TRANSCRIPT

I know all of you are still working on putting together offers, but just think, two months from now is Christmas!!

Congratulations on your participation andcompletion of your CE credits for the next 2years. Phil Gardner did his usual good job withhis many years of experience. His humor createda light atmosphere for our learning review. Mythanks to Ellen Tietmeyer and Linda for theirhard work in setting it up and making it happen.Interesting stats we were given in class: Only42% of buyers looked on line as their “first step”- maybe the other 30% are just shopper and notbuyers? Another stat: Recent sellers typicallysold their homes for 98% of asking price - doesthis hold true for you? GO selling agents!!

HB 2457 is coming up for a vote: We call this theExpedia Bill or now its called the Hotel/motellobby Bill. An alternate Bill, HB 2569, has beensubmitted but it needs to be stronger to protectus from being a “business entity” as a vacationrenter, therefore paying for a business licenseand all the laws attached to it. My opinion isneither helps us in real estate (MR is opposed toHB2547 and working to defeat it) and I wouldurge you to ask our legislators to vote them bothdown. I think we can get it right next year on athird try. My real opinion is leave well enoughalone and let our local cities and counties decide(of course with our guidance).

Awards Night is April 17 - put it on your calendar. The vast majority of Associations around thestate have discontinued sales production awards. This was discussed at a recent foard of directorsmeeting. Your feedback on this issue to any ofthe board of directors members is encouraged.Could this be our last year?

Should You Give Showing Feedback? It can be a valuable tool for sellers, but buyer’s agents have good reasons to limit what they say.MARCH 2018 | BY GRAHAM WOOD

When a listing agent asks you for feedback after you’ve shown a property to a buyer client, choose yourwords carefully. Listing agents understandably want to share buyers’ impressions with sellers, particularlywhen a home is slow to sell. But revealing your client’s thoughts about the home’s features or price, or theirintention to submit an offer, could compromise the buyer’s negotiating position.

New Business:NAR will no longer require submission of Board Bylaws for approval. Each board must certify on anannual basis that their bylaws contain 5 specific mandatory sections, verbatim. Model bylaws will nolonger be used, there is a new “toolkit” for boards to use for developing and implementing additions andrevisions to their bylaws. MLS Rules will still be submitted to NAR for approval.

Awards - a survey was done of associations in Missouri. The vast majority do not do sales productionawards, but have developed other types of recognition. MR discontinued the sales production type ofawards in 2003 and local boards soon followed suit. We will have awards this year on April 17th, but mightstart thinking about discontinuing this event.

Affliate of the Year award- BOD decided we will continue to have this award each year. Criteria to qualifyfor this award will be based on financial support, attendance, and participation. Each affiliate can win oncewithin each 3 year period.

Merger Discussion- There will be a meeting between members of the LOBR BOD and BAR BOD onApril 4th to start discussions of merging the two boards. John Sebree, MR CEO, will lead the meeting.

HB2457 is the new Expedia bill to watch.
