Introduction

We are raising funds for HMO student projects, manage property portfolios, teach property and business courses, source developers and investors. Our aim is to build long-term relationships to investors and developers to help each party to develop more business. We help people who are not qualify for mortgages or are in need of a fast sell. With us you have to option just to fund and we pay back 25% annual of the profit how long the property or business produces profit. Our projects are in UK, Canada, Bulgaria and we try to expand to the US and Germany including other EU countries.

Intended impact

We will give you a life long return of annual 25% of each investment; will use 5% to fund projects in third countries to build student accommodations and schools. We will teach a selected group of individuals in property and business related activities with our online and face to face tutoring. Through your help we will secure more student accommodations and help more students around the world.

We aim to market our business through online activities, networking, face to face meetings with investors and developers, building a strong ‘A’ team of key individuals around the companies activities.

Our goal, target will be recorded and reviewed with evaluations of progress.

News of our accomplishments will be sent to our A team, developers and investors to keep each of our network individuals up to date informed of new projects, success of sales and profits with the aim to expand the portfolio and business of each network key person.

Monetisation strategy

There are 4 business activities included in our model. 1. Education 2. Investment 3. Development 4. Property Management

We deliver educational courses in relation to property related business and courses related to eCommerce. Our courses are structures in a way that individual will learn while they earn with lots of practical activities included.

Investment is used as funding's for building up a property portfolio and to share profit with investors. We source investors and developers for UK property investments. Our investors have to choice to fund our projects or to purchase our sourced projects. Both ways we increase portfolios and profit with tax reduction.

With our profit we develop new projects and build abroad and in UK new properties. WE use our construction companies, material which is faster, saver and cheaper and employ other supplier.

We give you piece of mind with hands off property management for your properties. We have our own utility providers to make sure that our investors get most out of their profit.

Use of proceeds

We use funding's to buy properties for student lets and rent them out to students which will generate income.

We will use our utility providers to reduce overheads and maximize profit.

We get paid commission on each utility bill from our other properties through a eCommerce company.

Our developers will pay referral fees and generate new business. Our network and A team will work in cooperation of other agencies which enables us to source more properties.

The property we manage will produce a monthly 5-15% income from all collected rents.

The market is still new in relation to the way we purchase and generate income as we focus on residual income for all parties. Through our model each party is able to produce a residual income.

Our property management will include all services an investor needs for the best prices available on the market.

The current behavior of developers and investors concentrates on old models such as buy to rent or buy to flip. This model needs a lot of investments which we will change through HMO, Lease option and purchase option models.

Marketing strategy

We use a marketing strategy called the straight line approach and soft touch.

Both models will influence our target audience to get involved.

We will deliver the best service on the market and compare prices of competitors.

We use off and online marketing through a Weber, infusion-soft, blogging, social marketing such as Linkeldn premier, opportunities, Face book, twitter, You Tube video promotion ...

Our educational courses will bring new clients and business through online and off line mentoring.

Competition strategy

We use models our competitors use and find the pros and cons.

We then use the pros for our model and improve the cons of the competition though adding some activities or products competitors did not use yet.
