Door-Knocking / Just Listed Script You would use this script while outdoor knocking to invite neighbors to your
Open House.
Hi, my name is ___________________, and I just listed your neighbors home at
____________. We're holding an open house on ________ from ___ to ____pm,
and we'd love for you to join us! I always door-knock around my listings to invite
the neighbors and ask if you know anyone that is interested in buying in the
neighborhood. You don't get too many opportunities to hand-pick your new
neighbors! Who do you know from work, church, or perhaps a family member or
friend that's mentioned that they're thinking of buying a home nearby? (Give
them time to think/answer. If they know of someone, ask "What's the best phone
number for me to reach them?")
Thank you for thinking about that! Also, in this market we tend to have multiple
offers on most of our properties. Inventory has been low, and I anticipate we'll
have a number of buyers that want this house that will miss out on it. With that
in mind, have you ever considered selling your house? (Give them time to
answer. If yes, get their information) If the answer was no, "Who else do you
know in the neighborhood that has been thinking of selling that I can direct some
buyers to?"

Open House Scripts Open Houses are a great place to generate new listing leads! You just have
to ask the right questions.
Here they are:
“Hi, what brings you in today?”
“Are you looking to buy?”
If YES: “Great, are you currently working with an agent?”
“Great, do you currently rent or do you own?”
If they say they own, the next question is the money question:
“Great. Let me ask you something, do you need to sell in order to buy?”

Creating Reports by E-mail If you can send an email, you can create a Cloud CMA report without ever
logging into Cloud CMA! Want to create a Property Report for a house up the
street? No problem. Just email the address to “property@CloudCMA.com”
and a link to a Property Report will be sent right back to you and/or your
client.

Here’s how you create a report via email:
• Email Cloud CMA with the type of report before the “@” symbol
• Enter your client’s email address (or email it to yourself)
• In the subject line, enter the title you want to appear on the cover page
of your report
• In the body of the email, enter the address of the property that you’d like
to generate the report for
The great thing is you don’t need to be logged in or in front of your
computer, you can create and send reports straight from your mobile device!
If you can email on your phone you can generate reports.
The e-mail address you choose triggers the type of report that is created:
• property@cloudcma.com
• tour@cloudcma.com
• cma@cloudcma.com
• flyer@cloudcma.com

Real Life Example You’re out touring properties with your client -- he’s relocating to the area and
wants to know everything (where to eat, play, live, where the kids will go to
school and basic market statistics).
You drive by a home and he asks: “What’s the market like in this neighborhood?”
You can email him a beautifully designed report that shares info on the schools,
area restaurants, and recent sales, simply by emailing cma@cloudcma.com. In
less than 2 minutes, you will have a custom Cloud CMA Report to share with your
client. He’ll think, “Wow, this guys REALLY knows his stuff!”

What’s My Home Worth Landing PagesWe’ve made it even easier for agents to generate leads via their agent
website, blog, or social media with our “What’s My Home Worth?”
landing page!
Every agent has access to their own lead gen landing page inside of Cloud CMA.
Now they can quickly and easily generate new leads by adding a link to their
home value landing page in their email signature, sharing a link to their landing
page on Facebook or Twitter, or adding a link to their “What’s My Home Worth”
page on their website or blog.

To access the “What’s My Home Worth” page log into Cloud CMA, then:
1. Click on “Settings” on the upper right hand side
2. Click on the “Lead Gen” tab
There, you’ll see a link to your “What’s My Home Worth?” website. You can also add
a “What’s My Home Worth?” button to your website.

Sharing Your What’s My Home Worth Landing Page
We’ve made it easy to share your “What’s My Home Worth?” landing page
through your favorite social network. You can easily share your landing page
through Facebook, Twitter, or Pinterest by clicking the social sharing buttons
found under User Settings > Lead Gen Tab:
In addition, you can also add a “What’s My Home Worth?” button to your website
to make it easier for site visitors to click and request a home value.

Here’s how one agent is advertising his What’s My Home Worth landing page on his print material. Every time he lists a house or sells a house, he creates a post-card and mails it to
250 homes nearby. On his post-card he has a custom website URL that re-directs
to his What’s My Home Worth landing page.

How Lead Registrations Work Lead registration is a simple two-step process.
Step 1: A consumer enters their property address on your “What’s My Home
Worth” landing page and then Cloud CMA gathers the data to generate a
quick CMA report.
Step 2: On the next page Cloud CMA says: “We found your property. Where
should we send your report?” and asks the consumer to enter their name, email
address, and phone number (this field is optional).

Once they complete this step Cloud CMA will send them a link to their report
stored in the cloud and the agent will receive a new lead notification email with
the subject line that reads: “You have a new lead!”

Add a Custom Cover Letter
When a lead registers on your custom landing page and receives a quick CMA,
let them know it is not meant to replace the knowledge and expertise of a local
agent -- YOU. You will be following up with them to schedule an appointment to
review the comps, remove any outliers, analyze the home, and arrive at a proper
valuation -- together.
Here’s a cover letter that could work well:
Thank you for inquiring about what your home is worth! You received an
automated report that shows what homes have been selling for in your
local market. Please keep in mind that no automated report can replace
the knowledge and expertise of an experienced local agent. Achieving the
optimal price is going to be the result of research into similar properties
(provided in this report) and experienced instinct (from your agent) in
determining the market and what a potential buyer is willing to pay for your
home -- the right price will generate offers. Together, you and your agent will
determine the asking price.

In the pages that follow you will find a list of homes that have recently sold
near yours, as well as details about each of those homes and a brief analysis
of the local market trend. I’ll be following up with you shortly to review the
properties in this report and ask you some additional questions that will help
us arrive at a more accurate valuation.
You’ll learn about me, my team, our process and how we can help you arrive
at the best possible list price to sell your home quickly at top dollar in today’s

To add this page to your report you can edit your existing Cover letter or create a new
page:
1. Log into Cloud CMA
2. Click on Settings on the upper right-hand side
3. Click on the Page Contents tab
Here, you can choose a “Page to Edit” from the drop-down menu or click
on the “Create Page” link to create a new page.

Just copy-paste or type the text that you want to include in your new Cover
letter and click “Save.” Now, when you create a new Quick CMA report you can
add this page to your reports!
