxville office and broadcast center. This was a group project consisting of one Architect and two interior designers.

Our group created a phased site plan focusing on the natural. We situated the Home Studio away from the current office to invoke a sense of retreat. The building elicits feelings of home through scale and materiality. Using the existing topography, the programmatic spaces of the building are a series of volumes stacked into the hillside and connected by a transparent circulation volume. Using the terrain allowed for multiple ground entry points.
