leading sales and marketing efforts for publicly traded resort developers. Initially formed as a real estate

development and brokerage firm in Orlando, Florida it has expanded into a full service operation specializing in

maximizing revenue for residential and mixed use real estate projects.

During the last 12 years our firm has developed, brokered or managed more than $400,000,000USD in real

estate transactions in the US, Bahamas and Mexico while building strong alliances with strategic partners in

Success Stories 2011

Due to our previous success with the Atlantis, we were once again asked to help them with their real estate

efforts with the sales of their latest condo hotel, “The Reef”. Our main focus was to fine tune the sales process

along with increasing the sphere of influence within the international luxury resort real estate community. The

end result was the majority of the remaining inventory was repriced accordingly and liquidated.

2010 Riviera Maya, Mexico

In early 2010 we created and executed restructuring plan of all real estate operations including sales and

marketing plans, budgets, staffing as well as related HOA and operational budgets leading to more than

$62,000,0000USD in closings in our initial eighteen months of operation. Mayakoba consists of more than

1,200 acres located on more than one mile of beach front on the Caribbean Sea. With more than 700 units

managed by Rosewood Hotels and Resorts, Banyan Tree Hotels and Resorts, and Fairmont’s hotels and resorts

as well as hosting Mexico's only PGA golf tournament, Mayakoba is one of Mexico's landmark projects.

In late 2008 we were recruited by a Private Equity group comprised of a hedge fund, venture capital firm and

private bank to oversee the project design for a 600 acre beach front golf course community south of Playa del

Carmen, Mexico. The main focus included overseeing project theme, unit design, residential unit mix, HOA,

investor relations, marketing plans, collateral materials, sales plans and sales forecasting.

2008 Playa del Carmen, Mexico

Capella Bahia Maroma

The end of 2007 brought our first Mexican client to undertake a list of responsibilities which included

restructuring of sales and marketing plan, sales team, creation of HOA documents, budgets and structure

leading to near $100,000,000USD in pre-sales as well as a $40,000,000USD "bulk sale" transaction.

Funded by ING/Clarion and managed by Capella Hotels (www.capellahotels.com), Capella Bahia Maroma is

comprised of 254 acres located on just over one mile of one of the top rated beaches in the world, Maroma.

Slated for 127 luxury residences and an 83 room Capella Hotel nestled between the regions only private golf

course and the Caribbean Sea, this will be one of the finest luxury resort communities in the world upon

completion.

2005 St. Lucie, Florida

The Estuary

2005 we added another exiting project to our portfolio, the last riverfront parcel available for development in St. Lucie

County, Florida. The project was comprised of two parcels which we successfully guided through the entitlement process

adding another forty four custom home sites to our growing portfolio.

2003 Windermere, Florida

Estates at Lake Clarice

In 2005 the adjacent property to Lake Clarice Plantation was acquired and named the Estates at Lake Clarice.

Following the same process as previous project the Estates at Lake Clarice was another homerun with 100%

presales prior to construction commencement and new record pricing for luxury single family home sites in the

market area.

In 2003 Mr. Lewless was once again recruited to join another prestigious real estate firm, Playground/Intrawest

Resorts at Regional Vice President of Sales and Operations. However, Mr. Lewless chose the entrepreneur path

leading to the formation of JLewless Holdings which made its first acquisition, Lake Clarice Plantation in

Windermere, Florida in early 2004. He purchased the land through the use of a third party lender and directly

oversaw the entitlement, engineering, development and marketing and sales process. The project was 100%

presold prior to construction completion at a new record price point for the competitive area.

2002 Palm Coast, Florida

Cinnamon Beach

In 2002 Mr. Lewless was recruited by Centex Resort Communities to launch their first luxury residential project

located in Palm Coast, Florida, Cinnamon Beach. Directly responsible for sales and oversight of all collateral

materials Mr. Lewless led his team to generate more than $44,000,000 in single family lot sales in their initial

four months of availability to the public.

1999 Paradise Island, Bahamas

Director of Sales and Operations, Harborside Resort at Atlantis, Starwood Vacation Ownership

Reporting to the current President of the Americas for Starwood Hotels and Resorts, tasked with recruiting,

interviewing, hiring, training and managing a team of more than 150 SVO employees in Nassau, Bahamas

required to support the related $400,000,000USD investment commitment by the venture.

In addition to directly overseeing the sales efforts other responsibilities included: managing the team

responsible for editing all documents relating to the real estate for sale including but not limited to HOA, POA,

Purchase and Sale Agreements, Employee Contracts and as a result was the signatory for the venture on all

binding contracts and mortgages in the Bahamas.

Liaison between ventures, jv partners as well as "on-island" legal and banking partners.

Designed and created employee compensation packages, provided SVO, CFO with sales forecasts and updates.

Reported project updates directly to the SVO Board of Directors on a monthly basis.
