Project Statement

A 2.96 acre property bordered on the south by 14th Street, on the north by 15th Street, on the west by I Avenue, and on the east by the DART right of way.

The project site contains a change in ground elevation of approximately ten (10) feet sloping down from east to west.

The site is less than a half mile east of Central Expressway, located in an area containing a mix of retail, multi family, single family, and municipal uses including police and court buildings.

The Downtown Plano DART light rail station is located directly across 15th Street to the north. The site is adjacent to the east end of historic Old Downtown and currently contains a mix of retail uses and temporary police parking.

The design will incorporate between 220 and 230 units of multi family, a multi level parking garage, 15,000sf of retail space, 100 parking spaces dedicated for police parking, and a pedestrian mews connecting 14th Street with 15th Street. There will need to be a leasing office and other amenity features for the residential tenants such as a fitness facility, cyber café, and swimming pool.

What aspects are involved?

a dart walkway, exterior courtyards, storefront shops, apartments,

apartment parking, guest parking, police parking...along a dart rail, a

park, a police department, church, and other stores...not simply

housing

What is the point?

to create a outstanding design

How?

provide sustainability, durability, aesthetic intent, user needs

-to go along with: site limitations, height restrictions, program, design,

Plano, dart rail, etc.

For whom?

apartment management, apartment owners, leasers, business

owners, police, dart riders, etc.

Design Concept

The concept of my design is not to integrate a community at the local level, but instead to integrate the various aspects of the multi-use occupancy on the given site in order for them to work as one, thereby making a lasting improvement within the surrounding community.

The reason I word it differently than simply stating “my design will improve all the surrounding area” is because that is not my initial intention.

Not to say my design will not integrate the surrounding community, because it very well may, but I see that as an immeasurable task to promise and would rather integrate that which is under my control in order to create a successful design.

Depicted is an early version of a sustainable unit that will provide

capacity for natural ventilation. (It is very conceptual and needs to be

revised)

This idea will still hopefully be realized on the highest-level apartment

units
