TRANSCRIPT

The foundation wall mock-up examines the transition between the poured concrete basement and the high-R, above-grade wall selected for the lab home. By constructing this detail of the home in the IBACOS facility, several constructability issues were revealed and then resolved long before construction on the home ever began. These issues included how to maintain a continuous air barrier, how to properly manage bulk water, and how to correctly install the brick façade.

Brick LedgeConsistent 6” width around foundationAllows for 4” of bearing for brick, 1” of insulation board, and 1” air space behind brick for drainage

Drainage Board100% post-consumer recycled foam products1” thick mat helps promote drainage of bulk water along foundation wall down to footing drainProtects waterproofing membrane from damage during backfilling

Footing DrainPiping runs parallel to footing to drain bulk water away from foundationReduces hydrostatic pressure against the walls

Core VentsPlastic woven mesh core vents instead of standard plastic core ventsPrevent insects, debris, and mortar from blocking weep holesHelp make sure wall cavity drains properly

Capillary BreakWaterproof membrane installed over top of footing prior to placing foundation wallsPrevents moisture from transmitting through footing and into foundation wall

Through-Wall FlashingSelf-adhesive L-shaped flashingCollects water traveling down wall behind brick and drains it to exterior via weep holes

Rigid Insulation BoardXPS insulation board installed against foundation from top of brick ledge to top of foundation wall after waterproofing is appliedHelps reduce potential for condensation along junction of sill plate to foundation wall
