Junto ao Douro, no cais Capelo Ivans, em Vila Nova de Gaia, renasce o edifício da antiga Destilaria do Álcool.

Inserido na área crítica de Reconversão Urbana, traduz uma memória colectiva da região, surgindo um novo espaço com características viven-ciais únicas.

Com uma área de implantação total de 2742m2, distribui-se por um bloco de habitação que mantém a linguagem morfológica existente com tipolo-gias mais pequenas e um outro que se destaca pela imagem contempo-rânea nas opções dos materiais, com tipologias maiores, totalizando 45 fogos (T1 a T4).

A divisão tipológica foi determinada pela existência de um percurso pe-donal público que liga a cota baixa à cota alta da encosta de Gaia, atraves-sando o edifício e originando a distribuição programática.

located at the Douro river bank side, the former alcohol Distillery build-ing is reborn. the converted Distillery residences are located at capelo ivans wharf in Vila Nova de Gaia, within a critical area of urban develop-ment. the region’s heritage is therefore brought forward as the new space is revealed, showing a lively and unique character.

the development occupies an area of 2742m2 and comprises two linked blocks of residencies. the block of small accommodations maintains the existing morphological language and, in opposition, the new block of gen-erous apartments brings out the contemporary on its design, detailing and materials. in total there are 45 apartments ranging from one to four bed-rooms, and a large office space on the ground floor facing the riverside.

Building layout and organization was conditioned by the existence of a public pedestrian pathway that separates the two blocks while connecting the low and high levels of the hillside, at the same time determining the programmatic distribution.
